The Outpost Gulf front beach house is a quaint, 4 bedroom, 3.5 bath cottage that sleeps 12. The real draw of this house is the location in the center of Panama City Beach and the gorgeous beach and Gulf views right in the back yard. If you are looking for a 5 star beach house, the Outpost is not for you. However, if you are more interested in a beautiful Gulf front property with a relaxing and rugged feel and all the basic comforts, you’re in the right place.
The Outpost has two separate living spaces. The main part of the house consists of the living room, dining room, kitchen, master bedroom with a king bed and private bathroom, a guest bedroom with two full beds and a shared bathroom, and a Florida room with two day beds that is ideal for kids. There is also a queen sofa sleeper in the living room. The main part of the house sleeps up to 10. The other two guest bedrooms are separate from the main house but are connected under the same roof. Access is through an exterior breezeway. One has two twin beds and a full private bathroom. It is ideal for the in-laws or older children. The other guest bedroom has a queen bed and a half bath in the breezeway. Because these bedrooms are not connected inside the main part of the house, they are not ideal for small children.
The living room includes a new flat screen LCD TV that is not shown in the pictures. The kitchen is fully stocked with everything you would need to prepare and serve meals. The dishwasher was recently replaced and the counter tops were recently resurfaced. It is not a gourmet kitchen but includes all the essential appliances, cookware, and utensils. We have Wi-Fi with unlimited service. There is ample parking for up to 4 vehicles.

Location, location, location
If you want the best location, this house is for you. The house itself is not fancy, but comfortable and clean. You feel right at home and by the time you leave, you wish it were your home. I would rent this house again with no qualms. Loved our time at The Outpost.

we just stayed at the outpost and had a blast. this isn't a high end rental but for the price and location, you cant beat it. its right on the beach in if a sweet location next to everything. we rented scooters and had to walk 50 yards to the scooter place, and the irish pub was also close. it is an old school house and is for couples who want to have a good time and also want privacy since 2 bedrooms are out in the carport area. it was a good time and is for people who are looking to have a good time. it was clean and cool when we arrived, and we left happy.

Horrible conditions.. 1/2 bath located outside. Not a good thing if using in the middle of the night with kids and elderly folks. It was gross and non-functional for females. Bedrooms in carport are moldy and in disrepair. One bedroom in carport was completely uninhabitable causing people to share bedrooms. There are not TV's in all bedrooms. Only 2. Refrigerator was barely functional and had to keep most of our food on ice for 7 days. No adequate blinds for privacy on windows and some were torn. Dishwasher soap dispenser did not always work. Filthy furniture. Had to cover with sheets to sit. Trash strewn about the yard and had to clean ourselves. Washer and dryer appeared new and worked. One of the shower stalls had warped door and leaked..both were very small. Extreme disrepair, old and dirty. Was expecting just the basics and old, but dirty and unfunctional for our needs. People had to bunk with others when they had expected and paid for their own room. Property manager was very nice though and sympathetic. Delivered new grill and ran AC line out to Florida room on our 5th day. Basically a frat house. Inadequate for families/elderly.

Manager response: In the description of our listing, we state that two of the bedrooms are not part of the main house and would not be suitable for young children. They are under the same roof but you have to go through an exterior breezeway to access those bedrooms. The half bath is adjacent to one of those bedrooms and is a fully functional bathroom. It has not been updated and is somewhat small but it is cleaned well each week and serves its intended purpose for most groups. The interior bathrooms are also relatively small. Bathrooms in houses built in the 1950s were typically much smaller than modern day bathrooms. However, both of the interior bathrooms have been updated and are fully functional. The two outer bedrooms could use some work but neither has any mold. In one bedroom there are some stains under the window where the window air conditioner leaked and in the other there are some marks on the walls and trim but no mold. This fall the owners intend to replace the deficient window AC unit with a through-the-wall AC. They will then have both outside bedrooms painted. A few weeks ago we had the six windows in the Florida room replaced and have not yet installed the window treatments. Those have been ordered and will be installed soon. We have not received any other reports of the refrigerator not cooling properly but it is an older model and the owners intend to replace it soon. The dishwasher is fairly new and no other guests have reported any problems with it. The yard trash these guests referred to was a discarded beach canopy frame, which was left by the prior guests. Our yard maintenance guys were asked to remove it when they serviced the yard that week but the guests beat them to it. The yard is maintained bi-weekly and we did not see any other trash on the property when we inspected prior to this guest’s arrival. We realize this home needs to be upgraded and are diligently working with the owners to quickly resolve the issues raised in this review and to improve the property for the benefit of our future guests. This house is priced well below market as compared to other Gulf front properties that sleep 10 or more because of its condition. The location and quality of the beach behind the house are outstanding but the house needs some work. In its present condition, the house is best suited for young adults or families that want to be on the beach but don't require all the frills of a new or newly remodeled beach house.

