Between walks, swims and lingering in cafés along the beach directly below, there is nothing better than spending quiet time sipping a beverage by the floor-to-ceiling sliding glass doors, watching boats of all shapes and sizes criss-crossing the Sydney Heads and Balmoral Beach.
And when the sun sets, you watch the iconic Sydney Heads transform into night while listening to the lapping water.
We are a company that does a lot of travelling so our best means of contact would be either through the app or please email us and my Team will respond as soon as possible!

*Checkout: 10:00 am

*No parties or events
*No pets allowed
ADDITIONAL RULES:
*As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.
*In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.
*This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is FIVE people, however, we do allow day visitors of up to TWO people. No more than a maximum of SEVEN people are allowed in the property at any given time.
*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.
*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.
*This is a domestic residence and we love our neighbours. We do not allow loitering out the front of the building or in the common areas. Please respect our home and neighbours. We ask for minimal noise in the common areas, especially after 9 pm.
*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.
*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.
*Changing of Dates Terms & Conditions
- Requests to change booking dates may only be accommodated if check-in is more than 1 month away.
- This is subject to approval and we reserve the right to decline any requests.
- Please note that there may be a surcharge to change the dates.
- Any changes to bookings are subject to approval and we ask all guests to reach out to us first.
THINGS TO KNOW:
*Check-in details will be sent either the night before checking in, or the morning of check-in for security reasons.
* We only provide 1 set of keys for each stay. We do not have extra sets.
* There is free parking in front of the apartment with no time limit and on a first-come, first-served basis.
*If you are in need of beach towels for your stay, we can provide them to you for a fee of $20 per towel. Just let us know how many towels you will be needing and we can get this organised before your stay!
* Enjoy a seamless stay with our hassle-free airport pick-up and drop-off service, exclusively for guests booked to stay our homes. Contact us for rates and booking details!
