Enjoy a cozy stay in this 1-bedroom apartment (450 sqft) featuring a private balcony, kitchen, and washroom. Perfect for solo travelers or couples, it offers comfort and convenience with modern essentials. Ideally located near shops, cafés, and Abu Dhabi highlights like Corniche Beach, The Galleria Mall, and Louvre Abu Dhabi.
Stay in this modern 1-bedroom, 1 bath apartment (450 sqft) on Julphar, Al Reem Island, Abu Dhabi. It features a bright living area, fully equipped kitchen, air conditioning, and a TV for your comfort. Perfect for solo travelers or couples, the apartment is close to shops, cafés, and major Abu Dhabi attractions, offering convenience and city living at its best.
Guests will have full private access to the apartment, including the living room, bedroom, kitchen, dining area, and both bathrooms. In addition, you’ll have free access to the building’s shared amenities, such as the swimming pool, fully equipped gym, and secure parking. All entry details will be shared before check-in to ensure a smooth and comfortable stay.
Check-in is simple and convenient. We offer a self-check-in option using a secure lockbox or smart access system. All detailed instructions, including entry codes and directions, will be shared with you on the day of arrival. Check-in time is from 4:00 PM onwards, and check-out is by 11:00 AM/Flexible. If you have any special requests or arrival time updates, feel free to contact us in advance — we`re happy to assist.
After completing your reservation, you’ll be asked to fill out an online form and sign a short rental agreement as part of the check-in process.
This is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (4 PM).
Due to local laws, we need a copy of your passport before arrival. I will have to upload this passport copy to Abu Dhabi Culture & Tourism Department to register you as a guest.

• This is a standard holiday home.
• Pet Fee: AED 150.00 per booking
• Housekeeping service and bedlinen with towels change is available at an extra cost.

🔇 Noise & Behavior
Please maintain low noise levels at all times, especially in shared spaces such as hallways and balconies.
Quiet hours are strictly enforced between 10:00 PM and 9:00 AM.
Loud music, shouting, or any disruptive behavior is not permitted indoors or outdoors.
The use of musical instruments or sound-amplifying devices is not allowed.
We kindly ask guests to be mindful of neighboring residents at all times.
🚭 Smoking Policy
Smoking is strictly prohibited inside the apartment, including the balcony.
This includes cigarettes, cigars, vapes, e-cigarettes, and hookahs.
A deep-cleaning fee of AED 750 will be charged for any violation.
🐾 Pets
Pets are not allowed unless explicitly approved in writing before check-in.
Unauthorized pets may result in immediate booking cancellation and an extra cleaning fee.
🚘 Parking
Only one vehicle is allowed per stay, which must be parked in the designated space assigned to the unit.
Street parking is not permitted and may lead to fines from building management.
Do not block other vehicles or access routes at any time.
🎉 Parties & Visitors
Parties, events, or large gatherings are not allowed under any circumstances.
Only registered guests included in the booking are permitted to stay overnight.
Please inform us in advance if you plan to host a visitor — subject to approval.
If neighbors report excessive noise or disruptions, you may be asked to vacate the property without refund.
🍷 Pool & Outdoor Spaces
No alcohol or glassware is permitted near the pool area (if applicable).
Pool use is limited to registered guests and must follow posted timing and rules.
Children must be supervised at all times while using shared facilities.
🧹 Cleanliness & Check-Out
Guests are expected to treat the home with respect and maintain cleanliness throughout the stay.
Furniture and appliances should not be moved or reconfigured.
Please wash dishes, take out trash, and turn off all appliances and lights before check-out.
Any damage, missing items, or heavy mess left behind may result in additional charges.
🛑 Safety & Security
Tampering with smoke detectors, fire extinguishers, or security equipment is prohibited.
Do not engage in any illegal or dangerous activity within the premises.
Always lock doors and windows when leaving the apartment.
🛎 Deliveries & Mail
Please do not send packages or deliveries to the apartment address. We cannot guarantee receipt and are not responsible for lost or returned items.
