Cozy mountain escape near Como lake

The Cozy Mountain Escape is a spacious ground-floor studio featuring a well-equipped kitchen, a newly renovated bathroom, and a large open-plan living area divided by a wooden screen into living and sleeping zones.
The highlight of the living area is the pellet fireplace , which creates a warm and authentic mountain atmosphere. You’ll also find two comfortable armchairs, a 43” smart TV, and a large dining table – perfect for relaxing after a day outdoors.
The sleeping area, separated from the living space, offers a comfortable double bed and a wardrobe. The kitchen is fully equipped with everything you need to cook, including an induction hob, oven, microwave, kettle, coffee machine, fridge, and dishwasher .
The bathroom features a modern walk-in shower, toilet, bidet, sink, and a washing machine for guests’ use.
The apartment is located on the ground floor, with access through a quiet inner courtyard. Although it’s right in the center of Ballabio , within walking distance of shops, bars, and restaurants, it remains peaceful and well sheltered from outside noise.
From Ballabio, you can reach Lecco and Lake Como in just a few minutes by car, making it the perfect base for those who wish to explore both the lake and the mountains while enjoying a fresh and tranquil stay. The Piani di Bobbio ski resort is also only about a 10-minute drive away.
Please note: while access to the apartment is step-free from the courtyard , there is a small step between the living area and the kitchen/bathroom, so it is almost but not fully accessible . . Tourist tax: The municipality where you will be staying does not require the payment of a Tourist Tax. . Check-in: Check-in at the property is allowed only after all guests have been registered and the contract has been signed. The standard check-in window is from 4:00 PM to 8:00 PM; guests are kindly requested to send a message at least 12 hours in advance, specifying a 30-minute time slot for their expected arrival.  
For late check-in, availability must be confirmed by sending a request to the House Manager.  
Where available, guests may opt for self check-in; however, in this case, they must contact the property to arrange an in-person meeting within the following 24 hours. .
