Other things to note ✦ Please note✦ Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
- The backyard has been winterized for the winter season and is currently unavailable until the spring season.
- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.
✦ Additional Guest Fees ✦ A $15/night fee applies for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you’re booking for more than 2 guests, the fee is already reflected in the nightly rate—no extra charges will be added after booking.
- All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) taxes for a total of 11%.

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option You’ll have two options to finalize your booking: – Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay. OR – Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules. Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
All requirements are clearly communicated and handled securely through our trusted guest portal.
Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes. We have exterior cameras on both the front and back of the house which are recording to the cloud 24/7. There is keyless entry to the home which a code will be provided to you after you book with us.

This is a 900sq.ft. house. Kitchen is tiny. Dining table will only seat 6. There is only 1 couch to sit on in living room.
There is mold growing on the ceiling & walls in main bathroom. the basement was designed & finished by a person who knew nothing about what they were doing.
The downstairs shower is in 1 room, you have to go down the hall for the toilet facilities. I am sure the basement windows do not meet code & have reported that to the City of Edmonton Bylaw who will be doing an investigation. Found dirty utensils in the drawers and dirt & food particles around the microwave. Not a great stay
