This stunning ground floor villa is truly stunning. The kitchen is well equipped so you can enjoy cooking a gourmet meal or a quick lunch, breakfast, or an on-the-go snack. The kitchen has all new cabinets, granite counter tops, newer appliances and light fixtures.

Enjoy your morning coffee on the covered patio while watching friends/family enjoy a game of tennis or swim at the pool. You can access the patio area from your both your living room and master bedroom!
The master suite features a king size bed. As you walk into the master bath you will find a walk-in closet large enough to fit all your needs.

The first guest bedroom features a queen size bed with a single closet and a covered patio of its very own. This bedroom also has its own private en-suite full bathroom
The second guest bedroom features a queen sized bed and twin size bed with bonus trundle. Adjacent to the second guest bedroom is another, the third, full bathroom.
The villa also has a washer and dryer to use at your convenience.

Edgewater Beach and Golf Resort has the Amenities you are looking for!!
The beachfront Lagoon Pool is 11,500 square feet of pure pleasure with four beachfront hot tubs. There are restaurants and a bar located nearby, too. There are plenty of pool lounges for relaxing by the pool. For an additional charge, you can rent a Select Pool Lounge Set or a poolside Cabana with all the luxury amenities. The kids splash pad is available for and additional charge as well. Each Tower and Leeward/Windward has its own private beachfront pool and hot tub. The Villas have pools and hot tubs, too. There are a total of 12 pools at Edgewater.

Summer entertainment includes Beach Bonfires-Hermit Crab Races-Photo Scavenger Hunts-Beach Basketball-Beach Volleyball-Sound of the Conch Sunsets- Dive in Movies-Steel Drums- Poolside DJs-Karaoke-Polynesian Fire Dancers and more! There may be a charge for some events.

The nine-hole, par three executive golf course is located near the Villas. There are 10 lighted Plexicushion tennis courts, and a complete pro-shop for equipment rental for tennis and golf. The fitness center features treadmills, upright bikes, recumbent bikes, ellipticals, rowing machines and stairmaster machines. The game room offers video games and there is volleyball on the beach.

On-site services include Ocean's Bar & Grill beachfront restaurant that also offers room service and poolside dining, pizza shop, poolside bar and Edgie's beach store with Starbucks and ice cream (small shops are seasonal).

The resort also offers a hair salon, gift shop, health spa, massage therapy and free tram service for the entire complex.

Everything you need is nearby or onsite! Edgewater Beach Resort offers guests the most amenities of any resort in Panama City Beach, there's something for everyone!

PCB Villa

This property was great for my family and I, we were there for my daughter’s dance competition which was also on the resort. The location was great and made it easy to get to the convention as well as the beach during our down time. The Villa stayed in was very clean and had plenty of space for all of us. Would definitely stay here again if we come back to PCB.

Great property

Another enjoyable stay at Edgewater. This was our first visit to this unit. It’s well equipped, tastefully updated and located in a nice part of the resort.

Our Stay

The property was beautiful, but our condo had dirty dishes and linens. We also had to buy extra toilet paper and trash bags and the toaster did not work. We enjoyed our overall stay.

Wonderful experience

We had a great trip. Room was nice spacious and clean, loved the location of this villa. Hated to see they put restrictions on the tram, the qr code did not work smoothly at all and was an inconvenience. The garbage disposal was not working, and we could not get the back porch light to come on. Great experience, We would have no problem staying is villa again.

Not as great as implied

Unit was filthy and you pay a hefty cleaning fee which is terrible. Freezer door wouldn’t shut and they send anyone until the next day to fix…just not a good experience. From booking and being lied to ( have proof in messages) and the lack of care when you contacted them, I am unsure of how they think it’s ok to manage a property in this fashion. They did offer to send the cleaning crew back, but that interrupts our time. Should have been done from the beginning.

Great Location, but…

We always enjoy Edgewater and have been staying there for many years. I will have to say this is the first year that I can remember being disappointed as much. Upon arrival the room looked clean and tidy but as the upon closer inspection after arriving and throughout the week it was not really clean at all. One of the beds had dirty sheets which we found the first evening. We contacted them and they didn’t hesitate to come out with clean sheets and change them. But as the week progressed we noticed things like the kitchen cabinets were not clean at all the drawer pulls didn’t seem to have ever been wiped. The “trundle bed” was literally a mattress on the floor and when we pulled it out the floor is was on didn’t appear to have been cleaned in a while. The toilets were disgusting and didn’t seem like the toilet bowl had been scrubbed in a while, there was black residue that was hanging under the lip of the toilet bowl by mid week. It’s just disappointing to pay good money and then feel like it’s not been cleaned at all. In serious need of a deep clean.

