Charming 2-bedroom cottage on a large 1/3 acre lot on a quiet side street near Gray's beach. Gray's Beach has a huge sandbar at low tide, playground, picnic area, and public restrooms open during the summer season. It is also known for its boardwalk out over the marsh where people gather to watch spectacular sunsets. The cottage is walking distance to a town playground as well. Our cottage has a fully equipped modern kitchen with plentiful dishes, glassware, utensils, pots and pans, and a variety of spices for cooking. We manage this property ourselves and use it periodically, so it is much better equipped than corporate managed vacation rentals we have experienced when we have traveled elsewhere. People love the sunroom with its gas fireplace which is very cozy in all seasons. We also have a functioning wood burning fireplace in the living room. Our back yard abuts to conservation land, providing a peaceful setting for enjoying the deck, stone patio, Adirondack chairs, and Weber gas grill. The downstairs has a bedroom and full bathroom for those who prefer to avoid stairs. The upstairs has another bedroom and half bath. A separate nook upstairs has a single futon suitable for a child or as a reading nook. The cottage is located in a beautiful residential area of larger year-round, owner-occupied homes and is located in the Yarmouth Port historic district. It is just one block off the historic 'Captain's Mile' featuring dozens of elegant sea captains' homes. and near to the charming town of Yarmouth Port shops and restaurants. This property is suitable for small families or two couples since the upstairs has its own lavatory, and a door at the top of the stairs for privacy.

Start the dishwasher
Remove leftover food and drinks and take out the trash
Please leave the cottage tidy. Trash put in outside trash bin, fridge empty, dishes washed and put away, counters wiped down.
Turn off all appliances and gas fireplace. Close windows. Lock the front doors. Do NOT lock the door from inside the garage into the house. Put keys back over the calendar.
Exit via the side door of the garage and just close. It will lock automatically behind you.
Failure to complete these may result in a negative review from the host.
Sheets and towels ARE included. If you wish to bring your own inquire at time of reservation about $50 discount.
Tenants must sign and return a rental agreement to complete the reservation.
Tenants are expected to leave the cottage in neat and tidy condition so that the cleaning service can focus on thorough cleaning and sanitation.

My mother and I loved this house! It was near so many things that we wanted to see, and perfectly cozy when we returned from chilly days out. We also loved the decor. It felt very homey. We'd love to stay here again!
We had another great stay at this perfect cottage! The house is always clean and has everything you need. Great for a small family and is close to the beach. The owners are so nice and very helpful with anything you need.
Staying at this beautifully decorated cottage made the trip much more fun. Everything we wanted was in a walkable distance. Visited the Edwin Gorey House, a walk through the local cemetery (1771 sites),the Parmassis bookstore, the Royal II Restuarant, the Herring Run, so many beach walks. And so much more that we will have to go back!
We had a perfect week on the Cape in Pat and Bob’s charming Yarmouth Port cottage. From the moment we arrived, it felt like home. Thoughtfully furnished with tasteful nods to Cape Cod, the space is cozy and inviting—ideal for reading, relaxing, or napping in one of many cozy spots. The sunroom, with its sweeping view of the private, leafy backyard, quickly became our favorite. We also loved the back veranda, perfect for grilling fresh local fish and dining al fresco. The kitchen was impressively well-equipped—just like mine at home. This cottage is a peaceful, centrally located gem and a wonderful home base for exploring the Cape. Highly recommended!
Nice cottage with a very well equiped kitchen. In a quiet neighborhood with a few close beaches. Mayflower Beach is the best but get there early if you want parking. The only negative point was the matress that was unconfortable.

We are very happy that our recent guest enjoyed the cottage and gave it a 5 star review. Of course we are dismayed that she found the mattress uncomfortable. We have many repeat renters and no one has mentioned this before. It is difficult to know what she did not like about the mattress or which bed, since this was a party of 4. We are reaching out to her for more information so that we can look into this issue further. We want all our guests to be comfortable and we use this cottage ourselves so if there was a known comfort issue with the mattress, we would have addressed it already. Still, we appreciate her feedback and take all comments seriously.
We decided to return to the Cape after many years. We stayed in this pretty cottage in quiet neighborhood, centrally located to beautiful beach, supermarket, casual and fine dining. A wonderful nautical themed gift shop just down the road. Large well stocked kitchen for cooking stay-in meals in spacious dining room. Main bedroom downstairs has full bath with shower and tub. In the large living room were two comfortable wicker chairs and couch. A new addition cozy sun room off the kitchen was perfect for breakfast or relaxing on a warm summer evening. There is a deck with adirondeck chairs, table, and grill for outdoor dining. This cottage had all the charm and comfort for us to enjoy a memorable Cape Cod vacation.
We spent four nights at Pat and Bob’s adorable Cape Cod cottage and it was exactly what we needed. There was lots of space for our family (two adults, a four year old, and a two year old) and we were close to grocery store, coffee shops, ice cream etc. We enjoyed biking around the quaint, beautiful neighbourhood and spent days at nearby beaches and whale watching! What an amazing and magical part of the world. Thank you for sharing your property with us! We hope to be back!
We loved staying at this cute cottage. Loved eating breakfast at the table in the sunroom. It was well stocked and very clean. The location was centrally located and perfect for exploring Cape Cod. Everything was so nicely decorated. The owners were very responsive to our questions. My only suggestion is it would be nice to have a full bathroom on the 2nd floor with the bigger bedroom. Otherwise, perfect!

