About the property

1,300 SQFT, 1 Bedroom, 2 Full Bathrooms, 2 Living Areas - Sleeps 4

This historic Spanish Bungalow features a freshly reappointed interior and exterior. Fully restored, the home was originally built in the 1920s, and boasts authentic charm with traditional white stucco exterior, clay tile roof, cantera stone and wood floors, plaster walls, french doors and windows, and custom lighting (almost all on dimmers).

Mexican talavera tile direct from San Miguel de Allende adorn the entire exterior from the terra-cotta walkway to the front door entry. Curb appeal is through the roof with a professional landscape design complete with lighting (on timers). The house is wrapped in patios, from the side courtyard to the lush backyard. There are mature shade trees, nine redbuds that bloom with vibrant color in spring, and a miniature agave garden in back. There is an abundance of outdoor furniture for dining al fresco and lounging. The side courtyard is floored in cantera stone and offers a cozy spot to observe passers by and enjoy a cup of coffee in the morning. There is a gas grill available for guests.

The owners have furnished the home with pieces from their own collection of antiques and vintage finds from several parts of the hill country and boasts original art. A cool-mix of mid-century classic, Spanish Art Deco with the texture of artisans from Mexico… you won't find anything quite like it. The main living and dining areas are large enough to host gatherings with it's open-concept design and access to the side courtyard. You'll find a comfy sectional to sink into or a swanky glass and brass dining table to enjoy a meal. The well-appointed kitchen is fully equipped with refrigerator, freezer (w/ ice maker), stove and other various small appliances, not to mention a separate coffee bar.

The master bedroom (king-sized bed) is oversized with plenty of room for extra furniture pieces, sitting area, and office/study area. Equipped with flat-screen hi-def television with access to a cable, HBO and Showtime. It's all in the details with high-quality linens, bedding, wooden hangers, provided paper and handmade pencils. The adjoining full bathroom is very unique featuring a custom Mexican Art Deco design mixing glass block, cantera stone and travertine materials. A true walk-in shower that will fit two. A Stackable washer/dryer unit is hidden behind louvered doors for your convenience. Shampoo, conditioner, body wash, plush white towels, hair dryer, iron, ironing board - it's all there for your benefit.

The second bedroom/den features a 42" flat-screen hi-def television with access to a dvd player, cable, HBO and Showtime. There is a glass shelved bar with everything you'll need to mix your favorite beverage. This space can be enjoyed as a second living area or easily closed off and converted into the second bedroom with the use of the sleeper sofa with memory foam mattress (this room also has it's own closet as well), guests can have their own bathroom and make use of the cream and blue talavera tiled full bathroom with walk-in shower and hand-pressed tin light fixture.

The house is equipped with a wireless internet cable modem for convenient access.

Please note: Please inquire with the owner if you would like to bring your pet. Upon approval, a non-refundable additional pet fee of $50 per pet applies.

Why Laura & Micah Fore chose Kerrville

This is such a special property... everyone knows and admires this house. It has a rich history from it's inception in the early 1920's and was once owned by entrepreneur, James H. Avery, founder of James Avery Craftsman. We were very excited to acquire it this year (2016) and decided it was far too special to keep it all to ourselves... we had to share it with others. Our family and friends have enjoyed this property over the years (when it was owned by my dear friend, Paco Espinoza (owner of Francisco's restaurant) for almost thirty years! We hope that you will fall in love with it just as we have... the name is Casa Carmen in honor of Paco's mother, Carmen Avery. She was an incredible woman, and once the lady of San Miguel de Allende in Mexico. We had the honor of being friends with her and considered her an extension of our own family - I hope she would be proud.

Peaceful retreat

  • 5 of 5

There is something special about Casa Carmen. We arrived very late, but the minute we opened the door we were welcomed by a very serene and peaceful interior. The sofa in the main room is very comfortable and the one in the back living room is also very cozy. The patio was perfect to drink coffee in the morning and the backyard very inviting for a chilled drink in the evening. Location is great, as this is couple of streets off the main road crossing Kerrville. We will definitively stay there again for our next trip.

Perfect option for visiting family

  • 5 of 5

We had a great stay. This was a perfect option for visiting family over a long weekend to attend graduation. We were able to have some people over on our terms rather than being on everyone else’s schedule. It was just ideal. The bed was super comfy. Each kid took up residence is a separate living area. It was a great option for a family of 4 with two teen kids! We will be back.

