Tax- Xirfi is a nicely converted 200 year old farmhouse situated in the small village of Kercem. It is 5 min drive away from Victoria and ten minutes from the nearest beach Xlendi.

The farmhouse comprises of a large arched lounge with open log fire-place , TV , free internet access, a bathroom, bedroom, kitchen and dinning combined and also a small courtyard on the ground floor.On the first floor there are two sunny terraces,a bbq area and two bedrooms, one of them en suite .All three bedrooms are air-conditioned. The A/C are connected to a coin metre pay per use.

Gozo farmhouse.

Very traditional limestone vaulted house. Very well equipped. The washing machine was very handy when you're traveling with just carry on luggage and the sun terrace was excellent for drying laundry as well as a place to relax and soak up the sun. Our host was amazing, She was very understanding about us arriving late with flight delays and trouble with the hire car. The only negative is there is a lot of construction happening on the island and the road outside the property seems to be where the trucks head to the quarry, so you can be woken quite early. There are shutters on the windows that greatly reduce the noise but you can't completely avoid it when a thundering big truck passes. However we thoroughly enjoyed our stay and it's central enough to be able to explore the island. Would book again.

altes Farmhaus mit Charme und viel Platz

Wir hatten eine schöne Woche in Kercem. Das Preis-Leistungsverhältnis für die Unterkunft ist sehr gut. die Bushaltestelle liegt in 2min Gehweg entfernt und es gibt einen kleinen Supermarkt und einen Bäcker 5min entfernt.Das Haus ist sehr alt mit viel Charme, falls man allerdings Comfort möchte sollte man etwas anderes buchen. Jetzt im Winter ist es abends etwas kühl dort, aber es gibt eine Feuerstelle die wir benutzen durften. Die Küche ist gut ausgestattet. Die Vermieter waren sehr freundlich und kamen am nächsten Tag, wir hatten einen einen self check in. Die Kommunikation via Whatsapp war prima.

Travelogue

-Despite the flight delay, the pick-up service worked very well. As well as the transfer to the airport. Thank you again. -Accommodation corresponds to the listing and pictures are identical. -Furnishing is functional and good. Everything you need in the house is available. -Maria and her family are very nice, friendly and helpful. A gracious and hospitable person and hostess. Thank you very much again for everything. We would love to come back...:-)

Altes Bauernhaus leider mit einigen Nachteilen

Leider einige nachteile. -KLIMAANLAGE MUSS EXTRA BEZAHLT WERDEN -dreckig klobürste voller kod -Mäuse die die lebenmittel fressen. -umgeben von baustellen. Jeden morgen um 5 wurde man geweckt. -nervige nachbars Hunde, die permanent bellen. -alles fällt auseinander und scheinbar wird nichts erneut. - schwer die finden - vermieten standen täglich vorm Haus, sogar nachts. Was ziemlich kontrollierend rüber kommt. -nachbarnhaus ist einstürzgefährdet. -sehr heftige temperaturen im Gebäude. Ohne klima nicht auszuhalten. Fazit Das ambiete war schick aber die ganzen negativ Aspekte lassen uns leider eine negative Bewertung geben. Schade

Fantastic property, kind and helpful host

This is a lovely, spacious, authentic property which is easy to reach. We were able to rest perfectly inside the stone walls of this former farmhouse which is still close to arable land just round the corner. Our messages to the host were answered promptly, and we received helpful suggestions. We arrived on Good Friday, and were concerned about getting provisions for that evening. Maria had left bread and a few other essentials for us, which was most helpful. The place is full of character, and we won’t forget our stay any soon.

A pleasant retreat

We visited Gozo in a cold January and welcomed the propane heaters and wood fire already lit by our host - and the extra blankets she provided! The property is comfortable with a good kitchen/dining area and a snug living room. One double room is off the living room on the ground floor; the second double is upstairs with the room with two single beds leading off it. There is shower room upstairs and a bath and shower downstairs. The property is 2 minutes walk from a bakery (with delicious cakes), a ‘pub’ with excellent food; a small supermarket. Five minutes gets you to a couple of restaurants. There is a bus service to Victoria which, if energetic enough, you could walk, and more supermarkets and shops, but we’d recommend a car so there was freedom to go where your fancy takes you. There are fishing villages, salt pans and rocks and two or three sandy bays as well as the capital and other towns and villages. All that is needed for a quiet, relaxed holiday away from it all!