"The Outpost" is in probably the best location on the beach, centrally located to everything. The house is very reasonably priced and the view alone is worth the amount we paid. There is a nice concrete patio on the back of the house and 2 steps you are on the beach. There is also a nice "Florida Room" on the back of the house that is enclosed with nice Gulf Front views out the window. The downside to "The Outpost" is the house itself. It doesnt look to have been updated since it was built in the 50's, I believe. The main house has 2 bedrooms and there are 2 rooms in the garage that serve as bedrooms. If you dont require an elaborate condo but are ok with somewhere just to lay your head at the end of the day this is a good option. If you looking for a clean plush home on the beach this is not it. Perfect for groups in their teens and 20"s. However, with a $50k makeover this house could be one of the premier homes on the beach, due to its location. TR

Our families (to include our 18 month old granddaughter) have only one good thing to say about this property, the location to the beach. We spent a week there mid May 2013 and the place was filthy. I sent an e-mail with several issues we found to the management company the day after check in and received no response. The windows on the sun porch were broken when we were there. There was broken glass/liquor bottles inside and out. Trash all around the property. I spent some time picking up and sweeping glass, but we kept finding broken glass inside almost every day. Outside benches were broken. Looked like someone almost burnt the wood fence around the patio down. The stove, only 2 burners worked and the oven did not work at all. I believe that we were the prior guests to whom the owner/management company said that broke the picture frame and we did not. The picture was on the floor in a corner when we arrived and that is where it stayed. I would not recommend this place to anyone with small children. We knew the place was dated but it was in quite disrepair. If the owner/manager spent the cleaning deposit we paid to someone to clean the place, they did not get their monies worth.

We have prepared a list of issues that need to be addressed and are working with the owners to resolve or improve these issues as soon as possible. We arrived late after a 12 hour ride from Texas to find a house with the 2 front beach side windows boarded up , kitchen floors filthy and the bedroom where my 2 year old granddaughter was staying had a large amount of rusty finishing nails in the carpet. We had no codes for internet access. The bathroom and shower doors are very ,very narrow and caused a problem with some of our guests. We decided to cook breakfast the next day , the oven didn't work. We were unable to get ahold of owner or rental office .Next day we heard from property manager who was very nice ,but it took 3 days to get someone out to fix oven . Windows were not replaced during our week stay. We had to mop floor before the baby could get down on them. Very old and in need of paint and repair . But the location and the beach could not have been more beautiful . Very private .I would not choose this house again due to it's condition but maybe one of the other surrounding houses.

Manager response: We just recently took control of this property from another property management company. Our first order of business was to order new windows for the back of the house, which will be installed very soon. (The new windows were installed July 2 and the Florida room is now air conditioned. Edited 7/15/13). The oven was repaired and is working fine. Most appliance repairs require parts and cannot be completed in one day. The prior guest broke a picture frame and some of the small brad nails got caught in the carpet and were not picked up by the vacuum cleaner. We apologize for not doing a better job of ensuring that all the nails were removed. We are working with the owners to update the house and will do our best to make it a more pleasant environment for our future guests.

About: In the early 1970s our father was the Commanding General of Fort Rucker, Alabama. During that time our parents discovered Panama City Beach and decided to live out their dream of owning a beach house. They purchased The Outpost in 1973 and it has been a part of our lives ever since. Over the years our family has spread out but we have kept the property in the family and regard it as a home base for gatherings. We love to visit and reminisce about the great times we have shared in this home, and on this beautiful beach. We feel like we own a piece of paradise and we invite you to stay with us to experience everything that continues to draw us to the beach. We hope to have you as our guest soon.