Charming house, busy location

  • 4 of 5

Although the Casa Carmen has great street appeal, the location is both a blessing and a curse. The house is within walking distance to downtown Kerrville and the Guadalupe River Trail, which are absolutely wonderful; however, the home is located on a very busy street. There is non-stop traffic day and night and, because many of the nearby homes have been converted to small businesses, cars are pulling up and leaving all day long. Also, there are a lot of barking dogs in the neighborhood. So, although the courtyard, patio and backyard at the Casa Carmen are very nice features, due to constant street noise and barking dogs, they are anything but quiet! But, if you don’t mind busy and/or have pets of your own, location won’t be a problem.

Overall, the house is a nice rental but there are a few issues to be aware of. The bedroom, den and living room are all good sized rooms; however, each one is located on a slightly different level and it takes a few days to get used to stepping up and down when you walk between them. Until then, plan on stubbing your toes a few times and be sure to bring night lights! Also, except for the bathrooms, the rooms are divided off using curtains and not doors. This is stated in the property description and isn’t a problem for two people, but if you are a party of four, expect limited privacy!

Although the kitchen is small, it’s charming! It’s equipped with adequate dinnerware and cookware and includes a well stocked coffee bar. Plus, there is a great BBQ grill in the courtyard. The bed is soft and the furniture throughout the house is fine if you are here for a short stay, but if you’re planning a long stay, it’s hard to get comfortable. Both bathrooms have good vanities and great showers and the stacked washer/dryer unit works well. Also lighting, both inside and outside the house, is excellent and the numerous, corresponding switches are all labeled (thank you!). Furthermore, the house has two smart, flat screen televisions and the TV and internet services are fast and reliable.

Last but not least, Laura and Micah are conscientious homeowners and very responsive to any problems or needs. They keep the house clean and generously stocked with linens, towels, paper products and toiletries (shampoo, hair conditioner and body wash) and are wonderful to work with! Mil gracias!

Hill Country Paradise...

Nestled on the banks of the Guadalupe River, Kerrville is a vibrant community that is the capital of the Texas Hill Country. Its friendly people and majestic scenery make Kerrville a natural place to live, work and play. We boast a community rich in culture and heritage. Our local lore includes many inspiring stories of heroic deeds by our early German pioneers and the cowboys who began major cattle drives in Kerrville as they headed north on the Great Western Cattle Trail. Our community has continued to thrive since its foundation in 1889. Kerrville is home to a multitude of popular events and attractions that draw visitors from all corners of the globe. A few of our world class events and attractions include the Official Texas State Arts and Crafts Fair, Kerrville Folk Festival, Museum of Western Art, James Avery Headquarters, and Schreiner University. Kerrville is best known for its beautiful parks such as Kerrville-Schreiner Park, Louise Hays Park and Flat Rock Park that line the Guadalupe River which runs directly through the City and is treasured by those who live in and visit Kerrville.

All of these events and attractions occur within the backdrop of stunning natural beauty. Wildlife abounds throughout our endless rugged hills where they water at spring-fed creeks that meander around the tree topped peaks and through the sunny meadows of the Guadalupe River Valley. We cater perfectly to those who enjoy the outdoor lifestyle with our mild climate and easy river access. Lose yourself while exploring the wildflower blanketed fields down to the towering cypress trees of the river's edge. We have wonderful access to the Guadalupe River right in our own front yard. The recent opening of the first segment of the long awaited River Trail, with access from the Riverside Nature Center, is an excellent opportunity that can be used to stay fit or to simply enjoy the beauty of nature.

Kerrville is fortunate to be home to three distinguished golf courses with Scott Schreiner Municipal Golf Course, Riverhill Country Club, and Comanche Trace. Our cultured atmosphere offers an array of interests for fine arts with our outdoor amphitheaters at The Point Theatre, Louise Hays Park, and Kerrville-Schreiner Park. Symphony of the Hills, Broadway Musicals and a variety of plays are performed at the magnificent Kathleen C. Cailloux Theater and Schreiner University.

From enjoying wildlife and nature while camping at exceptional parks to appreciating the fine arts, there is certainly something for everyone here in Kerrville. With acclaimed local attractions and an endless display of natural brilliance, Kerrville is truly a Hill Country paradise. This Hill Country enchantment seems to capture the hearts of those who experience its beauty. With our relaxing Hill Country setting, you'll see how easy it is to truly Lose Your Heart to the Hills.
