Moments from the sand and boardwalk, this vintage 6BR/4BA retreat combines two neighboring split-level residences into one memorable Newport Beach escape. Guests can enjoy the comfort and flexibility of two spacious 3BR/2BA homes, along with a shared oceanview front patio just four houses from 31st Street Beach. Ideal for large families or groups of friends, this walkable location places local cafés, restaurants, markets, and boutique shops all within easy reach.
GROUND FLOOR:
The ground floor of both residences is dedicated to the sleeping quarters and includes two guest bedrooms and one hallway bathroom in each home.

Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air. Each residence includes a wall-mounted A/C unit on the second floor.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, four twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are available in each residence, with complimentary laundry supplies provided.
Parking: Two designated garage parking spaces are provided, one on the right and one on the left. Additional metered and unmetered street parking may also be available nearby.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