Nice place to stay. But beware of the road noise.

Overall it's not a bad place to stay. Nice building with roof terrace and barbeque. However if someone have trouble sleeping, it might turn into nightmare. Building is next to the very busy road with all windows facing it. You can hear trucks, mopeds, cars going past almost 24/7. Given that most of the cars in Malta are old, they tend to be very noisy. You can hear large old trucks rattling past well after midnight and at 4, 5 in the morning. We had a bit of a shock on the first night and could barely sleep. This realy should have been mentioned in the description. Once you get used to all the noise it's not bad

Not the peaceful setting I expected

Badly needs updating with very old furniture and bedding, ancient old cooker and washing machine, uncomfortable seating, at most 2 star ratings, not recommended

Nice house, noisy location

The house is spacious for four and charming. Simple and basic but with everything you need. The owner is a lovely lady, but there are a few things that we were disappointed about. The matrasses had seen better days and are in need of replacing. Ventilators are provided in all bedrooms, but aircon is not available. The house is situated along a busy road and frequently used by industrial lorries from a quarry. These lorries speed past the bedroom windows from early morning. There is also a mobile shop that does the village rounds, sounding its horn loudly at regular intervals, so if you are looking for a quiet getaway this is not the place to choose. That said, this is a good central location for a short break to explore Gozo.

Lovely farmhouse with a character

We stayed for 3 week in Maria's charming farmhouse and we absolutely loved it. The house has a lot of character, with 2 amazing balconies which we used a lot, one of it the rooftop with a stunning view and we were as well able to watch the sunrise from there .Maria was a great host, such a lovely woman and she did everything to do our stay comfortable. She found a car for us to rent during our stay and she always responded quickly with all our inquiries and minor things which needed to be solved. We highly recommend this lovely farmhouse and would stay here again :)

The Place to Stay

The farmhouse is wonderful, full of character, spacious and well equipped. The outside terraces are lovely. Would highly recommend this property as a base if you want to tour the island. The owners are kind and considerate and the people of Kercem are very welcoming.

Siamo stati bene comunque x una settimana. La casa e' un vero incanto che andrebbe valorizzata. A un chilometro e mezzo dal centro di Rabat e' ideale x un soggiorno in tranquillita' . L'abbiamo trovata poco pulita ma forse siamo stati I primi della stagione. Maria la proprietaria e' gentile e riservata ma a disposizione

très belle farmhouse mais très mauvais équipement j'espère faire avancer les choses

Nous avons choisi cette farmhouse pour son cachet et surtout qu'elle acceptait nos chiens. Nous sommes restés 4 semaines .Maria nous a accueilli et fait visiter la maison, cela a duré 10 minutes. Nous sommes allés de découvertes en découvertes. Cuisine: pas de micro ondes mais pas de casserole pour faire chauffer le petit dej (ma sœur nous en a prêté une pendant 1 semaine) Maria , à ma demande, nous en a acheté une.La gazinière est dangereuse, le four a failli nous asphyxier , les brûleurs sont tous troués tellement ils sont usés, le gras autour de la gazinière a bien 3 mm d'épaisseur. On a éliminé la cafetière. J'ai acheté du vinaigre blanc pour détartrer la bouilloire qui avait de grande plaque de calcaire et était sale.Le robinet d'eau chaude de l'évier ne fonctionne pas, j'ai demandé 2 fois à Maria mais rien n'y a fait. Pas d'égouttoir à vaisselle, l'évier étant incurvé et l'eau y stagnant, la passoire faisait fonction d'égouttoir. Pas de rangement, un placard haut sans étagère, on n'a pas compris.Les tiroirs sont sales à l'intérieur.L'unique poêle est immonde, à jeter, la queue va tomber.On a enlevé le tapis du salon à cause des chiens mais aussi à cause de la poussière et autre.La chambre d'en bas: QUEL BRUIT! 6h du mat ça roule,klaxonne, parle sous la fenêtre.Le matelas a de bons ressorts, rapiécé , très vieux ,pas d'alèse, bonjour l'hygiène! SDB seul robinet qui fonctionne bien celui du lavabo, pas de rangement, l'armoire de toilette est sale et à jeter, les robinets de la baignoire fuient,1h sans exagérer pour remplir un peu la baignoire, la douche est presque impossible à prendre. Pas d'aération le salpêtre se met sur les faïences .1er étage: grande chambre moins bruyante, pas de bonne lumière on ne peut pas lire,matelas correct pas d'alèse, couvertures vieillottes donc j'ai utilisé la mienne et en ai acheté une autre à Victoria..SDB :un filet d'eau à la douche, on a débouché la bonde très encrassée et puante, pas de rangement.Chambre 2 lits: les matelas sont sales , pas d'alèse. Beaucoup de camions passent, beaucoup de poussière. La pluie étant tombée, maison très humide, moisissure d'autant plus que tout s'écoule dans un puits non étanche dans la cuisine odeurs à vomir. La terrasse et le barbecue sont très agréables, n'oubliez pas le sel en bas! Ce logement est habitable 1 semaine, nous sommes arrivés en fin de saison et avons récupéré les restes des vacanciers.Dommage un si beau lieu mais si mal équipé qui nous a gâché les vacances

