The Space:
Please note this is a small house with 3 bedrooms, 1 bathroom, 1 blended living/dining area & 2 decks which boast some of the best views in Mount Martha.

Perched above the quiet, ever-changing waters of Port Phillip Bay, "The Peak of Mt Martha" is your cosy winter sanctuary. Thoughtfully styled with modern comfort and warmth in mind, this cliffside retreat invites you to slow down, soak in the views, and embrace the peaceful rhythms of the season.

- Elevated Rear Deck: Breathe in the crisp ocean air from your private haven featuring heated spa, plush sun lounges (perfect for rugging up under a blanket), and bay views that shimmer even more beautifully in winter’s light.
- Gas Heated Spa* * Additional $50 for heating. Please advise us if you would like the Spa heated.
- Front Deck Lounge & Dining: Enjoy a morning coffee wrapped in a throw or share a glass of red as the sun sets beyond the hills and water — the front deck is a winter-ready space for calm and connection.
- New Firepit Area: Toast marshmallows, sip mulled wine, or simply gather for evening chats by the warmth of the fire (please note firewood is not provided)

Kindly Note: Reaching The Peak of Mt Martha involves a steep dirt track. While it may require extra care, especially in winter, the elevated views and peaceful setting make it all worthwhile — this is a retreat you’ll want to return to, season after season.

All bookings are subject to approval pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory. Failure to complete the guest verification process within 24 hours of booking will result in automatic cancellation

House Rules (Important, please read)

To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:

1. Every group must sign a booking agreement provided by Lively Properties.
2. The maximum amount of guests allowed on the property strictly at any time during the day or night is 6 .
3. According to local laws, all outdoor areas, including decks, balconies, spas, and pools, are off-limits after 10 PM on weekdays and 11 PM on weekends.
4. No parties or unapproved gatherings are allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. Strictly no "schoolies", hens or bucks bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
9. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 3 days post-checkout.
