Stunning Seafront Penthouse w/ Private Sun Terrace & Direct Panoramic Sea Views
This small, beautiful and unique penthouse apartment directly faces the sea at the very front of this iconic L-shaped Grade II* listed Modernist building, Being right at the top and front it enjoys stunning uninterrupted panoramic sea views from the living room, bedroom, and the 7.3 x 1.7m private sun terrace. Patio doors open onto the terrace from both the living room and bedroom enhancing the wonderful direct sea view.
Please note that while the apartment can sleep four with sofabed, it is ideal for a couple or two adults with up to two children and the sofabed is only suitable for children. We cannot accept bookings for three to four adults. The apartment is only suitable for children aged 4 years and older.
The penthouse is small but beautiful, furnished and equipped to a very high standard with everything you may need for your stay including high quality Egyptian cotton bedlinen and soft White Company towels. It has fast wi-fi and wall-mounted LCD televisions in both the living room and bedroom, and enjoys a beautiful bespoke Italian blue granite kitchen and a stunning designer bathroom with luxurious under-floor heating.
Embassy Court is a beautiful Grade II* listed 1930s Modernist building with a distinctive L-shape with apartments facing the seafront or the side road. Our apartment directly faces the seafront right at the top of the building so the views are uninterrupted and absolutely beautiful in all seasons. The stunning foyer with curved glass windows has a historic replica of the original 1935 mural by Edward McKnight Kauffer, famed for his London Underground posters of the 1930s.
The architect, Wells Coates (who also designed the Isokon building) created the top floor of apartments as the first ever purpose-built penthouses in the UK, so the apartment has a lovely architectural significance. Wells Coates's main priority for the apartment was pleasure and making the most of the panoramic view so the private sun terrace, windows and glass doors run the entire length of the apartment giving a beautiful light and sense of openness and space.
Please note that the bedroom is very small and has restricted access to the window side of the bed, but there is nothing better than lying in bed listening to the waves and having the uninterrupted sea views pouring through the windows and patio doors. You just need to sit up in bed to look out to sea!
The apartment is walking distance to central Brighton and Hove with all its coveted shops and restaurants, and the Pier and The Lanes are only a short stroll along the seafront. There are many fantastic amenities on our doorstep including one of the best rated restaurants in Brighton, The Gingerman. Waitrose, Sainsbury's and Taj supermarkets are just a few minutes walk, and Brighton and Hove stations are a few minutes by taxi. Gatwick Airport is thirty minutes by train, and London fifty five minutes by train. We are always available to you for tips, advice, and recommendations.
LIVING ROOM (4.2m x 3.2m) Directly facing the seafront with uninterrupted panoramic sea views running the entire length of the room, with doors opening onto the private sun terrace. Scandinavian wood floors, sofa seating for four (converts to small double sofabed, suits up to two young children but too small for adults), wall-mounted LCD TV, wi-fi, dining table and chairs for four, two wall-mounted electric radiators.
KITCHEN (2.6m x 1.9m) Fully fitted and very well equipped bespoke kitchen with bespoke real Italian blue granite surfaces and Siemens appliances (dishwasher, washer-dryer, fridge-freezer, microwave, convection hob and oven), plinth fan heating. Far-reaching views across Brighton and Hove to the Sussex Downs. Scandinavian wood floors.
BEDROOM (2.7m x 2.5m) Directly facing the seafront, a small bedroom with enormous uninterrupted panoramic sea views along the length of the room with doors opening onto the private sun terrace. Comfortable standard 4ft 6in standard double bed (please note this may feel small to those used to a King size bed or bigger), wall-mounted LCD TV, small wardrobe, Scandinavian wood floors, glass electric radiator.
BATHROOM (2.4m x 2m) Beautiful bespoke Italian fully tiled bathroom with luxurious under-floor heating and deep bath with shower over.
SUN TERRACE (7.3m x 1.7m) Directly facing the seafront with stunning uninterrupted panoramic sea views, fully tiled large sun terrace that stretches the entire length of the apartment with designer planters from Chelsea Flower Show award winner Fernando Gonzalez, dining seating for four.
Please note that the apartment is for the quiet enjoyment of the number and those named on the accepted booking only and parties and gatherings are not permitted. Use of the sofa bed is by prior arrangement only.
There is lift access, though note being a 1930s listed building the lifts are small and take their time. As a listed building with some steps and the lifts being small we regret that there is no wheelchair access.

