Created 2 years after the final Lord of the Rings film was released, these 2 motels are bermed beneath a hill where sheep and a donkey wander for grazing. From the exterior, these units look like a perfect Hobbit Hotel.
For your comfort, the interiors are scaled to regular size so no bending is necessary.
Each unit features a suite with queen bed, living area and kitchenette. There is a separate bedroom with 4 oversized single beds. In total, each motel can sleep up to 6 people making it ideal for visiting families or friends.
There is also a large bathroom with shower and toilet facilities.
The kitchenette features an electric hob, refrigerator and microwave allowing you to warm simple meals or have a hearty breakfast. Outside there is a BBQ for your shared usage.

Everything we were hoping for. Friendly welcome, clean and had everything we needed. A 2 minute drive to Waitomo Village for very tasty dinner at the pub. Able to live out our Hobbit fantasy with amazing room and imaginative art work. Would definitely do it again. Completely unique experience.
It was exactly as described. I think previous reviews were very harsh and unfair. I was concerned after booking and reading the reviews, but was pleasantly surprised. The location was very close to Waitimo caves. We needed a late check in and Jim was very accommodating and helpful.
This place was cute! It's in a little park area with a lot of fun stays. There are two rooms- the main room includes a bed and a kitchen / dining table and the other is a small room with a bunch of bunk beds. It's tight- but it's cute!

This property was very unique and a great place to stay, especially after visiting the Hobbiton Movie Set earlier in the day. The rooms did smell a little like “Middle Earth” when we arrived, but the fans were running and the owners were obviously trying to deal with the problem which was much appreciated. Opening the windows and leaving them open helped as well. It was spacious and well able to accomodate 5 adults. The water was lovely to shower in and great for drinking. The location was just a few minutes down the road from the Waitomo Glowworm Caves, which was perfect. Would come again.
We stayed one night here in the Hobbit 2 room. It is in a great location right next to the Waitomo Glowworm caves and the surroundings are beautiful! After visiting Hobbiton that same day, it probably set our expectations pretty high and it’s hard to compare the two. It was fairly clean but we did have a dirty towel and some of the other towels had stains. The inside is also pretty dated and could use some updates, especially the bathroom. We were very comfortable though and slept well. Overall we would give it a 3/5 with the dirty towels, but it’s hard to beat the location :)
Very quirky place. My teen was thrilled about idea of staying in a Hobbit hole...but this was only marginally fun experience. The place was mostly clean, but aging. The queen bed was horrible. Mattresses in need of replacement and overall interior updates. Couch very dusty and bathroom was very DIY.
We stayed here with our 2 kiddos ages 10 & 12. It was clean and cute and the kids were totally blown away by the experience of staying in a hobbit house! It definitely has a motel vibe, and the kitchenette is small, but there were some
decorating touches that really added to the hobbit feel. The owners provided space heaters that were really nice to have, but the bunk room definitely developed a musty smell that we couldn’t get rid of. The property is really pretty to walk around and super close to the glow worm caves, but the area is quite rural so we had a hard time finding places to eat after 8pm. Overall it was fun and unique, and we were ready to go after 2 nights.
We were told that our booking for Hobbit Guest House was invalid even though we contacted the host before we arrived. We were placed in a different property with the same number of beds but the smell was terrible — would not have stayed if we’d had another option. There are no exterior lights so you’ll need a flashlight to find your way on foot in the dark.
