Location! Location! Location! Nestled among the dunes of Mustang Island, It'll Do is a spectacular three-story beach house designed for families or friends seeking a luxurious coastal experience. If breathtaking Gulf views, a private pool, and a boardwalk aren’t enough, you’ll love being just minutes from local eateries, island shops, and all the charm the area has to offer. This home sleeps twelve guests comfortably and offers four spacious bedrooms and four-and-a-half bathrooms.

Start your mornings with coffee in hand on the balcony as the sun rises over the Gulf, or take a refreshing swim in your private fenced-in pool. Inside, floor-to-ceiling windows showcase the spectacular coastal scenery, while the open-concept living, dining, and kitchen area creates a relaxed and inviting space. The upscale kitchen features stainless-steel appliances, granite countertops, an ice maker, and a granite-topped island with seating for four. Gather around the eight-person dining table and enjoy evening sunsets over the Gulf, or unwind in the living area with a large sectional sofa, two recliners, a 65” HD Smart TV, and a surround sound bar. Cozy up by the fireplace on cooler nights, and throughout the home, a surround sound music system lets you enjoy your favorite tunes anywhere you go.

The sleeping arrangements are spread across the three levels for maximum privacy and luxury. The third-level primary suite boasts a king bed and a gorgeous en suite bathroom. The second bedroom on this level offers a queen bed, deck access, and an en suite. On the second level, one bedroom offers a queen size bed and en suite. The first-level suite provides ultimate privacy with a queen/queen bunk, a kitchenette, TV, and convenient pool access.

Step outside to soak in the sun by your private pool, stroll along the boardwalk to the beach, or listen to the surf while your favorite music plays. Build sandcastles, boogie board, or simply relax—It’ll Do is the perfect place for creating memories that last a lifetime. Overall great property. Inconvenience by not having a dryer and not knowing there was not one to use broken. Not sure of cleanliness for washing items that needed to be washed prior to us checking in IE bedding and towels . Several Linens stained not sure if just dirty or permanently stained need to be changed out or washed well. Several items throughout the house broken or not working just needs maintenance TLC. Cabinet doors broken mounted microwave completely rusted interior remotes on wall for fans not working need new batteries and living space remote for sound system not working . Overall home is beautiful great location.

Within minutes of checking in, our feet were black with dirt and debris from filthy floors that hadn’t been properly cleaned. If you stopped too fast, you’d almost slip down! When we contacted management the next day, they had the nerve to tell us there was a broom and dust pan in the closet - as if we should clean up their mess! The “solution” after their assessment? We could hire our own cleaning service. This management company is SO cheap. For 8 people: ONE roll of cheap toilet paper per bathroom (one missing entirely), one roll of cheap paper towels, one kitchen towel, no oven mitts, only 3 coffee cups, no coffee filters, watered down bath products, NO pool towels, and dead remotes.The slippery, dirty tile floors combined with zero shower mats or floor towels create a serious fall hazard - completely unsafe and irresponsible.The absent neighbor’s pool pump ran 24/7 with an obnoxious fan noise that ruined any attempt to enjoy the upper decks. Dried grout is scattered everywhere on the pool patio. No surprise that the house is also full of it. This property owner should reassess their management company. This was a nice house with great accommodations and a great view, but we won’t be booking with this management company again.

I will not stay at this residence again. No AC on the third floor and strong fish smell from the sink and fridge and a strong musty odor filled the house. The AC unit on the Second floor was set on 70 indicating someone knew the other unit wasn’t working. I called maintenance and it was repaired within 2 1/2 hours. Luckily not a huge headache. But the AC company used my personal bath towels without my permission to clean up his mess which included dirty, wet floor and equipment and his hands. They should bring supplies to clean up their mess. The rental agency poured bleach in the sink to resolve the fish oder. There are three decks and NONE of them are reachable from the rooms because all three door knobs did not work. One had a handle just hanging there. The rental person said they are on order. Did they wait for all three to stop working before placing the order? I doubt it. They’re not on order. You had to go down through the garage to get to the pool. The dryer does not dry. At this point we didn’t care to report more problems. The house is worth over 2M per Zillow but doesn’t not present as such and this house is NOT new as the description states. It is 10 years old. And it’s also NOT beachfront as a vacationer would think. Yes nothing is between the house and the beach, but it’s impassable dunes. You must walk out of the cul-de-sac past 4-5 homes then walk down a long boardwalk. About a 15 minute walk to reach the beach. One good comment the house was clean.

Family Beach Trip

Beautiful large home in a perfect location with only a 5 minute (easy) walk to the beach and plenty of space for the family. Unobstructed view of the ocean and nice spot to watch the sunrise! Large kitchen with table big enough to fit 8 and living space big enough to accommodate our family. We also enjoyed our private pool in the evenings. Only downside was the home was not cleaned prior to our arrival and no sheets or blankets to use and sand everywhere. Someone arrived after 9pm with sheets but no clean blankets. The property manager was supportive of the situation and gave us a cleaning refund. We enjoyed our stay and will keep this one on our list for family beach trips!

