Heaven for outdoor enthusiasts! 1.5 miles of James River frontage in Cumberland Co., VA, 30-acre private lake, and 650 acres of fields, woods, and hills to explore and hike. 2-story, 4-bedroom, 2-bath house with 2 living areas - one with large stone fireplace. Full kitchen. Screened porch overlooking lake. Satellite TV. Two John boats with trolling motors available for bass and crappie fishing in the lake. Entrance to farm is 1 mile from public boat landing for James River access. Near many VA vineyards. Less than 1 hour from Richmond, Charlottesville, and Farmville. Historic area - farm was originally a stopping point for bateaux on James River in 18th and 19th centuries.

Th hosts were very responsive. The home is very spacious. On Sunday there was alight snowfall we enjoyed while sitting by the large fireplace enjoying a beautiful fire. Bonus there was plenty of firewood !! We will definitely be back
Great location for our annual friends get together! The Johnson’s were outstanding hosts…with Brad even being our guide to great fishing on the property! Absolutely recommend Hoopers Rock for your getaway!
This location is amazing! The VRBO write-up did not do it justice. It is sitting in the middle of an 800-acre piece of property, including a 30-acre private lake.
If you want peace and quiet, this is the place! The screened porch overlooking the lake and property were absolute favorites of ours!
We wanted to get away from the day to day and enjoy our sons graduation from UVA. This is a great property under an hour from Charlottesville with many things to do. If you love nature, this is the spot to be.
Great property. Great fishing. Great owner. Everything as described. Owner was a great guy and showed us around the property and gave us fishing tips. I caught my first citation large mouth bass in the pond right when and where he said I would. House is perfect for a quiet getaway. Enjoy!
Secluded location, excellent fishing, great place to relax and unwind
This property is excellent for a nice family getaway. The fishing is excellent and owners will show you the hotspots.. my husband and grandson enjoyed their time on the boat with the owner, showing the property, lake, etc. the weather was not cooperative but this just forced us inside where there was plenty to do. Games, charades, etc.
We loved the fishing and hunting lodge feel for a rustic weekend in the country away from the business of the city. You feel like you are in big country for fishing and hunting enthusiasts. The john boats were an unexpected gift, as was the friendliness of the owner and property manager Brad. We will be back! Take your food and drinks so you won't have to leave the property, unless you want to. Very remote and tranquil.
The place has a lot of potential. Beautiful property and lake. No easy access to swim in lake or river. 2 boats so we enjoyed fishing and walking in the woods. House was very dirty!! Air vents were filthy and mouse poop thru out( including on my pillow.)Mold in bathroom. House needs a major cleaning. Spoke to owners about it. Owner was on property quite a bit.
It was just me and my husband the majority of our trip. He would fish on the lake every morning and I would ride my mountain bike through the vast trail system on this enormous property. It really is spectacular. The wildlife here is quite abundant.
The impressive taxidermy collection was kind of intense at first but I came to love it, adding to the “adventure” aspect of this place.
We used The James River Reeling and Rafting outfitter in Scottsville to shuttle us up river for a beautiful afternoon float. The river is incredibly wide and very clean.
We were happy to meet Brad who came briefly to see if we needed anything for our stay. He gave us a tour of the farm that really benefited our stay there. Overall 5 star stay!!!
The property was amazing and the lake was the highlight! We loved floating around in the lake which was cool and clean! The owner was often around and couldn't have been more helpful and nice. A few FYI's (that didn't detract from the vacation but as an avid VRBO user I wish I had known): There is a property right next door (behind a think tree line) although we only saw them occupants once. There is no Wi-Fi so the Smart TV does not have access to streaming (this was a minor thing but we had three teenage girls with us!) The rugs and furniture are not in the best shape (really the only actual negative to the property). We had a great time and the peace and quiet of the property was amazing.
This house is roomy and comfortable. The land is teeming with life. Found bugs, rocks, lizards, spiders, snails, birds, mushrooms, flowers, deer, and sunsets that brought us joy and awe.
Bird's nest with new babies by one of the doors. Skinks skittering by the side door. Three fawns grazing in the woods near the pond. Geese coming to greet us on the pond. Many gravel trails to walk or drive to find new outlooks or tracks.
More than enough for my brother, sister-in-law, nephew (toddler), dog, and myself to take in. Must return to continue exploring.
The dog found quite a few ticks on her adventures. I'll bring a better flea/tick collar for her next time. She needed to do some careful sniffing of the taxidermy, but she quickly acclimated.
Excellent communication with the owner. Felt welcome and at home. So grateful they were willing to share this place with us. Even though we came from several states away to attend a wedding, we're looking for another reason to come back.
What a calming rejuvenating experience! After an especially stressful summer it was just what we needed. We stayed two weekends back to back and it was still not enough time! Just being on the lake did wonders for my mental state. We brought our two huskies and they absolutely LOVED it. My boy dog didn’t want to get in the car to leave. My girl dog got to run after a deer which panicked me a little haha. So much wildlife we saw deer everyday! Does, bucks, and as my sister was leaving a rafter of wild turkeys crossed the road in front of her followed by a herd of deer! We saw an amazing historical home on the property while driving the trails. Just amazing. OH! I forgot I also saw a Bald Eagle and it’s giant nest! The inside of the house has plenty of room and two full bathrooms which I really appreciated. The animal mounts were definitely a conversation starter and I saw specimens I’ve never seen in person and got to appreciate the scale and beauty of the animals. A beautiful porch, a giant fireplace, and plenty of seating as well. We will definitely be back if they’ll have us! Next time we might visit the wineries nearby but I don’t know if I’ll even want to leave the property!
Based on comments from many reviewers, we planned to enjoy the property as much as we could during our stay. We were able to use the boats to fish, played outdoor games, relaxed on the shore of the pond and went for an awesome drive that likely didn't encompass even a portion of the property. It was quiet and dark in the evenings and we left well rested. We brought food for our meals and while we usually bring most everything we need, the house was well-appointed with all your cooking needs, including a gas grill out back. If you enjoy being outdoors, this property has so many opportunities to enjoy it and the owners clearly love this property. They were also very responsive and if you have an interest in fishing, they freely offered help to show us the best spots. Thank you for a great weekend that the kids are still talking about!
What a great property! 650 acres of natures beauty to explore. Super clean lake full of fish. They leave you two electric trolling motor powered John boats to fish in and explore the lake. The owner is around sometimes tending to the property and is very helpful and informative. I can’t say enough about this place! We will be back!
We had a great time there. It is very quiet but not too far from a winery or bourbon distillery if you want to do something. Brad the host even got there on morning at 5am to show us were to fish at his 30acre pound. Great host great place. We loved it
