This bright, spacious apartment is located in the heart of the city.
A large, luxuriously appointed property, ideally located for holiday rental, just minutes from the old town, the Museum of Modern and Contemporary Art, the Cours Saleya Flower Market and the beach. The apartment is bathed in light, particularly in the mornings. Artists such as Renoir and Matisse were particularly attracted to this area of Nice due to this wonderful light. The living room is luxuriously fitted with Italian Marble floors. It is contemporary in design with a large L shaped sofa, coffee table, dining table and chairs for six people. There is an American style kitchen with electric oven, hob, microwave, coffee maker, dishwasher, fridge freezer and washing machine. The living area is fitted with a TV and good WiFi. Each of the two bedrooms has an ensuite and there is also a separate toilet. It is south facing with boulangeries, and all the necessary shopping facilities within minutes. There are parks both to the front and behind the building, with Promenade des Arts to the front and two parks on Rue Foncet to the rear, one with a play area for children. The tram from the airport will take you to within 4 minutes.
To elaborate further on the location - It is a short walk in view of The Promenade du Paillon. It is minutes to the Old Town, and Place Garabaldi, where you can enjoy a wide selection of outdoor cafes and restaurants. Place Massena and the pedestrian zone is also only five minutes away as is the Promenade des Anglais. The situation could not be more convenient for holidays without a car.

Why they chose this property
When I viewed the apartment for the first time, I walked from the flower market, passing the Palais de Justice on the way where the square was filled with atmosphere. After a short walk from the old town, I was shown into the apartment (the builders were renovating and at work). I walked into the sejour which was filled with light from four big windows. I looked out one of the front windows and saw the view - Tour St Francis and the hills behind. I then walked through the rest of the apartment and it was equally bright, yet totally private. I loved the fact that there were two double sized bedrooms and two bathrooms. The beautiful old building and the big double doors at the entrance to the apartment were all original. The lift was modern and the building felt good. I went outside and walked around the area and I saw there were gardens at the back at Place Wilson and Gardens to the front one street away. A patisserie with delicious breads and cakes was a few buildings up so I pictured fresh croissants each morning. There were lovely local cafes, a small supermarket, and a general village atmosphere. I felt the area was peaceful as it was slightly away from the tourist trail, yet within a few minutes walk from it.
The agent had many apartments lined up for me to see in my three day visit to Nice. I decided on Rue Gioffredo almost immediately, even though I went along to see all the others. I reserved the apartment at the end of that day's viewing as I found it to be so special I was afraid the next person who viewed would take it! I have been so happy with my decision. This apartment is all that I was looking for!
What makes this property unique
The apartment is completely private from neighbouring ones. It is so bright and the area is all that I would wish for - a village like atmosphere in a city, near all the main attractions and restaurants, so convenient to public transport that I only rented a car once - on my first trip after purchase. The cafes nearby are friendly and I always receive a welcome any time I visit. It is so peaceful in the area that I find, even on a short trip my batteries are instantly recharged. The gardens and squares in the area have a neighbourly atmosphere and are lovely to sit in, perhaps reading a book if one does not wish to go to the beach or the Old Town.