Un séjour très agréable.

C'est une très ancienne et grand maison. Avec deux terrasses. A 15 minutes de Victoria à pied. A partir de là on peut faire de grandes randonnées ou aller à la mer. Ou aller à Victoria pour prendre le bus vers d'autres destinations. Les propriétaires sont très aimables.

Great villa for summer holidays

We stayed for 2 weeks in this charming villa and it was perfect for us. Kercem is about 20 mins walking distance from Victoria if you want a night out without driving. Or if you're driving, easy to get to anywhere on the island. David's Bakery was a great find tucked around the corner from this villa - fresh bread & pastries were enjoyed every day. The middle terrace was perfect for an evening BBQ, we spent most of our time there. This is a great villa for the price - recommended for a summer getaway.

Lovely authentic farmhouse

The farmhouse is authentic and spacious and has lots of charm. It's basic but everything you need is there. The fireplace is a huge plus if you want to stay during winter or early spring when evenings still are cold (these old farmhouses have thick limestone walls and can be cold during a winter stay as they usually unheated). The first floor terrace is small but véry lovely for breakfast and dinner and even has a bbq and it's a great place to sit durin the long warm evenings with a book and a glas of (local!) wine. The roof terrace has great views and is a nice place to be if it's not too hot or windy, especially if you want to work on your tan. We were just with the two of us so had lots of space and didn't use the entire house, if you stay with six the livingroom can be a bit small with only 4 sofa's but with the kitchen right next to it and the lovely terraces you still have plenty of space to live. Maria was very helpfull, the transfer she arranged for us from and to the airport went smooth and she was very helpfull with providing information and other things we asked for. The busstop is right accros the road so it's easy to take the bus to Rabat and explore the island from there. You can also make very nice country-walks from the house. The Ghajn Ghabdun waterspring and grotto's are only about a half hour walk (you can climb up to get into the grotto's if you're brave enough), with a great view toward Dwejra and St. Lawrence. From the waterspring you can also walk to L-Ghadira ta’ San Raflu and than along the coast back towards the house, a great route with awesome views of about 7 km. up and down hill. All and all a great house for a very fair price that I would certainly recommend to friends and family who would want to visit Gozo.

Un séjour reposant dans une maison traditionnelle.

C'est une grande et belle maison ancienne , à 1/4 d'heure à pied de la citadelle de Victoria, dans cette superbe île de Gozo. Elle est située entre Kercem et Santa Lucija, dans une rue très calme au sommet d'une colline, bordée d'un champs de blé. Le quartier est résidentiel, on y trouve tout de même pharmacie et épicerie. L'arrêt du bus tout proche de la ligne 313 permet d'économiser le prix d'un taxi (4.5€ les tickets contre 25€ le taxi pour une petite famille de 3 personnes). La maison pourraît ressembler à un petit riad, mais en pierres de taille ! une terrasse à l'étage et un solarium en toiture font oublier la fraîcheur certaine de la maison lors des soirées de printemps (pull indispensable !). Cette fraîcheur doit être un véritable atout en été ! Les chambres sont très grandes et bien ensoleillées. La grande qualité architecturale de la maison et du site compensent largement les équipements simples et rustiques mis à disposition des voyageurs. Maria Grima est une hôte discrète mais disponible, mais ne semble pas parler le français... Ce séjour fut un excellent moment, tout à fait adapté à notre besoin de calme et de repos. La location est d'un excellent rapport qualité/prix, à recommander absolument ! encore merci, Maria, pour votre accueil.
