About Casa Tropical (and the owner): Yanis is a mathematician and her husband Pablo Paul an Art Historian who traveled through , Africa, The Americas and Asia but fell in love with Las Terrenas.
They rent the house out when they
are traveling to other travelers looking for an alternative to cramped hotel rooms or impersonal all-inclusive resorts.
CASA TROPICAL is located in a QUIET BOTANICAL GARDEN in the centre of Las Terrenas surrounded by mountains studded with coconut trees.
Guests may buy fresh fish, crab or shrimp each day right on the beach and prepare in the equipped kitchen.
Purchase freshly baked baguettes and pastries at the French bakery just around the corner of the house.
Watch the moon rising above the mountains from the front patio of the house.
CASA TROPICAL was specially built to take advantage of the trade winds, so AIR CONDITION is NOT NEEDED.
I sleep 6 months a year even without the ceiling fan!

Las Terrenas is a new hotspot for foreigners and people from the Capital, Santo Domingo (SD). Since the completion of the new highway between Santo Domingo and Samaná, people from SD have started to come more frequently. The drive takes 2 hours from the center of Las Terrenas to the center of SD. Also, the new airport El Catey is open for international flights, mainly used for Connections from NYC, Boston and Toronto. JetBlue started 2 flights a week non-stop from New York.

Why Pablo Paul and Yanis Bachatero chose El Centro
It was my dream to own a house in The Caribbean surrounded by palm trees and tropical flowers such as Bougainvillea and orchids (40 different species are growing in the front and back garden). The French Colonial architecture specially built for the tropics and the orientation to the East to benefit the Trade Winds so that air conditioning is not needed was important as well. Safety, well stocked super markets, French, Italian, German and local restaurants were an added value.
What makes this Villa unique
Located in a tropical park. Surrounded by hills hills with lush vegetation and covered with palm trees . Daily visitors are humming birds, butterflies and small color full lizards Within walking distance to the great beaches of Las Terrenas.

Location not suitable for single woman wanting closer beach access
Did look as appears on site, but the owner had removed the TV, and it was not a location close enough to the beach restaurants to eat after dark & walk back. I did not have any internet devices, so my evening options would be reading, after 6pm.
The rooftop nightclub nearby was extremely loud, and the roosters & dogs started non-stop about 4 am. I was booked for 6 weeks and only stayed 1 night. The mosquitoes managed to enter even with the doors all closed, so even with bug spray, I was bitten overnight, and could not enjoy a breeze. Would have expected a large water dispenser, rather than the bottle in the fridge. The kitchen & bathroom overall could use a little updating. Paul did pick me up at the airport as promised. I did not ask for a refund, since the issues were more my preferences than mis-representation.
I found another hotel in town on the beach that suited me better and stayed there for only 1 week, due to flight availability.
The guards at the entrance to the property were a great help in getting me a taxi to get my suitcase to town, since I had no way of contacting one.

Our renters are the kind of people who prefer a more authentic experience to a beach front hotel at 135$ a night.
The location, 900m or 3/4 mile distance to the beach, is clearly stated on the webpage. Also Google maps at HomeAway shows the correct location.
"No TV available" is clearly mentioned on HomeAway as most people use free wifi.
Perhaps difficult to comprehend for some elder people I agree.
There are restaurants, bakeries and deli's close to the house if you want to eat out and at 900m from the beach you know exactly the location of beach restaurants.
The house is located in a SAFE neighbourhood so no problem to return after dark as we are doing it all the time for 17 years, nothing ever happened.
There is no rooftop disco nearby but there was a wedding party going on and in the Caribbean people are doing it their way, not much you can do about it.
Drop by at their place and party with them as they will be glad to invite you.
Yes there are roosters, cows, birds, even children, like great little villages all over the world. But there is also topaz ocean, sandy beaches and fantastic climate year around.
And like developing countries worldwide there are even street dogs. Ours just happen to be the cutest!
All doors and windows have mosquito screens. On top of that we have less mosquitos than in most parts of Canada, US and Europe.
There are always 4 US gallons of drinking water available in the small casita of the gardener and a dispenser for our guests but perhaps this was not sufficiently obvious.
The bathroom is new and the kichen will be renovated after the season but at $35-$70pn (depending upon season) its current state is beyond adequate as supported by user comments.
True, if requested, we pick up our renters at the local airport at the cost of the toll and gas.

