The newly renovated bathrooms feature contemporary fixtures, including a deep bath, harmoniously complementing the home's classic charm. The country-style eat-in kitchen is fully equipped for self-catering, making it ideal for families and groups. The open-plan living and dining area, surrounded by stained glass windows, offers beautiful garden views and a bright, airy atmosphere. The property is equipped with heating and cooling systems, ensuring year-round comfort.

The northwest sunny back deck, complete with a BBQ, overlooks plum blossom trees and a meandering blooming cottage garden, providing the perfect setting for relaxation and outdoor dining. The well-maintained garden serves as a peaceful retreat, enhancing the home's tranquil environment. Conveniently located, the cottage is within walking distance to Katoomba Village centre and the iconic Three Sisters, granting easy access to local attractions. ACCESSIBILITY LAYOUT
Ground Floor: Two-step entry. Bedrooms 1, 2, 3, 4, and 5. Bathroom 1 features a shower-over-bath and toilet. Bathroom 2 offers a walk-in shower and laundry facilities. Open-plan dining and lounge area.
Lower Ground Floor: Kitchen and back deck are accessed by descending three steps.

FEES
The base tariff includes 4 people; extra guests incur an additional fee per person, per night.
Pet Fees are $30 per pet, per night, payable separately after booking.
Electric car charging is $20 per use, payable separately after booking.

PETS
Pets are charged at $30 per pet, per night, in addition to the reservation cost.
Notify us if bringing pets; payment request will follow.
Pets must not use furniture, beds, or linens.
Bring your pet's own bedding, bowls, and poo bags.
Clean up after pets and ensure they do not damage property or disturb neighbours.
A $60 charge will apply for any excrement left behind.
Fines apply for breaches of these terms.

ELECTRIC CAR CHARGING FEE
Please advise if you intend to use the house electricity for charging your electric car.
There is a fee of $20 per charge, which is charged separately.
Kindly inform us of the number of times you plan to charge your car during your stay.
⁠ There is no dedicated EV port at the property.
Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the propertys electricity supply.

CLEANING FEE
The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.

9PM OUTDOOR NOISE RESTRICTION CURFEW
For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
We appreciate your cooperation in maintaining a quiet environment during these hours.

IN-HOUSE GUESTS ONLY
This property is exclusively for registered guests.
It cannot be used for gatherings or events, and no additional visitors are allowed without permission.

NO PARTY OR NOISE DISRUPTION POLICY
We enforce a strict no-party and no-noise disruption policy.
As this is a quiet residential area, any breach will result in immediate eviction without a refund.

PAYMENT POLICY
Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
Balance Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond.
Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement.
Agreement: By making payments, you agree to our terms and conditions.
Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.

CANCELLATION POLICY
Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy.
COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
