Experience the serenity of this bayfront retreat, featuring two spacious split-level patios overlooking one of Newport Harbor’s quiet side channels. This ground-floor 3BR/2BA home has been beautifully remodeled with a modern beachside design and high-end furnishings and décor throughout. Professionally outfitted with comfort and convenience in mind, every detail has been considered to create a relaxing and memorable Newport Beach getaway.
LIVING & DINING AREAS: The living area features a comfortable sofa set arranged around a cable TV. A bay-view dining table with seating for eight offers the perfect spot to gather, while large bayfront windows and sliding glass doors provide abundant natural light and seamless access to both patios.
BEDROOMS: - Primary Bedroom: King-size bed; cable TV; en-suite bathroom - Guest Bedroom 1: Queen-size bed; access to hallway bathroom - Guest Bedroom 2: Twin-over-full bunk bed with a twin trundle
OUTDOOR SPACES: Enjoy two split-level bayside patios designed for relaxing and entertaining. The lower level features a dining table with seating for eight, a market umbrella, and a propane gas BBQ grill. The upper level offers cushioned outdoor seating, creating a comfortable space to unwind and take in the bayside setting.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire 3BR/2BA ground-floor residence. This includes all interior spaces and the two split-level bayside patios. The upstairs 3BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listings or contact our office for more details.
The dock area is available for guest use, offering a convenient launch point for rented paddleboards or kayaks into the channel. Please note that the residence does not provide kayaks or paddleboards; guests are welcome to bring their own or rent from nearby businesses. Boats are not permitted. For safety, guests are responsible for supervising all members of their party while using the dock.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared washer and dryer are located in the garage. Please note that guests must bring their own laundry supplies.
Parking: One space in the shared double garage. Fits midsize vehicles. Garage dimensions 82"H x double wide. Neighborhood street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Overall we had a wonderful stay & enjoyed the beach house & location! We would like the host to update some of the details about the property: The home is NOT for 8 people, If you bring 4 couples one couple would be sleeping on the ground on 1 inch mats as the couches do not have a pull out bed. The washer and dryer in the shared garage is free, you do not need quarters. The neighbor above us was super annoying and kept interrupting our stay because of the shared parking. The easy checkout was very nice! Nice property on the harbor!

Overall a great property and location was amazing. In the harbor and a very short walk to the beach.If I had any complaint at all, was the 10am check out time. But that’s just being picky. Would definitely rent again.

This was absolutely one of our favorite places to stay in this area! So quiet and peaceful place was so clean, not a speck of sand on the ground, which is unheard of for beach rentals… Walking distance to a grocery store and some restaurantsand a beautiful beach a block away ! Beds are comfortable and the kitchen is well stocked… so nice that you could take out the kayak and the paddle boards ..we brought our own but they had extra there so you can really enjoy the bay ! weather was perfec!! Best time of year .. October. Beautiful sunny weather and no crowds absolutely a dream come true.!! So comfortable for my family of Four! We will definitely be back!!

The property was great! We took a last minute trip to Newport and had a blast! The only thing that was missing was a washer/dryer. The outdoor space was gorgeous!

House is beautiful. The only downside was that the kitchen sink faucet really needs to be replaced water pressure is extremely low and one of the shower doors also needs to be replaced because it does not close correctly.

Very nice “beach house”. We had a great week. No issues with plumbing or anything. Garage is tight but that is expected for a “beach house”. Great patio to hang out on.

Loved the location of the property. It was close enough to walk to the beach and grocery store. We loved the outdoor area, sitting outside watching the boats and paddle boarders passing by.
The property manager emailed me right back when I had a question, and followed-up to make sure everything was going ok.

I recommend using Beachview Realty
This was our second time to travel to California and use Beachview Realty for our rental. Both experiences have been excellent. Rentals were clean and ready for us. Check in was easy and staff followed up to see if everything was good. Prior to selecting our rental, staff was super helpful in finding the perfect house that met our needs. I recommend using Beachview Realty for your rental needs when traveling to Newport Beach, California.
The house was very clean and well decorated inside and out. It was a short 20 minute drive to Disney. It is a short walk to the beach which is great for a relaxing day on the beach. The only downside is there is always construction in the neighborhood so you will hear some construction noise during the day.

We had a fantastic time in Newport
We had a fantastic time in Newport last week, made all the better by the service we received from Beachview Realty! Our family rented one entire house (2 units) and found it exactly, or better, than described! They were both immaculate! We also rented some extra items like chairs, pack'n'play, wagon, roll away bed, etc., all affordable and all of it was there when we arrived. When we go back (can't be soon enough) we will definitely use Beachview Realty!
Pros- Location, Patio and cleanliness
Cons- it’s old and it shows….paint, floors, drywall,etc. the quality of amenities is poor- from the kitchen plate to the towels.
There are several inexpensive things you could do to make this place great (vs.good) Suggestions-drywall, paint, floors, toilet paper holder, provide Kleenex, replace kitchen dishes and utensils, new couches and master bed frame and mattress, add real doors for closets.

Overall good place and I would have given a higher rating if they would have solved the noise issue above the unit. Poor planning when they remodeled as they could have put in better sound barriers. You could hear way to much...footsteps, conversation, and it did not need to be that way. I probably would not stay there again, unless I was 100% sure that there was no one above me.
The walls/ceilings are thin. After signing waivers for no partying a party occurred above us. Extremely frustrating when little ones woke up.
There was a trick to secure a door and that was not shared until after we left.
Overall nice area, not a great place to stay. Disappointed.
