The Space:

A ground-floor one-bedroom apartment, furnished with everything you need for a great vacation (no stairs to climb except to reach the rooftop terrace).



It includes:

- A double bed in the bedroom

- A single bed and a sofa bed in the living room

- Air conditioning in the bedroom (cools the whole apartment)

- Kitchen with basic utensils and cookware

- Dining table

- Closet for hanging clothes

- Smart TV

- In-unit safe

- Linens and one towel per guest

- Shared parking space in the building (3 shared spots) plus free street parking

- Free Wi-Fi



Guest Access:

The building has 2 floors (8 apartments total). Upstairs there is a SHARED rooftop terrace with two palapas, hammocks, lounge chairs, a barbecue, a dining table and a bar with bench seating, available to all guests (7:00 AM to 9:00 PM).



- Loud music or noise is not allowed after 9:00 PM out of respect for the neighbors.



We use self check-in: we send you an access code so you can enter at your convenience within the established hours, avoiding any wait since we do not keep permanent staff on site. We remain available by message for anything you need during your stay.



The Neighborhood:

You are in the heart of downtown Cancun, walking distance from Parque de las Palapas, Mercado 28, supermarkets and convenience stores.



- Take the R1 or R2 bus on the corner avenue to reach the beaches and Hotel Zone.

- Taxis are easy to find on the corner avenue.

- Need private transportation or tours? Your concierge can help arrange them.



Getting Around:

The apartment is about 20 minutes from Cancun International Airport.



- We can arrange airport transfers or a trusted driver during your stay on request.

- You can also take an ADO bus from the airport that leaves you an 8-minute walk away.

- A car is not necessary, but if you have one there are 3 shared parking spaces for the apartments plus free street parking.



Walking distance:

- ADO station: 8 minutes

- Parque de las Palapas: 6 minutes

- Mercado 28: 10 minutes

- Bus to the beach: 5 minutes

- Supermarket: 7 minutes

- Laundry: 1 minute

- Convenience store: 2 minutes



Other Things to Note:

Please note:

- This apartment is part of a condominium with shared common areas, so some noise from neighbors, the street or animals can be normal.

- The condominium has visible security cameras in common areas only (never inside the units) to reinforce everyone's safety.

- Before arrival we will request a photo of each guest's valid official ID and a signed copy of the condominium regulations. This is required to authorize access and keep harmonious relations with the neighbors.

- You may encounter local wildlife (birds, geckos, small animals). Please respect them and avoid leaving food outside.

- Your reservation includes cleaning before arrival and after departure, plus basic welcome amenities (toilet paper, shampoo, soap). Additional cleaning or restocking during your stay is available for an extra fee.

- For the air conditioning to work properly, please keep doors and windows closed while it is on and do not set it below 21C.