Edgewater Villa

Overall we had a decent experience. We were not able to enter the room until 45 minutes after check in due to the cleaning crew running behind that day. We then had to wait another 10 minutes for the tile floors to dry before walking on them. For the most part the condo was clean. It is listed as a no pet rental but definitely has had pets. The navy sofa had white dog hair on it and our supposed clean sheets had black dog hair on them in 2 rooms. The info and pictures were emailed to the rental agency with no response. The unit was a great size and conveniently located. We are used to the property from past ownership. The front door had issues opening with the lock system provided. The kitchen was stocked but only had one rag, one dish towel, no oven mitts and the only large skillet to cook with was past its cooking days. The bath towels were well stocked and the washer and dryer were very efficient. The beds were comfortable but would have liked extra blankets provided. The master closet, front bedroom closet and pantry were locked with no access and that was a bit challenging for storage. It was much husband and I plus 4 of our daughters that stayed ages 18 to 24. It was nicely spaced for sleeping. Being on the bottom unit it is was convenient for access. We did have to call security 4 nights due to the guests above us with small children running and jumping up til 1 am and as early as 6 am. The facility addressed the family each time but without any change. The pictures were accurate and the place was comfortable. I do feel that the parking pass and cleaning fees were excessive, for what was done. We also had to over night a payment by check , with a steep charge, and then not have the check cleared until a week later. Otherwise, we would have been charged another convenience feel for the agency plus another tax on top of that. When requested through email to please call for communication, we never received a single call. That was frustrating. The resort has been a second home to us for the past 35 years and has been well kept. We have been owners and we have been guests. Our expectations are patient yet also have expectations based on past experiences and the prices of certain fees. That being said, we have had better experiences with overall ratings.

Spring break getaway

This was one of the best vacation we have had in a long awaited time my family has vacation at edgewater properties since 2010 there is no better location on Panama Beach. Period

2023 PCB Vacation

The location of the property was perfect.(very centralized) The townhome was spacious and clean. We had a couple of minor issues that were taken care of promptly. No struggles getting to the beach and resort was awesome. I would stay at The Villas of Edgewater again.

We drove 12 hours and had to clean before we could unpack. Great access toPool by the condo. Tram service was very slow so we ended up driving over to the beach. Will stay at Edgewater again, just a different villa or condo.

Cleaning service

The condo and location was great The only concern was the current cleaning service The toilet and bathtub had a little mold in them Back bedroom’s shower drain was slow and had to use plunger to force water to drain faster There was a little dry blood on the mattress cover that was previously there A great place to stay, just needs to make sure cleaning services do their job

Nice Condo/Location

Our Villa was a ground floor unit which was great, no stairs or elevators to contend with while bringing in luggage and groceries! Condo was clean. Front door was extremely hard to open. Everything was as advertised with the exception of there was no grill and the master closet was locked and inaccessible. There were two dressers in the master suite so ample storage room for folded clothes. We did not have any hanging clothes, so absence of a closet was not a problem. Kitchen was nicely stocked with pots, pans, utensils, glassware, etc. We cooked in a lot so that was nice. The pantry was locked and inaccessible so finding places to store our pantry items was difficult. We ended up having to use the shelf above the washer/dryer and the upper cabinets above the island. Beds were comfortable. Provided linens and towels were adequate. Three parking passes were provided. We needed four. We were a party of 8 coming from 4 different cities/locations so 4 cars. It took from Sunday to Thursday to finally get an additional car pass. The on-site management company was absolutely no help. The owner would not respond to our requests about the car pass. Finally, the property management group came thru on the issue. Overall a great condo, great access to a beautiful beach. Just make sure u iron out the car passes needed ahead of time. We never thought of it and definitely did not think it would be such an issue to purchase an additional pass. We went in April, so definitely off season. Half of the units were vacant, so tons of empty parking spots. Beach was not crowded at all.
