Our beautiful, spacious, three-level, oceanfront villa has three bedrooms, each with a terrace. Two terraces have an ocean view and the third terrace has a lagoon view. Each bedroom has a full bathroom and satellite television. The master bedroom also features a jacuzzi. Downstairs, there is a fully-furnished living room with a patio that has access to the two-level swimming pool and spa. There is a dining room which seats six, and a fully-equipped kitchen. An additional bathroom is located on the ground level. Daily maid service is available for a charge and room service is available. We can arrange the All Inclusive at a 50% discount.

The villa is located in the hotel zone at the Omni Hotel directly across from gourmet restaurants, convenience stores, banks, water sports activities, and fast food for the kids.

In addition to the two-level swimming pool with swim-up bar, the complex also has three restaurants for oceanfront or pool-side snacks, and fine dining, including Da Vinci which prepares wonderful Italian cuisine.

The complex also has well-equipped exercise facilities, a beauty salon, and full use of all hotel amenities. You will have to check out Kuku's Bar, located directly on the beach with swing chairs and a jacuzzi.

About The Owner

Susan and Steve live in Minnesota. We have 2 grown daughters who live in California, and a son who lives in Arizona. Susan is from N.Y. and Steve is from California. We have lived in Minnesota since 1993. Steve is retired from U.P.S.afterr 35 years and Susan takes care of the home. We love traveling and especially spending time at the beach.

Why The Owner chose Cancún

We purchased this villa after several trips to Cancun. Living in Minnesota where the winters are long and cold, we love to get away to a warm spot and Cancun is so convenient.

What makes this villa unique

Our villa is right on the beach and is located on the property of the Omni Hotel. There are an unlimited number of restaurants and shops nearby making our effort an easy one and our experience fantastic every time we are there. Also, our location at the Omni gives us access to all hotel amenities and they do a fantastic job maintaining our villa when we are gone.

We had a wonderful experience here! The villa is older, but immaculately clean, spacious, and perfect for a larger family. The owner, Steve, is incredibly communicative and helpful, and was very patient with my endless questions. The Omni is what I would call a nice, mid-range resort, but the lobby (newly renovated) is gorgeous, as are the pools, views, and beach area. The resort is extremely family-friendly (we visited with a rowdy three year old and a baby) and the resort staff were unbelievably gracious and service-oriented. We purchased the all-inclusive package all days of our trip — I honestly don’t think you’d want to be at this resort without the all-inclusive, as there is no other payment option at any of the bars or restaurants — and we were treated just as well as any other resort guest, even though we rented our villa privately from an owner. We received 50% off the all inclusive price since we were guests at a privately-owned villa, which was GREAT! The food was pretty good for an all-inclusive and the drinks were outstanding. Our favorite dinner spot was La Vista, a kind of Asian fusion restaurant, and our favorite for lunch was the taco bar, which is conveniently located right outside the back door of the villa! We did find lots of contradictory information about the dining options (hours, dress codes, kids vs. adults only, restaurant names, etc.) floating around, so be sure to ask the concierge about all your options and make your dinner reservations for your whole stay right when you arrive. The only slight negatives I can think of: The third floor bedroom is up a second set of very narrow stairs. It was fine for our group but that room would not work for little children or anyone with mobility issues. Likewise, the entire resort is on a steep hill, so it would be challenging for some people to walk up from the street to the lobby (we took cabs!) or down all the steps to the beach (though there are ramps for stollers and wheelchairs). The surf is very rough in this location so while it’s beautiful to watch, it’s not the best for swimming. Finally, the resort is extremely quiet after 9pm. There is no on-site entertainment after that time, and the only bar open at night is the small one in the lobby. None of these things really affected our experience but I thought I’d mention them in case they might be issues for anyone else. Overall, we had a wonderful time and hope to return someday soon. Great property and fantastic owner!

Outstanding...everything we expected and more!!

We had a wonderful time at the Omni in Cancun. The villa was in perfect condition. The views from the patio and balconies were stunning. The food at the DaVinci Restaurant was excellent, as usual. We also enjoyed the food at the new Indonesian Restaurant. We really appreciate the fine staff that makes you feel at home. The massages at the spa were very relaxing and invigoration.

All in all, we loved it!

Beautiful villa ,well maintained,omni has a wonderful staff and the views are spectacular! Beach was amazing ...second time staying in this villa and hope to have many more!! The owners are wonderful and made the experience so stressfree,have recommended the villa to many a friend knowin they would not be disappointed when going thru Steve and VRBO!!THANK YOU AGAIN FOR A AMAZING VACATION! !

A Villa in Paradise

We Stayed at the Omni in this beautiful villa for a week. It was as though we had our own beach house situated at a lovely resort! We had plenty of room and the views were delightful! Access to all of the restaurants and pools were steps away. The owners of the villa were very responsive and answered all of our inquiries. We couldn't have asked for more except we wish we were still there.

Perfect Family Vacation

This villa was perfect for our family. We have two small children who loved the extra space, playing in the front lawn, and then walking right down to the pools and beach! The Omni Hotel is good (not great) but the beach is beautiful and by staying at the villa you're in your own separate world - would highly recommend.

Loved the Villa

We stayed in the Villa for one week in January with our two boys, ages 18 and 20. Typically in Cancun we would have to rent two units, but we wanted something where we could be together. It's a very nice unit with everything you'd need. Nice sized kitchen with full fridge, big living space, kitchen table for 6, walk out the sliding glass door and across the grass to get to the pool area (very convenient). I slept really good - usually I don't the first night or two. Air conditioning worked great- they have zoned controls, so each bedroom, the kitchen and the living area all had temp controls. It was nice and cool when we arrived. Wi-fi is available for purchase - we did this only one day and were able to get online right in the villa. There are 3 computers in the Omni available for guest use free of charge (printer in there too). The property is on a really nice part of the beach - we were in the water almost every day. Pools are nice, water cool, but it feels just right on a hot day. Walked to Aqua World for excursions that we booked at the activity desk. Never once approached by timeshare sales. Front desk very nice & helpful. Beautiful views from the windows/patios. Each room had a small patio with furniture. Each room had it's own bathroom. It was so nice not to feel like we were on top of each other the whole trip. There's a small store across the street if you need some groceries, water bottles, etc. We did half our trip all-inclusive. Cost was $99. per day per person. Breakfast buffet good, but we all liked lunches the best - couple different options and we didn't even go to the buffet because the other options were good. Pool side and beach side service was good. Sushi bar was awesome, and they are adding a Taco bar, which will be really nice. Overall a great family vacation for us - we hope to get back there again.
