Beautiful renovated villa , sleeps 12 - ensuite bathrooms, air con, private pool
A traditional, beautifully restored, 17th century farmhouse, nestled within 2 hectares of garden. The house is wonderfully positioned on the edge of the tiny hamlet of Pesciano, with magnificent views over the rolling Umbrian landscape. A perfect place to spend a peaceful and relaxing time with family and friends.
The house has old bones with a contemporary feel - traditional architecture with oak beams, cotto floors and thick stone walls but also very comfortable – a well equipped kitchen, good Wi-Fi, TV room and air conditioning.
The house sleeps 12 with 6 bedrooms, all with ensuite bathrooms, on the 1st and 2nd floors. Even though the stone walls keep the house wonderfully cool, all bedrooms have air conditioning. On the first floor the spacious master bedroom has a king size bed, and additional dressing room/study area with a desk looking over the hilltop hamlet of Pesciano. This is a wonderful spot to quietly catch up with emails, if you are not able to completely detach from the office! The second guest room also has a smaller room attached with two beautiful Simon Horn sleigh beds - perfect if you have little ones who need to be close by.
The two remaining bedrooms on this floor have twin beds. One has an en-suite bathroom with a shower, the second has a half size bath which most children love. On the second floor there are two large, airy, double bedrooms, both with king size beds and more fabulous views overlooking the surrounding countryside.
There is plenty of living space downstairs, a large drawing room, with library, vaulted ceiling, traditional fireplace and French doors opening onto the garden. The TV room on the other side of the house has a 50” Samsung TV. The adjacent laundry room is equipped with a washer, dryer, sink and a separate drinks fridge.
The kitchen is well equipped with a 6-ring gas burner, electric oven, large fridge and freezer microwave, dishwasher, Nespresso and plenty of cookbooks. The open plan layout makes for a wonderful space for communal cooking.
The kitchen leads through to a large open dining/living area with French doors opening out towards a shaded eating area looking down towards the pool and extensive garden.
So many of our guests comment on the peace the villa brings. It has a very special feel, a place to let go of the worries of the world, to curl up with a book, disappear for an afternoon snooze in a shady spot, or to watch the sun set on the terrace with a negroni. There are two outside eating areas, a shaded area directly outside the kitchen/dining area looking over the pool, and also a pergola which catches the morning light and is a wonderful place for breakfast.
A gas barbeque makes for easy alfresco cooking. There is also a large pizza oven for those who enjoy a challenge! It does take a bit of practice to build the fire but if you’re worried, you can book a cook locally!
Much of the furniture was designed specifically for the house, but this is also a home with some beautiful antiques, a well-stocked library and carefully chosen artwork.
Highchairs, cots, and fans can be provided.
In terms of location, we are 15 minutes’ drive from the magical medieval town of Todi. It has a stunning central piazza, and a good selection of places to eat, from fine dining, to local pasta/pizza dishes and excellent gelato/coffee bars. We are also within easy reach of the beautiful towns of Assisi, Orvieto and Perugia – about an hour away, with layers of history, incredible cathedrals, and galleries. There are also some wonderful local wineries which are always worth a visit, great walking, mountain biking, golf courses or a trip to Lake Trasimeno and for little ones, the chocolate factory in Perugia is a must. But even with the best will in the world, it is also very easy on those hot summer days to just laze by the pool or linger over a long al fresco lunch – Italian style!