We really enjoyed our stay! The home was comfy, clean and the outdoor shower was awesome. We enjoyed the restaurants, beaches, excursions, shopping and the local people. The host was very helpful and pleasant! We would like to return someday!
Beautiful house - but be aware!
The house itself is very nice ( although f.e. the kitchen is not very well equipped - old pans, only one hot plate is working, little hot water pressure) - but the garden is beautiful.
The biggest BUT is the location. It's right in the center of LT - that means: Behind your house there seem to live a very active Dominican family with lots of music and screaming children, loud dogs. In the front there is a local wood carving company - they cut wood if you are unlucky like me - all day long. It's a noise that you can get used to - if you don't care about dentists noise :-). It's very similar. But most annoying was, that they started to construct not far away. From morning to nite I couldn't even use the garden and could only run around with ear plugs. At the end I had to move out - Paul did not feel like refunding money. At the end he also want to keep my deposit - because he claimed, I "stole" some
Of his old kitchen wear ( yeah right - I will bring that home to Germany :-)) and also the safe key was missing - which I accidentally left at the car. It should be back in his hands by now.
So overall. If you are looking for a quiet vacation with some piece full moments - try to live somewhere else. And also be aware of your deposit. You might not get it back!!!!!!
Mrs. Jana Pres stayed at my house and she was trouble starting from the beginning.
To start with she violated the house rules (smoking in the house, leaving all lights on everytime when she left my place.
And what a mess she left behind, trash of two weeks rotting in the garbage bins, worms crawling out and roaches around as a result).
I had to call a specialised team to desinfect the villa.
She didn't even pay for the cleaning lady, who is a poor Dominican girl who did her laundry etc.
How hartless can one be!
On top of that she never returned the unique key of the safe and because of that I had to replace the safe at a high cost.
So I withheld her dammage deposit and HomeAway totally agreeded on that.
It was the first time in allmost a decade that I refused to return a deposit.
The house is located in a quiet park in the centre of Las Terrenas and yes there are children playing around as they don't go to school during the Christmas/New Years holyday like all over the world, sometimes there is a base ball game going on, sometimes they play music too.
The workshop is only active once in a while but because of The New Years period they where carving wood for the pizzerias during a few days.
THE CHRISTMAS-NEW YEAR SEASON IS THE LOUDEST OF THE YEAR JUST LIKE THE SEMANA SANTA.
They started to built an access road at 500m from the villa on a hill.
As far as I remember it was the first contruction in 16 years and impossible to predict 6 months ago when she made the reservation.
Please read the reviews on the villa, all overwhelming.
You will soon come to the conclusion that Mrs. Jana Pres review is written as a REVENGE.

Wonderful place to stay!!
We had such a great stay at Pablo's house! This is a little oasis of tranquility in the middle of Las Terrenas!. The photos are accurate. The house is very comfortable, very clean, lots of space and completely private. The outdoor shower is the highlight of this place, surrounded by a lush tropical garden. Lots of butterflies, saw the hummingbird a few times.
Located in a gated area of a dozens villas, there is a 24h security guard.
In the evenings a bit of music in the background and a little bit of barking dogs but not annoying at all, it actually reminds you where you are, in happy Dom Rep! Once this stops you sleep to the relaxing melody of crickets!
The place is walking distance to everything, so you don't need a car. Grocery stores are 3 min away, beaches about 20 min. Playa Las Ballenas was our favourite within walking distance, otherwise it is worth checking out Playa Coson and the restaurant Luis on site, excellent seafood!
Lots of choices for restaurants in Las Terrenas, so we did not bother cooking, we just prepared breakfast. Our favorite restaurants are Le Tre Cavallere, excellent food and service, facing the ocean; Gaia on Wedn night for the special Sushi party all you can eat! and for a special treat, Mi Corazon (expensive but fine cuisine). French bakeries for fresh baguette in the morning just 5 min away.
Pablo, the owner was very fast replying to emails, even while away when we were there! Very helpful for any information you need. He also arranged a taxi to the airport at a much cheaper rate than taxi companies.
We definitely recommend this place and cannot wait to come back for a longer stay! We did not do any activities around because we were just content with what was around us, and also because it gives us a good excuse to come back to tour around and rent a motorbike! :)
You guys where wonderfull guests, please come back to Las Terrenas asap.

