GUEST ACCESS
Guests will have access to the entire home with the exception of a locked owner`s closet.

The garage is available for guest use and storage of beach gear but is not available for vehicle parking.

Pool access codes and your personalized door code will be provided prior to arrival.

PET POLICY
Ocean & Pine welcomes up to 2 dogs under 50 pounds.

Pet fees apply.

Restricted breeds include Pit Bulls, Dobermans, German Shepherds, Rottweilers, Akitas, Chow Chows, Huskies, and Wolf Hybrids.

PARKING
Parking is available for up to 2 vehicles in the driveway.

Boat and trailer parking are not permitted within WindMark Beach per HOA regulations. We are happy to provide recommendations for nearby off-site parking options.

At CoHost With The Joe, we strive to provide a seamless and enjoyable guest experience. While we respect your privacy and provide a fully contactless check-in process, our team is available before, during, and after your stay should you need assistance.

Ocean & Pine is located in the golf cart-friendly WindMark Beach North community, making it easy to explore without getting in your car.

Approximate travel times:

• Beach Access – 3-minute golf cart ride
• WindMark North Pool – Short golf cart ride
• WindMark Village Center – 5-minute golf cart ride
• Downtown Port St. Joe – 10 minutes by car
• Mexico Beach – 15 minutes by car
• Cape San Blas – 25 minutes by car
• Northwest Florida Beaches International Airport (ECP) – Approximately 1 hour

IMPORTANT NOTES
• Ocean & Pine is located within the WindMark Beach North community.
• The home comfortably accommodates up to 10 guests.
• All guests staying at the property must be included on the reservation.
• Must be 25 years of age or older to book.
• Up to 2 dogs under 50 pounds are permitted with applicable pet fees.
• No parties or events permitted.
• No smoking or vaping inside the home.
• The included golf cart is provided as a guest amenity. Guests must follow all community and HOA golf cart regulations. While rare, golf carts may occasionally be unavailable due to maintenance needs.
• Community amenities, including pools, restaurants, and recreational facilities, are managed by third parties and may occasionally be unavailable due to maintenance or unforeseen circumstances.
• The property is equipped with a Ring doorbell camera for security purposes.
• WindMark is surrounded by beautiful natural preserves and wildlife habitats. Guests may occasionally see deer, native birds, turtles, and other local wildlife throughout the community.
• If battery reaches below 30% it will turn off and require a tow charge.
• Beach access is available via designated boardwalks and marked pathways only. Walking, biking, riding, or driving through dunes and protected preservation areas is prohibited.
**Please Note:** This home is located in a growing community, and there is ongoing construction throughout the neighborhood. At this time, homes are being built next to the property. While construction is not expected to continue for an extended period, you may experience some daytime construction noise or see contractor vehicles parked nearby. We apologize in advance for any inconvenience this may cause and appreciate your understanding as the community continues to grow.

Golf Cart Battery & Towing Policy

The golf cart must be fully charged before each use. It is the guest`s responsibility to monitor the battery level and ensure the cart has sufficient charge for their planned trip.

If the golf cart becomes inoperable because it was not adequately charged and the host is required to respond for assistance, a **$75 service fee** will be charged.

If the golf cart must be towed or recovered due to battery depletion or any other guest-related issue, the guest will be responsible for **all towing and recovery costs** in addition to the service fee.

Please note that golf cart batteries can drain more quickly when carrying a full load of passengers, driving long distances, or making frequent stops. To avoid interruptions during your stay, we recommend plugging the golf cart in whenever it is not in use.

House Rules

• Primary renter must be 23 years or older and must be present for the duration of the stay.

• No parties or events are permitted at the property.

• No smoking or vaping inside the home or on the screened patio. Evidence of smoking may result in additional cleaning fees.

• Dogs are welcome with a limit of two dogs under 50 lbs each. Certain breed restrictions may apply. Guests must pick up after their pets and ensure pets are supervised at all times.

• Please treat the home with care and respect. We ask that all items be returned to their original place before checkout.

• Before checkout, please help us by completing the following:
• Place all dirty linens in the bathroom
• Return all beach gear to the garage
• Place trash in the outdoor trash bin
• Load dirty dishes into the dishwasher

• Additional seating: There is an extra bean bag chair located in the closet for guest use.

• Please follow all community guidelines and quiet hours during your stay.
