A stone's throw from Canazei, the highest municipality in the Val di Fassa (1465 meters), at the foot of the impressive mountain scenery of the Marmolada, Gran Vernel, Sass Pordoi and Sella, lies the RESIDENCE ROACIA.
The two-storey attic flat, in a sunny and quiet location, just a few meters from the Sella Ronda ski lifts, overlooks a wide valley, leaving behind the forest full of paths for long walks.
Admitting the panorama of the valley you can see the Liguria Avisio stream, which runs along the link between "Penia" and "Canazei", which offers the Children's Playground, Ice Stadium and a small beach for the summer.

Great place between Canazai/Alba

Was a really great place for 6 of us to stay for a week in the mountains. Nicely located between two ski lifts and short walks to shops/restaurants, while being just out of the town. Only issue was the walk in ski boots to the bus stop is up/down a bit of a slope!

Great stay

We had a great stay at Residenz Roacia. The flat was spacious and just as shown in the photos. We could always reach Raffaela in case of questions. We went by skibus to the gondola, which was only 3 stops and arrived regularly.

Very clean and cosy

We had a nice time with 6 persons and 1 dog in the appartment. But it is not really soundproof, so you hear a lot from the other sleepingrooms, like snoring ... But when we are coming back to Canazei, we will rent this appartment again.

Property was clean and neat. There was no provided kitchen towels or any toilet Paper and with a late arrival the market is not open and we had to do without until the next morning. There were also no cleaning supplies for kitchen cleanup or washing dishes. Other VRBO residences where we have stayed provide those items. Other than that we loved the location and the quiet off the main road.

Quiet retreat for the Dolomiti

Great location for exploring the Dolomiti around Canazei, but without the hassle of staying in Canazei proper (as busy as the Dolomiti gets, I think). Has a “cabin” feel and nice pastoral view across valley from living room window. Ample parking and two-story condo make a good accommodation for a large group, although if you want four bedrooms expect one to have no privacy (it’s in a loft above the kitchen) and one to have only single beds. Owners were very prompt in responding to questions/requests. Kitchen was well equipped for our group of six but missing some items we’re accustomed to having supplied in a VRBO, such as a sponge, salt, pepper, paper towels, hand soap, etc. Although equipped with a Wi-Fi router, there was no internet access the entire week we were there supposedly because of ISP service problems, but we seemed to find internet connectivity everywhere else in the area we went that had Wi-Fi. We were also a bit taken back at how expensive “linen service” was (arranged by the owners but paid to a third party), given the price we were paying for the VRBO and the average to low quality of the linens (the “service,” BTW, is simply providing pillow cases, bottom sheet, and duvet/quilt cover for each bed used, and towels for each guest all on a per person basis — it’s not a recurring service). With the above caveats. I’d recommend putting this on the list of candidates if planning to visit the Canazei area.

Tolle Erfahrung in den Dolomiten. Wir waren hier mit 3 Paaren und 1 Single zum Wandern. Die Unterkunft hat uns allen sehr gut gefallen. Wir hatten alles was wir brauchten in gutem Zustand vorgefunden. Die Betten waren o.k. Das Bett auf der Empore ist für zwei Personen nicht so gut und die kleine Schlafkammer, die wir nicht unbedingt gebraucht hätten, ist besser für Kinder geeignet.Insgesamt gesehen haben wir hier eine sehr gute Zeit in toller Umgebung verbringen dürfen.

Sehr schöne Unterkunft

Die Unterkunft ist wirklich sehr gemütlich. Große Fenster machen einen schönen Ausblick auf die Berge möglich. Wir waren 10 Leute und haben uns sehr wohl gefühlt, für 8 Leute ist die Unterkunft perfekt, da so die Schlafcouch nicht gebraucht wird.

Wohnung mit Charme

Die Wohnung war bei der Ankunft sehr sauber und so wie auf den Bildern zu sehen. Selbst 10 Personen, davon 6 Erwachsene und 4 Kinder fanden in den unterschiedlichen Zimmern Platz. Wir haben unseren Aufenthalt in Canazei sehr genossen und fühlten uns in der Wohnung wohl. Die Vermieter Walter und Raffaella waren zu jederzeit erreichbar, freundlich und standen uns mit Rat und Tat zur Seite! Wir können die Unterkunft gerne weiterempfehlen :)

Schöne Wohnung in herrlicher Umgebung

Wir waren zu siebt in der Wohnung und haben uns sehr Wohlgefühlt die Schlafzimmer sind gut aufgeteilt. Die Küche ist gut ausgestattet mit allem was man so braucht, auch große Pfannen mit denen man auch für mehr Leute kochen kann. Die beiden Bäder sind auch schön und ausreichend groß. Die Wohnung liegt direkt am Waldrand in ruhiger Lage. Auch der Kontakt zum Vermieter war super nett und auf Fragen wurde sofort geantwortet, Insgesamt eine sehr schöner Urlaub, sollten wir wieder mal in die Gegend kommen würden wir wieder diese Wohnung buchen.

Modest, clean and sufficient inventory, but the appartment is not really suitable for groups of more than six adults. One bedroom is no more than a closet. And there was no place to put our bicycles.

Geweldige uitvalsbasis

Een zeer ruime woning van alle gemakken voorzien. Centraal in de Dolomieten met als absolute plus een geweldige eigenaar die kosten noch moeite spaart om het je naar de zin te maken. Geweldig.

A comfortable appartment, almost perfect

A big appartment, quite comfortable for 8 persons. 10 persons is maximum. Kitchen well equiped (but without microwave) Plus: The apparment has a good WIFI, which is not mentioned in the description Minus: Be prepared to find an apparment without any consumables: No toilet paper, no washing-up liquid, no dish washer tabs, no salt, no sugar, no oil, no coffee filters. So take it with you! Minus: Towards end of September we had unusually cold weather, even snow. There were some discussions until the central heating was turned on, and we had to pay 10 Euro per day extra.

Ottima soluzione per gruppi numerosi

Siamo stati ospiti del sig. Walter per una settimana. 2 famiglie con bambini dai 4 agli 8 anni. Spazi confortevoli. Ottima posizione. Dal salotto si può ammirare un panorama splendido soprattutto la sera quando tramonta il sole. La casa si trova vicino alla pista pedonale che porta al parco giochi di Alba lungo il fiume. Siamo stati molto bene. Vicinissima al bosco. Abbiamo visto caprioli e volpi. Straconsigliato!!!!

Wonderful stay

Stayed with a party of 8 adults, 2 children for a 10 day ski holiday. Very convenient location. 5 minutes walk from Ski bus to Canazei (3 stops away) which has direct access to the Sella Ronda. Hosts were very accommodating and helpful!