Wow, what a beautiful apartment with amazing views! Very close to restaurants, bars and the beach but quiet enough to get a good night sleep. The view is amazing, and the apartment very comfortable. My sister and I really enjoyed our stay and loved the balcony. Olivia was brilliant at communicating all the details and a lovely host. We will be back!
Very stylish apartment with great location and views. Only downside was bed bit small for us (both fairly tall). Olivia was excellent to deal with and checked everything was ok for us shortly after our arrival.
Great location. Maintenance fellow very helpful and friendly. House keeping could be improved cupboards in the kitchen should be cleaned up.

Hi David, thanks so much for your review. We’re usually praised for our cleanliness so apologies if we dropped a ball and you felt the cupboards not to be well organised. Had you mentioned this when we messaged during your stay to check all was okay for you we would have happily come and rectified anything for you straight away but you replied that you were happy with everything.
I understand from our changeover team that you arrived at 10am rather than the after 3pm check-in time advised in the listing and the check-in info we send, but am happy to know that we were able to help store your luggage as this isn’t a facility that we’re usually able to offer. I understand that you were also unhappy when you returned again at 2pm, but am glad the team had just finished getting everything ready for you so were able to give you access to the apartment then, and had already taken your cases up to the apartment for you so you didn’t experience any delay in retrieving them, which I hope was helpful.
The different moods of the apartment constantly reflected the weather - in four days we had winds, rain, mists, sun and cloud, and clear blue sky. It was wonderful to be so high up and feel the sea almost come into the room. The apartment was small (especially the bedroom) but really well appointed with everything we needed and good lift access to the promenade. It was also clean and cosy. I shall certainly return.

First of all, the booking process was easy, Olivia was really friendly and replied to us in hours. The check-in process was as easy as it can be and the flat... it is amazing! The whole apartment is like a window to the beach! It is bright, clean, it has everything what you may need and quiet. The balcony is huge and lovely. The bedroom was so, so cute and the bed was really comfy ! Me and my girlfriend loved it. The kitchen is fully equipped just as well as the bathroom. The living room is amazing, with the view and it is spacious. There are two smart TVs, amazing WiFi, and literally everything. I can not find anything bad and I have to say, I am picky! The building is between Hove and Brighton, the best place in my opinion. It is quiet but if you walk 1-2 mins you arrive into the center of Brighton.
Olivia was easy to contact, friendly and so helpful !
We can only recommend this apartment! We spent an amazing 9 days here and we will definitely come back as soon as we can!

We were blessed with amazing weather during our stay. Brighton is a vibrant, busy location with lots to see and plenty to do which was right up our street.
We parked up in our parking spot arranged through Olivia at the back of Embassy court (additional cost- cheaper than other parking spots in Brighton) and there the car remained until the day we left.
Originally we were only supposed to stay 4 night but extending our stay by another 3 nights.
I was loved walking around taking in all the sights and all that is on offer.
We had many a lovely strolls along the beach front where we stopped and had a drink and fish and chips.
There are plenty of places to eat and drink with a variety of choices on offer.
The apartment is well equipped with a dishwasher, washer/dryer, iron, ironing board, clothes horse, vacuum cleaner, hair dryer and TV in the lounge and bedroom with access to Virgin TV and Netflix.
The apartment is beautifully laid out and both the bedroom and lounge has access to the balcony with the most amazing views of the sea and promenade .
The i360 is visible from the balcony as well as the bandstand where most nights you can watch couples dancing which was beautiful. My husband wanted us to join in but I had to remind him that neither one of us can dance!