This house was apparently being remodeled but the company still decided to accept our reservation. Upon arrival at check in time, the house was dusty, the beds were not made, cabinet doors were broken. We weren’t told about the remodel until after getting in the house. I immediately contacted the rental company and although they were quick to put us in a new house it was just one thing after another. We ended up staying at the All Decked Out house which was a bigger house and still had a pool. The location was amazing. However, it was warm in the house the first night, the ceiling fans didn’t go higher than a low setting and we weren’t provided with any of the WiFi information, which wasn’t a big deal. But when we tried reaching out to the after hours number no one would answer. We would love to stay at the property again because of it’s location and amenities but just wish there wasn’t so many issues to get around.

Pros and Cons

Pros: House was well kept. The back porch was a great place to enjoy morning coffee. Private pool was very nice. Cons: Pillows were HORRIBLE, so bad we bought new pillows at Walmart. The ice maker didn’t work. If you’re planning to do your own cooking be prepared to buy everything you need except a pot or pan. Beautiful house, great location, with exceptional views.

GOOD STAY

Nice property and beautiful house. Check in terrible, no relevant info for access code. Why not use the front door dor access, instead you need to go thru garage. Loose fittings,faucet, RUSTY microwave is ridiculous for the price.

It’ll do

Overall the house was great. That said, the dishwasher did not work. The microwave looked like something exploded in it and smelt like burnt toast. If you like cooking on rust the grill would be fine. There were multiple items listed that were not found in the house. I would go back though.

Upscale beach retreat with great views!

This is a very nice beach home with easy access to the beach, and main road. Amazing views, and refreshing pool with a water fall. Only one family stayed, so we had plenty of room for relaxation. The kitchen, and family room, are a great layout and with nice furnishings. The only upgrade that we felt was missing is a king bed in the master bedroom. Overall we highly recommend this home, and plan to go back.

Gorgeous House!

We enjoyed our time at this lovely property. We did have a little trouble with the check-in procedure (getting codes)which was not the owner's fault . After that was worked out, all was fine. The only thing that was somewhat strange....the master bathroom shower and toilet are full view into the neighbor's window with no covering. A privacy shade would be nice. Other than this all was great. We cooked all of our meals at the house to avoid the chaos in town. The beach is an easy walk down boardwalk. Remember the BUG SPRAY. We happened to be staying after it had rained quite a bit and encountered lots of mosquitos. Great house. We'd book here again. Thanks for sharing your lovely home.

Good Location, Poor Amenities

The property was very clean, and the location was great. It was a short walk to the community pool and beach access. The pool on-site was a nice benefit. For the price of the house, the amenities are cheap and lacking. The management company was completely unresponsive to requests for amenities that were in the property listing. For example, there were not enough linens provided for the pull-out beds and a hairdryer was not in the house. We called and left a message with a person at the management company office, sent a request via the management company's app, and sent an email with no response. Not even a "no," the management company simply didn't reply. We were fortunate not to have a major need since we could not get anyone to return our numerous inquiries for the entire week we stayed at the property. The window coverings in the master shower and toilet closet are very inadequate and extremely awkward. You can make eye contact with the neighbors, who live next door full-time, on their porch ten feet away when you are in the master shower or using the toilet.

Great place for our adult children and toddler grandchild

The house was perfect with room for everyone. We loved the pool, too! Perfect for when we were tired of the beach! Our entire family kept talking about how they want to return!! We wished the bar ice machine was working because the refrigerator made ice very slowly. We finally just bought ice. Having a golf cart was perfect for getting gear to the beach or just going for a ride. However, getting on and off the boardwalk was a challenge because the boardwalk didn’t go all the way to the packed sand. We had to push the golf cart to get on or off! Luckily we have strong boys plus people on the beach helped a lot. I feel this needs to be solved! Not everyone will have the help we did. Overall, absolutely spectacular place for our family trip!!

Best Location & Best Views

I very much enjoyed the location of the property, easy access to the beach and phenomenal views. A few minor things for the property owner/management company to consider. 1) Blinds in the master shower and blinds that fit the window in the master toilet room. It’s a little uncomfortable when the neighbor while on a ladder hanging his lights or just simply standing on the 2nd floor balcony can see in while someone is taking a shower or using the restroom. Very very uncomfortable. 2) Better equipped kitchen. We actually did a lot of cooking and luckily we brought a few things to assist us. 3) More often pest control—roach crawled on one of our guests while in the front bedroom bathroom 4) More towels available: there was only 1 wash cloth available. One was left behind from cleaning. 5) Heated pool would be great.

Awesome, but the house had some issues. First at 11pm when we got there the front door lock didn’t work, we called and waited for someone to come let us in. It was the battery in the lock. There was no sheets for the fourth bedroom. Really bad water leak from the middle long window over by the dining room table and after the electric went out the garage doors would not work. One of the swimming pool outside lights needs a light bulb. With such a beautiful house buy better bathroom tissue and paper towels.

Very Disappointed 32 Anniversary

Thought I had planned the perfect relaxing 32nd Anniversary gathering home for my family. Upon arrival we learned that the elevator would not be available for our use. My wife and I, 68 years of age, found ourselves totally exhausted having to traveling 3 stories of stairs daily. Also we have a guy using our garage drive to wash his dune buggy. When we ask what he was doing pulling garden hose from downstairs.. He responded " didn't know anyone was staying here". But the topper was when some strange man gained entry into the home. When my wife ask what he was doing he stated " the owner ask me to check the internet". This was BS. I think he thought no one was there, because our vehicles were gone at the time.
