Welcome to Casa Pacifica, a trip to Spain only 2 hours from Sydney. Casa Pacifica is a true Spanish Villa located in the heart of Swan Bay. Wake up to the sound of the lake, and native wildlife and relax in a perfect setting.

Our home has been beautifully furnished and curated with art pieces from all over the world. The owners of the home have gone to every effort to make sure every corner brings peace and tranquillity.

We are a company that does a lot of travelling so our best means of contact would be either through the app or please email us and my Team will respond as soon as possible!

The home is set on peaceful Waterfront Road on just over 7 acres of mainly park like land, with unrivalled views and access to some of Port Stephens most loved waterways. Here, from every aspect of the front of the home, endless hours can be lost taking in the picturesque nature of the area, now knowing that you are in a one of a kind property. This is a beautiful example of how passion, determination and honesty, can create the ultimate lifestyle property that you can experience!

Our home is the perfect place to wake up to the beautiful pristine lake views, and enjoy a day of kayaking, complete with the perfect backyard and outdoor space to enjoy a BBQ with loved ones as the sunsets. Casa Pacifica is everything you could possibly want to unwind and reset from the hustle and bustle of city life!

HOUSE RULES
* Check-in: After 3:00 pm
* Checkout: 10:00 am
* No smoking
* No parties or events
* Pets are allowed (special requirements are in place for this. Please refer to the additional rules below).
* The home can accommodate up to 12 guests with the air mattress upon request, with a fee of $140. Please let us know upon booking if this option is required.

ADDITIONAL RULES
*As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.

*In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.

*This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is TWELVE people, however, we do allow day visitors of up to SIX people. No more than a maximum of EIGHTEEN people are allowed in the property at any given time.

*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.

*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.

*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.

*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.

*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.

* Pets - We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to do on the furniture.

*Changing of Dates Terms & Conditions
- Requests to change booking dates may only be accommodated if check-in is more than 1 month away.
- This is subject to approval and we reserve the right to decline any requests.
- Please note that there may be a surcharge to change the dates.
- Any changes to bookings are subject to approval and we ask all guests to reach out to us first.

THINGS TO KNOW:

* This property is suitable for babies or children and we have a cot and highchair available at the home. However we do not provide the linen. The cot is in the bedroom cabinet for you to set up.

* Checkin details will be sent either the night before checking in, or the morning of check-in for security reasons.


*Parking is at the back of the house. The access road is 1 house down, before Casa Pacifica, next to the white house.

* We only provide 1 set of keys for each stay. We do not have extra sets.

*Please note the end bedroom on the left has been closed off for maintenance.

* There's air conditioning only in the living room that you may use for your comfort.

*There is currently no wifi.

Great place but read the fine print

Its a great place for a couple of families akd dog friendly, but we had a major issue we didnt pick up in the listing. One of the main adult rooms was missing a balcony door out to the elements. We booked the property for the middle of winter, so with the wind/weather coming through of an evening, the room was uninhabitable. I was promptly advised when i raised it, that it was disclosed in the listing and its up to me to do the due diligence which i dont disagree with. However, whilst I found it in the finer print amongst all the detailed info about check in etc, its hugely misleading to advertise the room as available for use and then expect the prospective tenant to investigate further that the room is actually uninhabitable or expect the tenant to even consider that a property isnt exactly what shows up in the search . The door had been physically removed and there was no effort for a temporary solution if any description. There was some suggestion of someone coming to fix it but nothing happened on that front nor any suggestion of providing additional dooners to face the elements or consider a discount given the lack of room. Pretty disappointing responses from the agent, so my suggestion is to check whether there is a door to your room - a critical offering when advertising that a property "sleeps" 12 when clearly it doesnt!