This is small but beautiful flat in a very interesting building with a balcony with super views. Both the main bed and the sofa bed were very comfortable. The kitchen and bathroom were both a good size. The kitchen was well equipped.
Gorgeous flat with wonderful sea views, beautifully furnished - absolutely everything had been thought of and provided; host was incredibly kind and helpful and nothing seemed too much trouble.
This historic architectural landmark is a perfect entré to a stay in Brighton. The apartment was as chic as when it was first built in 1935. I stayed here with my daughter for a very special few days before dropping her off at Uni. The large windows and outdoor terrace offered spectacular views of the seafront, which were heightened by the endless sunsets and sunrises we enjoyed during our trip. Daylight floods the spaces throughout the day, and this made the apartment feel lovely, warm and vibrant. The apartment was well maintained and clean. Olivia made us feel very welcome and answered our questions immediately during our stay. We will definitely return to this amazing penthouse soon!

Balcony stunning,weather incredible and the walks along the front………….awesome.
The apartment was even better in real life than in the photos! To be able to walk onto the terrace and see the beach, the sea and the whole of the Brighton and Hove foreshore, knowing we could enjoy it for a whole week, was wonderful. Comfortably equipped, tastefully decorated, even brilliant weather (possibly not organised by our host!), we’re already thinking about booking for next year. Well worth paying for the on-site parking (we put our luggage back in the car so as not to clutter the apartment).
The apartment is cozy and exactly as advertised. The first thing we noticed upon entering were the lovely views of the English Channel. You can see the stars at night from the bedroom. The bedroom is small but adequate for two people of average build. Heating and water pressure were great and we especially appreciated the heated bathroom floor. The local area has lots of restaurants and grocery shopping. Unfortunately we did not have great weather during our stay, but the coziness of the apartment made up for it. We would definitely stay there again.
Super cool apartment in iconic Grade II listed building
My partner and I spent a luxurious, relaxing week in Brighton staying in this stunning apartment. We were so lucky to have the most beautiful sunny days for our entire stay which meant we could take full advantage of the balcony - the apartment is on the tenth floor and looks out directly over the beach and sea beyond. We ate breakfast there often and sat listening to music, reading a book or watching life going on below, the hardy sea swimmers early in the morning and some gorgeous sunsets over a chilled GnT. It's aspirational living at its best.
Although we had planned to travel around a little in fact we didn't leave Brighton at all! There is loads to do and see, and plenty of decent places to eat and drink too. We walked and ran the coast path, wandered the town, the Lanes and North Laine, headed to Hove and up to the marina. On the weekend we saw Sterephonics at the Brighton Centre which is only 10-15 minutes walk away. Following recommendations we visited The Gingerman restaurant only two minutes away and had the tasting menu and associated wine flight which was amongst the best meals we have eaten.
We paid a little extra to use the associated parking space which was worthwhile since parking is expensive generally in Brighton and not always easy to find. The apartment is brilliantly located and you can happily stay there and walk to explore not needing the car at all though!
The only tiny drawback we found was, as others have said, the bed felt a little small but it couldn't be any bigger in the room - and is a standard double I think. It's just that we are both tall people, so another time we might ask for sofa bed bedding so that we could, sleep occasionally in separate beds!
Olivia couldn't be a friendlier, more responsive host, giving very clear property instructions and information and checking halfway through if we needed anything. I believe that if you had any problems or requests she would be happy to help. Thanks Olivia, Tristan and Richard, we loved our stay.
The booking process was very simple and all went to plan for our 3 night stay to correspond with my wife’s birthday on 14th Feb.
It’s a lovely property with a perfect sea view and only a short walk to the BA i360 Tower.
We were central to everything including bars, shops and restaurants, so didn’t need the car at all once we had arrived.
You can make a local arrangement with Olivia (the property owner/manager) regarding parking prior to your stay. This worked well for us.
Storm Dudley came in whilst we were there, but it was no hardship to stay in with a takeaway and Netflix whilst the wind was howling. The penthouse had everything we needed.
Olivia messaged us early on in our stay to check that everything was ok. All was fine.
A summer stay here would be even better considering the views and the potential to get more use out of the balcony.