Thanks so much for the great review! We are always happy when our renters enjoy the cottage. We agree that a full bath upstairs would be nice, but we do have a full bath downstairs and an outside shower. Most of the time that seems to be adequate.

This was my first time renting this cottage, but hopefully it won't be the last!! I can summarize my impressions with three Cs: convenient, comfortable, charming. It's on a quiet street but very close to Route 6A and just a short drive to lots of wonderful places especially Happy Fish Bakery (best almond croissants ever!!) and Sesuit Harbor Cafe (best losbter rolls ever!!). The cottage is comfortable in so many ways: spacious, beautifully and thoughtfully furnished and wonderfully equipped for cooking and dining. And lastly, it just exudes charm...from the moment I walked in, I felt like I was at home. Pat and Bob have really made this a special place!
What a charming home! It was well appointed and met all our needs. The home is cozy, yet comfortable and centrally located. In fact, the grocery store is no more than approximately 2 miles away. The place is stocked with necessities and renters help to keep things stocked up to include sandwich bags and detergent/fabric softener which was appreciated. I'm a gardener and seeing the window boxes, showy flower pots, lavender and hydrangea made my heart soar. I happily watered and deadheaded voluntarily and it made me very happy! Also by the front door was an American flag which we hung in it's holder outside. This gave us a sense of community. The owners were traveling during our stay and we're sure to provide contact information for backups ahead of time, in case we needed help with anything but all went smooth. I particularly enjoyed the sunroom which was really beautiful, especially when the sun shined through it's many windows. We celebrated our sons birthday here too! The beach is a short drive away and has a boardwalk. Parking is 25 but free after 4! You will enjoy your stay here!

Perfect size and perfect location for a pair of Cape lovers
My husband and I have stayed at vacation rentals around the world, and one of the biggest challenges is finding a place that's feels right for two. This charming Cape was just right. We slept upstairs in the roomy bedroom under the eaves and used the downstairs bedroom as a dressing room. The cottage was immaculate and charmingly furnished with great wall art, lots of books, a well-equipped kitchen, and the overall felt like a home -- exactly what we're looking for in bypassing the sterile feel of most hotels and motels. And it is located in the historic heart of the Cape, just off the Old King's Highway -- Route 6A -- one of the most beautiful roads in the USA that winds along the north shore from Sandwich to Orleans, passing dozens of historic homes, historic inns, historic shops, etc. A short drive to the north or south brings you to miles of beach at Sandy Neck or Mayflower Beach, and from the Barnstable town dock you can head out on a whale watch or pick up a rental kayak to explore Barnstable Harbor. There are a handful of restaurants and shops within walking distance of the cottage, as is the boardwalk over the marsh at Gray's Beach. In short, this cottage was a perfect size and a perfect location for a pair of Cape lovers.

House was clean and well-stocked and very comfortable. Loved the sunroom and enjoyed the gas fire on the chilly nights. Grey’s Beach boardwalk was beautiful and location was great for exploring other parts of the Cape as well.
I stayed for a week with my husband and two small children. The house was exactly how it was pictured-cute Cape cottage with nice flat yard for kids to play in. The street was idyllic and very quiet, with quick access to a few coffee shops on 6A or short drive into Dennis for more restaurants (10 mins). Gray's Beach is a little over a mile away and parking was $20 for the day. It is a beautiful little beach, great for little kids and has a nice Boardwalk to walk down too. Communication with the owners was great--very fast responses. The kitchen was well-stocked and the outdoor shower was helpful since there is only one shower in the house. The sunroom was a lovely place to hang out as well!
Lovely beach house in a great neighborhood off 6A, our favorite part of the Cape. The house is beautifully decorated with everything you need to feel at home. ( you do have to bring your own bed linens and towels) The weather was perfect so we walked to Gray’s beach each morning & sat on the patio to have breakfast. We enjoyed the sunroom & the gas fireplace in the evenings when the day cooled down. Pat was very easy to communicate with & very friendly. We thoroughly enjoyed a much needed getaway!!
