📝 A minimum of 48 hours' notice is required to activate the pool heater. Once activated, pool heating must remain in effect for the entire duration of the stay and cannot be turned on and off intermittently

• While the home is regularly treated for pests, they are common in Florida, especially near the water, and sightings may occur. Refunds are not provided for pest-related issues.

• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.

• Construction or renovations may occur in the nearby area without prior notice to us.

• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.

• Amenities are controlled by the HOA and not us (e.g. pool, courts), and so we cannot guarantee they will always be available (sometimes HOA closes for maintenance/cleaning). We do not issue refunds for amenity-related issues.

• Please note that normal wear, minor imperfections, or pre-existing cosmetic marks may be present throughout the home due to regular use. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.



Guest Access:

Guests will have private access to the entire home, including all bedrooms, bathrooms, living areas, kitchen, game room, private screened-in pool, and spa.



You'll also have access to the community amenities, including:

Parking is available in the driveway for up to 2 vehicles. Please note that overnight street parking, parking on the grass, and blocking sidewalks are not permitted.

Just relax and enjoy your trip knowing small mishaps are taken care of. (Note: this is not insurance and does not replace travel or liability insurance. This self-funded protection covers up to $500 in accidental damage to contents only, such as linens, towels, and glassware.)



🐜 Pest Note: We treat the property regularly, but due to Florida’s climate, occasional pests may still appear. No refunds will be issued for pest sightings, though we’re always happy to address any concerns.



⚠️ Please be aware that certain situations beyond our control may occur, including construction or noise outside the unit, temporary closure of amenities, utility or city repairs, or issues on neighboring properties. As these are outside our control, we are unable to provide refunds for any related inconveniences.



🗑️ Additional Supplies: May be available upon request but are not guaranteed. If you run out, nearby stores are easily accessible. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer (if available) to refresh them. If your unit does not include laundry, on-site facilities may be available (fees may apply). For stays of 5 nights or longer, you may request replacement towels, subject to availability.



Please note that not all listings include laundry, so we recommend checking the amenities or reaching out to our team in advance.



🛠️ Repairs and Maintenance: While every effort is made to ensure all systems and amenities are in proper working order, we cannot guarantee against mechanical failures involving heating and cooling systems, appliances, televisions, internet service, pools, spas, or other equipment. Guests agree to promptly report any maintenance issues. Management will make every reasonable effort to address problems as quickly as possible. No refunds, credits, or rent reductions will be provided for mechanical failures, utility interruptions, maintenance issues, or construction activity in the surrounding area.



📦 Items Left Behind: If personal items are left behind and you request their return, a $25 service fee plus packaging and shipping costs will apply. We are not responsible for any loss or damage to items after departure.
