223 E Bayfront is professionally managed by Newport Beach Vacation Properties. This beautiful, 3 bedroom, 2 bathroom Balboa Island front unit is in an unbeatable location with a quiet harbor water front view. Perfect for family gatherings and relaxing on the water. Enjoy comfortable outdoor dining with a large patio table, multiple chairs, and BBQ on the East Bayfront.
Stepping inside this newly remodeled home, guests will find all of the amenities that a newly upgraded home has to offer. The living room provides an indoor outdoor space with doors opening to the patio on the bay front. The kitchen is very spacious, fully equipped and has plenty of storage as well. All the bedrooms and bathrooms are on the ground level and are equipped to properly serve the needs of our guests. The first bedroom down the hall has a queen bed, the second bedroom down the has 2 twin beds, and the last bedroom at the end of the hall has another queen bed. There are 2 full bathrooms in the hall as well as a small bonus living room at the end of the hall.
This home includes 2 parking spots in the garage for 2 small cars or 1 larger SUV or Truck.
*No dock usage. *This property is a duplex with a small unit above the garage with a long term tenant. They have their own entrance off the alley. Your unit is completely private.
Explore the area via the ferry to visit the Balboa Village on the Peninsula and take in the views of the Balboa Pier. Explore the Fun Zone and the many beaches along the Newport Peninsula. The walkability of the property is excellent and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a premier vacation destination.

Access to entire lower unit and garage, these areas are private and have their own entrances. There is a long term tenant in the unit above the garage.
The Neighborhood:
Whale watching, and deep-sea fishing trips are close by with many boats that leave the Balboa Pavilion daily. On Balboa Island you can relax along the pristine beaches, go surfing nearby, check out the FUN ZONE, and grab a bite to eat at one of the many fine restaurants. The walkability of the property is excellent and the premises is a close stroll away from the Marine Ave. shops and resturants that make Balboa Island a premier vacation destination.
Getting Around:
Go for a walk around the Island and stroll along historic Marine Avenue. Indulge in one of Balboa Island's famous frozen banana or a Balboa Bar. Explore the area via the auto and passenger ferry to visit the Balboa Village on the Peninsula and take in the views of the Balboa Pier. Rent a bike, jet ski, stand up paddle board, or kayak.

Great location,* well-equipped kitchen, comfortable beds, questionable quality linens, uncomfortable seating in LR. Very nice to have garage, though small.*Beautiful view of bay, boats, and overall area. Convenient walk to shopping area, and for exercise; close to local friends and attractions like surfing, Corona Del Mar, Crystal Cove, etc. Close enough drive to Pasadena, Altadena, etc.

We had the best time relaxing at this property. It was perfectly clean and a great setup to enjoy time with family. Our kids loved playing on the sand and we were happy to sit in the sun on the patio watching them. We would definitely visit again.

After living in Orange County for over 50 years, we moved mom to be closer to us in Oregon. This was a trip to say goodbye to friends and family as well as experience Balboa Island from an insiders point of view! This single level, beautiful house did not disappoint!!!!

It was comfortable and quiet. We loved sitting on the patio and watching all of the activities going on. Walking distance for everything. 2 very minor issues that were corrected very quickly. I would suggest some kind of window covering for the living room. Not any privacy in the living room. We have stayed on the main Balboa Island several times. This was the first time in Little Island and we loved it. Very kind and caring neighbors. We would love to come and stay again!
We have been renting beach houses for a number of years while visiting friends and family in NB. I think we have found our "go to" house on Little Balboa. The house is incredibly clean and well appointed with ample room for 3 adults. The design of the 2 pairs of bi-fold glass sliders allows the living room area to literally be part of the front patio. Fabulous! Combine the wonderful weather, walks to town (plus garage parking!) and the down-low vibe of East Bayfront, all made for a very memorable week. The only slight negative is the "no-use dock" out front, it would have been handy when renting the Duffy. Regardless, great property and agency!

Beautiful, on-the-water view. Attractive, comfortable house with a great front patio, very well stocked. Garage straight into the house and laundry right inside the house a bonus for Balboa Island. A long mini-van will fit fine, parking it close to the front wall of the garage. Excellent property managers. "Upstairs neighbors" were not a problem. They are in their own completely separate unit above the garage and above the back of our unit. We never saw them, and you are NOT sharing the house. The garage was all ours. A few blocks to walk to Marine Ave, where the restaurants and shops are on the island. We hope we will be able to secure this unit when we return to Balboa because we got spoiled with this one!

This home was absolutely perfect for our staycation! It was clean with a fantastic kitchen and lovely outdoor area. It was roomy enough and close to the main drag. It was great to have a garage as well. The only thing I would change would be darker shades in the primary bedroom and the ability to close the door all the way (there was a hanging mirror that prevented it). My infant daughter had a bit of a hard time falling asleep due to the light. We are 100% planning to return!

My husband and I were a bit concerned prior to our arrival as we just found out that there was a rental unit attached to this home. There is nothing mentioned in the rental info prior or in the description of the property. You only find out in arrival info. The other item of concern was the parking because it was advertised with a two car garage. Again, mentioned more specifically in info prior to arrival that it fits one smaller SVU etc. . That being said, we managed fine and the apartment renters did not bother us all and the garage accommodated our car but just, not room for anything else. It is more a length of car issue than a width. The garage is the only part of the house not remodeled.We were very thankful for air conditioning as it was very warm and humid for our arrival. We had everything we needed and house was in pristine condition. We loved the location and the table and chairs out front with an umbrella. I think it best you make it known that the property is a duplex so there are no surprises. The tenant is able to access side of house but not able to use patio etc.