Best place to stay in Las Terrenas
There's nothing better than having your own little house in a gorgeous private tropical garden. No hotel can compete. This little villa is just as described in the listing and is even better than the photos depict. With the doors open, a gentle breeze flows throughout the house so no ac is needed even on hot days. Relaxing on the verandas with a rum drink or taking an outdoor shower in a totally private orchid filled garden are highlights. We stayed five weeks and never got bored. This part of town is much less touristy than the beach area and we enjoyed staying among the locals. There is always music playing or a baseball game in process.
Pablo answered emails promptly and was very accommodating when we needed to change our schedule. He even arranged a ride from the airport. The neighbors, Steve and Nancy are very helpful for all kinds of details, and Nancy can arrange all sorts of things with locals, including moto and taxi transportation.
We had a hard time picturing a gated community in the center of town. It's actually a group of 15 small private villas in a residential area surrounded by a barely noticeable wall with a guarded entry gate. The 24/7 guards were friendly and helpful and we always felt safe. Outside the gate, a right turn takes you a short way down a dirt road, over a bridge, and there you are on a busy street leading to the beach. Within a couple blocks in either direction are a supermarket, bank with a guarded ATM, laundromat, French bakery, Italian deli, wine shops, fresh produce stands, a cafe with A hearty breakfast (Social Club), a good Italian restaurant (La Pergola), gas station, chicken roaster, and much more. Try the local eateries as well-- good cheap food. The walk to the beach was our least favorite thing because of the heavy traffic and gas fumes. There is a beautiful, quiet road to the beach that's more of an effort but so worth it. Turn left out of the gate and left again at the next opening (or ask Steve).
Our favorite places in Las Terrenas were the last cafe in the row of cafes at Fisherman's village with a delicious daily menu for just 150 pesos, and La Bodega for music and dancing. Outside Las Terrenas, we loved Luis's on Coson Beach, whale watching with Kim in Samana, Las Galeras at the end of the peninsula and the drive there, and lunch and gorgeous view at El Cabito. We rented a car locally for two days.
We would definitely recommend this property and hope to return some day.

Tranquil in town
Pablo offers an excellent casa right in Las Terrenas which is just what I was looking for. I have frequented Las Terrenas, and this time I was down on holiday for almost 2 weeks and did not want to rent a car because of the cost and hassle. I just wanted an easy time on my own and here you can walk to the main supermarket in 2 minutes or to the beach in 15 minutes. And if you need to go further afield there seems to be a concho/moto driver at every corner of town.
This is the first time I flew into El Catay, Samana Airport using the new Jet Blue service. For a New Yorker this is a real godsend; I was in LT by lunch time!
I think these houses (this is one of several homes) are charming and Pablo has added this great back patio that is shaded and cool even in the hot of mid day. Even though you are steps from town it is remarkably tranquil and I felt safe with a night and day guard at the gate of the walled compound. The house had been cleaned and the bed made when I arrived - the garden was perfect. There is OK wireless internet and Cable TV. But it is definitely no frills and you get what you pay for. (In my mind spare/clean is better than lots of hideous fake Haitian paintings and coconut art) The kitchen is understocked if you want to entertain, and as an American, I really want a microwave oven. Fridge and simple gas range work well. Water pressure is great and I loved the outdoor shower after the beach. Indoor bathroom is small and fine. Bedroom is comfortable with high ceilings, good bed. The highlight is the front verandah where I spent hours reading. There is no phone - you need to use a local cell phone or get a local sim card.
I would recommend this to the right person or couple - just as long as they know it is not on the beach and does not have a pool - and you are living right in the middle of a bustling Dominican seaside town.
