COMFORTABLE BEDROOMS
Our two bedroom apartment sleeps four guests and provides a peaceful retreat for you and your loved ones.
Bedroom One has a Queen Bed and Bedroom Two has two King Single beds.
Both bedrooms have a built-in wardrobe, ceiling fan with remote control and small column heater.
All bed linen is provided. You will need to bring your own travel cot if required.
MODERN BATHROOM
Relax and unwind in our modern bathroom complete with contemporary fixtures, spacious shower, bath and separate toilet.
Bath towels provided - BYO beach towels.
FULLY EQUIPPED KITCHEN
Prepare delicious meals with ease in the well equipped kitchen, featuring modern appliances, ample counter space, Nespresso coffee machine, dishwasher and all the utensils you need. Enjoy your meals at the dining table or on the private balcony while taking in the gorgeous beach views. You will need to bring your own high chair if required. Fathoms 10 is self catering. There are starter amounts of some essentials.
LIVING AREA
The open-plan living area is designed for comfort and relaxation, offering a cozy lounge where you can unwind with a book, listen to music or watch TV. Large windows provide views of the beach and allow the morning sun to fill the space.
To keep you cool there is a reverse cycle split-system air conditioner and two ceiling fans in the living area.
PRIVATE BALCONY
Step out onto the private balcony, soak up the sun and feel the gentle sea breeze as you savour your morning coffee. Or enjoy an evening BBQ on the balcony and admire the gorgeous Mollymook sunset.
HEATING & COOLING
The lounge room has a ceiling fan and a split-type ductless air conditioning system which heats and cools. The air conditioning system does not reach to the bedrooms. The bedrooms both have ceiling fans and small column heaters.
SHARED AMENITIES
The swimming pool and tennis court are shared amenities on private property and are for the use of residents and guests only. The tennis court can be booked using the chalk board at the gate.
NEARBY ATTRACTIONS
Explore the vibrant local area with its renowned golf courses, charming cafes, coffee carts and award-winning restaurants. Only a short drive to Ulladulla and the boutique shops of historic Milton village.
OUTDOOR ACTIVITIES
Enjoy surfing, golf, paddle boarding, fishing, kayaking, hiking, whale watching (in season) and much more in Mollymook and nearby.
PARKING
Secure your car downstairs in our private lock-up garage with remote control door.
Visitors are welcome to use the dedicated visitor parking spaces at the rear of the complex.
There is no parking at Fathoms for boats or trailers of any kind.
GARAGE ENTRANCE CLEARANCE
The garage is small and the entrance clearance is 2.1m. It was built in the 1990s before 4WDs and SUVs became popular. If you drive one of these, or have a roof rack or pod, the garage entrance may not fit your car. If this happens please park in the visitor spaces opposite the garage.
EV CHARGER
Fathoms 10 provides a high capacity charger with a Type 2 plug which suits most model EVs. Charging is complimentary for all overnight guests. Please let me know at booking confirmation if you would like to use the charger and I will ensure it is activated.
POTENTIAL FOR NOISE
Fathoms 10 is in a residential complex with twenty apartments. Like all residential buildings, you will hear noise from time to time from other residents, both inside the building and in the grounds. Proximity to the beach means Mitchell Parade is busy and can be noisy during school holidays and at other times. Fathoms is set well back from the road but while you are in the living area it is possible to hear traffic noise. We have found that if you close the glass sliding door the noise is almost completely gone.
ACCESS
Fathoms 10 is located in a complex with a total of twenty apartments. It is on the first (middle) floor and is accessed via a shared hallway and one flight of stairs with 16 steps. The entrance is via the second stairwell and is located down the driveway at the rear of the complex, near the Fathoms 10 garage. You will have full access to the two bedroom apartment and garage and shared access to the pool, tennis court and lawn area.

BOOKING REQUIREMENTS
I am a software connected Host. To ensure your privacy and data are protected I use OwnerRez (Vrbo Elite Connectivity Partner) for processing Renter Agreements and Security Deposit Holds and for collecting Government issued photo ID. A Renter Agreement must be signed, Government issued photo ID received and a Security Deposit Hold of $500.00 authorised within 48 hours of booking creation. If these are not received within 48 hours the reservation may be cancelled.
To confirm your booking you will be required to:
- Read ALL House Rules (listed separately) before booking.
- Minimum age of Primary Renter is 21.
- Provide Government issued photo ID (including date of birth & address).
- Sign a Renter Agreement within 48 hours of booking.
- Authorise a Security Deposit Hold of $500.00 (processed by Host on guest's credit card).

MINIMUM AGE
The minimum age of Primary Renter is 21 years. You will be asked to provide a copy of your government issued photo ID (including date of birth & address) that matches your credit card details by uploading a photo or document.
RENTER AGREEMENT
Guest (Primary Renter) is required to sign an online Renter Agreement within 48 hours of submitting a booking inquiry. The Renter Agreement must be signed, proof of age received and Security Deposit Hold of $500.00 authorised before the booking can be confirmed. If these are not received within 48 hours of booking creation, the reservation may be cancelled. To view the Renter Agreement prior to booking please send me a message cia Stayz.
SECURITY DEPOSIT
A $500.00 Security Deposit Hold is required and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold on the Guest's credit card for the amount of $500.00 two days prior to the arrival date. It is a short hold on your card, not a charge.
The Security Deposit Hold must be authorised before the booking can be confirmed and will be released one week after check out provided there are no damages, violations or excessive cleaning required.
Not having an active $500.00 Security Deposit Hold, for any reason, at the time of check-in is considered a breach of House Rules. Access codes will not be provided if there is no active Security Deposit Hold and the booking will be cancelled with no refund.
