HOUSE RULES & TERMS OF OCCUPANCY

By confirming this reservation, the Guest agrees to comply with all rules outlined below. Failure to adhere to these terms may result in immediate termination of the reservation without refund, additional fees, and/or removal from the property.


1. CHECK-IN / CHECK-OUT
• Check-In Time: 3:00 PM
• Check-Out Time: 10:00 AM
• Early check-in and late check-out are not guaranteed and must be pre-approved:
• Early Check-In: $50 (up to 2 hours) / $100 (up to 4 hours)
• Late Check-Out: $50 per 30 minutes (maximum $150)

Unauthorized late departure may result in additional charges and/or removal.


2. OCCUPANCY & UNAUTHORIZED GUESTS (ZERO TOLERANCE)

• Only individuals listed on the reservation and explicitly approved by the Host are permitted on the premises at any time.
• Unauthorized, unregistered, or unaccounted-for guests are strictly prohibited.
• ANY violation of this policy will result in IMMEDIATE TERMINATION of the reservation WITHOUT REFUND.
•. Violations will also incur a fee of $215 per unauthorized guest, per night, and may result in immediate eviction.
• Parties, events, and gatherings of any kind are strictly prohibited.

3. NOISE & CONDUCT
• Quiet hours are strictly enforced from 10:00 PM to 8:00 AM.
• Excessive noise, disturbances, or disorderly conduct at any time is prohibited.
• Guest agrees to conduct themselves in a respectful and lawful manner at all times.

4. NO SMOKING / NO DRUGS
• Smoking or vaping inside the property is strictly prohibited.
• Violation Fee: $500 minimum
• Smoking is permitted outdoors only.
• Possession or use of illegal drugs or substances is strictly prohibited and will result in immediate termination of the reservation without refund.

5. CLEANLINESS & PROPERTY CARE
• Food and beverages are not permitted in bedrooms (water is allowed).
• Stained or damaged linens/towels: $25 per item
• Excessive cleaning required: $250 minimum additional cleaning fee
• Flushing wipes, paper towels, or foreign objects is prohibited. Guest is responsible for all plumbing repair costs.

6. ADDITIONAL RESTRICTIONS
• No pets – $500 penalty
• Moving indoor furniture is prohibited
• Driving or parking on the lawn is prohibited – $250 repair fee
• Parking is permitted in the rear of the property only; gate must remain closed at all times

7. BOOKING ELIGIBILITY
•Reservations from local residents of Georgia are not permitted and may be canceled without notice.

8. PROPERTY AMENITIES
•Additional towels and pillows are provided in the designated storage areas.

ENFORCEMENT

Failure to comply with any of the above terms constitutes a breach of this agreement and may result in:
• Immediate termination of stay without refund
• Additional fees and penalties
• Removal from the property
• Claims for damages through the booking platform

By proceeding with this reservation, Guest acknowledges and agrees to all terms stated above.
