Nicely renovated with great views
Wonderful family vacation over the 4th of July!
My family had a great vacation at the King & Prince in this condo. The views were beautiful of the beach and the arrangement of the 3 bedrooms with 3 baths worked out perfect for our group. Easy access to the pools and beach. A Big Plus - we could rent for less than a full week!
Kitchen was well-appointed as we cooked in and grilled a couple of nights.
We would love to come back.
We booked this unit last summer as we have stayed at king and prince/hotel many times and were looking forward to the location and the fact that this unit is 3 bedrooms so that my Mother and Father could come as well. The pictures looked great. Let me just tell you it was horrifyingly dirty. I will admit I am the type of person that does pull back the sheets to make sure they are clean but from the minute we walked in we were in shock. It looked like a frat party had taken place the night before. The toilets were filthy. Literally pee on the sits, scum in the bathtub, dust bunnies in every corner of the carpet. The kitchen cabinets had finger prints and gunk all over them. Residue all over the refrigerator shelves. It was straight nasty. It was the first family vacation we had in 1.5 years and we knew we couldn't book a hotel room at that point because of my small children as well. So I literally sent my husband to get Clorox wipes and bleach spray and spent the first 2 hours of our vacation disinfecting so that I felt comfortable enough to bath my children in the tub. We did call the owner and he did act apologetic and gave us a small amount of money back. He sent someone over to "clean" (she had a roll of paper towels and windex) and the girl literally said this happens all the time and he doesn't care. There was nothing she could really do because honestly this place needed a full blown deep clean. The bottom line is it didn't matter what he did or said this place was a complete misrepresentation and I would hate for this to happen to your family as well. A disgrace that someone could be so completely dishonest. And for the record, it had nothing to do with needing luxury or freshly updated décor. It was just plain FILTHY!
This guest was a nightmare from the beginning. We had a same day turnaround our villa and needed every bit of time between the 11am check out and the guest's scheduled check in time of 4pm to get the place clean. We had made no arrangements for an early check in but the renters large family arrived at 2pm and checked in to the villa while our maid was still trying to clean. It is nearly impossible to give a good housekeeping service with a large family with small children under your feet. Later that day, the guest called me to complain that the unit was not clean. The housekeeper and I then went back to the villa and addressed all the renter's issues while she "supervised." Before we were finished, guest began asking about a refund. The paperwork she had signed specifically stated that there would be no refunds. However, in the spirit of good faith, I offered to refund 1 night of her 4 night stay as well as the cleaning fee. Guest accepted this offer. On the last day of her stay, guest called to ask about a complete refund. When I denied her request she insinuated that without a full refund she would write a negative review like this one. Upon post check out inspection, I discovered the guest had left the villa in disgusting order. Food and crumbs in all rooms. Any hard surface that could be greasy or smudged was. The carpets had to be cleaned because of what I believe was vomit in one of the bedrooms. Guest should have been charged for this but was not.

Had a great time on Mother's Day weekend. We stayed in the 3 bedroom condo and could not have been more impressed with the oceanfront location. We got a great deal and the well appointed condo accommodated our family of 6 very comfortable. The property manager was friendly and easy to deal with. My wife and I hope to come back soon and stay in the 2 bedroom condo.
The condo receives "Two Stars", one for location and one for the ocean view. Otherwise, the unit was not up to SSI standards. It is very tired, with awful slip covers on the furniture, lumpy beds and a stale smell throughout. Clearly, it is in a nice development in King & Prince, but it appears that it has not been updated in awhile. The price was right, and now we knw why.
First, let me say that on 2 of the 3 nights that these people were staying in our unit, I received complaints from other guests in the building about the renters being drunk and causing commotion in the villa. Second, it is very unreasonable to post a negative review of this property when I was never given the opportunity to rectify any of the renter’s issues. This renter made absolutely no attempt to contact me during their stay. If contacted, I would have gladly removed the slip covers, flipped the mattresses and provided an air purifier or somehow dealt with the odor the guest was experiencing. The renter viewed photos of this property prior to booking that clearly showed him what to expect as far as interior décor. This is not a brand new villa and it is priced as such. Slip covers are for the durability of the living room furniture in a beach vacation rental such as this. This is the first complaint we have about lumpy beds which leads me to believe that these renters damaged the beds causing them to be lumpy, but like I said, I would have been happy to flip the mattress. Both our maid and I were in this villa the morning before this guest checked in and detected no stale smell but I would have gone to great lengths to make this renter happy if only given the chance. Our previous renters checked out of this villa 3 days before this guest checked in and upon check out, the previous renters thanked me and said how much they enjoyed everything about the villa. If we determine that through these false accusations that we have suffered economic harm, we reserve the right to pursue other remedies against this malicious maligner. Contrary to what this renter indicates, we have never allowed pets in this property.
VRBO.com offers renters a service that allows them to anonymously post libel against vacation rentals and their property managers, causing economic damage, yet offers no reciprocal service for property managers to post reviews of renters, be they good or bad. I find this to be a very biased and inequitable way of conducting business.
We stayed in the 2bedroom/2bath property for 2 nights in January 2012. The view is AMAZING and the place was very clean and neat. We will definitely rent the property again –you can’t beat that price and location!
