The Hutchin's Schoolhouse sits on a hill overlooking the Batson River and is located on Beachwood Avenue which is 1 mile from the fishing village of Cape Porpoise and lovely Goose Rocks Beach. A 3 mile drive or bikeride will bring you to Kennebunport's historic 'Dock Square' with it's many galleries, shops and restaurants.

This home began as a 2 room schoolhouse in 1909. The original building stands unchanged today .There are 12 foot ceilings throughout , hardwood floors,built-in book cupboards and tall windows to encourage summer sea breezes.The front entry was once the 'cloakroom' and greets you with pastel- colored stained glass sidelights.

Since the school's closing in 1949, a bathroom , kitchen, and 2 porches have been added.

One schoolroom is now the 'great room' and dining room.The other schoolroom has been divided into 2 14'x14'bedrooms.Each has a walk-in closet. One has a king-size bed and armoire and desk . Both bedrooms have 3 large windows and cooling cross-ventilation.The second bedroom has 2 twin beds, a dresser and a built-in book cupboard.

The kitchen is 'galley ' style (i.e. small and efficient) and has the basics--full-size stove,microwave,coffee maker, open shelving and lower cabinets. An antique armoire serves as a pantry . The kitchen's best features are the bay window over the sink and the 'butler's window' that allows one to view the river while at the stove .

The bathroom is roomy and has a claw-foot tub with a shower and a bay window. The sink is a mermaid design handmade by the owner.

There are 2 porches. One is enclosed and has a double-sized futon and faces the river. It has windows all-around. The 2nd porch is on the garden side and is open-air and covered. There is a nice swing--perfect for watching a summer shower or the many visiting birds and butterflies.

A kayak is available for paddling on the river or to transport it to a nearby pond or Goose Rocks.

The Schoolhouse owner is a Potter and will be working daily in her separate studio on the premises. The weekly rental fee includes 4 hours of studio time with basic instruction--or--work or play with clay on your own!

Pets are welcome!

Going back in time.

This sweet old schoolhouse was made into a home sometime ago. The current owner has done a very classy job of decorating this place so as to preserve the feeling from a different time (without the hassles). The bed is wonderfully comfortable and the entire home is impeccably clean and comfortable. Now... outside the fun begins first with the owner's pottery shop and the adjacent creek (home to various turtles and other wildlife). And of course the creek can be followed to the ocean on kayaks, just a short drive away.

Really fun

I celebrated my 14th birthday here with my family. I love how there is a river right next to the house that you can kayak on. The ocean is very close and the beach there is calm and mellow. You can walk for a long way on the sand, it is very beautiful. It was really fun to run on the side of the beach while dodging the waves (during high tide).

The house is very nice and comfortable. I like how you can look at the river from the couch. It is very peaceful and quiet.

I definitely would recommend this place.

I look forward to staying here all year long. The house is nestled in majestic oak trees and has wonderful views overlooking Gravelly Brook. Lots of bird watching and I have even seen otters. A highlight is always taking the kayaks to the ocean and playing around. Making pottery with the owner in her workshop is so fun too. Really a one of a kind place.

My Happy Place

Wendy's home is one of my favorite places. The home is so beautiful and welcoming. The architecture is classic New England and very quaint. It is a quiet getaway with an amazing, mature yard. The bedrooms are very comfortable. There is plenty of space to sit and relax, and a fabulous front porch.

The home is very close to the beach and town. A quiet place to retire to..Wendy loves dogs and is pet friendly

She is an inspirational artist and will teach you pottery in her studio (on the property) this home is a great value and I can't wait to visit again.

A home away from home

We have rented Wendy's beautiful schoolhouse for 3 years. We look forward to it all year and reminisce about it when we leave. The history of the 2 room schoolhouse is remarkable. There are many remembrances of what it must have been like: the nail marks in the floor where student desks were secured, the chair rail in the entryway (which was the original coat room) where you can still see the outline of the coat hooks at about 2 feet off the floor and of course the photos of some of the children who attended.

Living there for our 6 week vacation is consistently joy filled. Wendy's artistry is everywhere...pieces of her porcelain, and many of her art treasures which she leaves for us to enjoy. We loved the two closed in to enjoy the river and summer breezes and the other with a hanging swing for 2-3 people where we spent hours, enjoying the view of the colorful garden or just enjoying a book or company. Wendy's artistry continues outdoors as her flower gardens are so filled with beautiful tapestries of color. I pick the flowers to enjoy indoors as well.

....and then there's the pottery lessons. I have no artistic talent but with the guidance of such an expert, I have come home with 3 pieces of personally created beauty. Wendy is an incredibly gracious hostess who now feels like a cherished friend as well.

We absolutely LOVE this rental and would recommend it wholeheartedly to anyone who wants to experience the best of Kennebunkport.

One more is a mere bike ride to the beach, kayak launch in the side yard, an easy trip for groceries of baked goods (Wink's Place) and of course the Langsford Road Fish House for lobster or the freshest of fish available which you can cook indoors or outside on the Weber Grille!

A Wonderful Place to Stay in Maine

If you want to experience the beauty of Mother Nature in Maine, this "Little Red Schoolhouse" is your place to stay! When you want more than pure relaxation, drive down to the beach, just about a mile away, for a walk or a swim, or take Wendy's kayaks down beside her house to the Batson River for a paddle. How convenient!

Restaurants, shops and more beautiful coastline to view are just a short drive away, as well. Wendy is such a hospitable owner she will even come over, if you wish, and invite you into her potter's shop on the property to 'play with clay' during your vacation stay. I loved the flowers in her yard and the two porches on the house to sit and relax, read or visit with loved ones. I think you will love this place, and the owner Wendy, too, for sure!
