FREQUENTLY ASKED QUESTIONS:
Air Conditioning: There are ceiling fans in every bedroom, the living room, and kitchen. The house does not have air conditioning but it is rarely needed. The house is shaded by mature maple trees and there's almost always an afternoon breeze off the lake. The ceiling fans will put you to sleep when there is a rare muggy night.

Boat Launch: Public boat launch 1/4 mile from cottage
Cable/Satellite TVs: No there is not traditional cable or satellite available
Cell phone service: Most cell providers don't work well at the lake house due to hills around the lake. AT&T has the best coverage at the house. Cell phones work great if you get away from the hill, about ½ mile from the house, or in the middle of the lake (keep the phone dry)! Verizon gets limited service, AT&T gets 3 bars.

Due to the location of the properties nearby, smoking is strongly discouraged around the home and strictly prohibited in the home. Fireworks are prohibited at Freshwater property locations for the safety of all persons in and around the property, even if they are legal in that city. Fireworks are also not permitted to be used on the dock.

Parking: The driveway is relatively short and on a slope. No more than 3 vehicles on property. No large RVs or trailers to be parked on the property.
Pets: Up to 2 dogs (less than 25 lbs. each) are welcome! Freshwater Vacation Rentals currently charges $75/PER PET for your entire stay. Please note while we do accept pets, this is not an ideal place for pets, as there is no fenced yard and a moderately traveled road (unpaved) is in front of the property, between the house and the lake. Dogs must be on a leash at ALL times.
Privacy/ Neighbors: Outdoor privacy is limited. Neighbor cottages are very close. Neighbors are sensitive to noise. Please be respectful of quiet hours between 10 pm - 8 am. Heather, we're happy that you spend your Father's Day mini vacation with us, and that you thought is was the best vacation spot in Boyan! We would love to have you come back yearly.
Our landscape crew loved coming to the cabin after a long day of work. Very comfortable and awesome view of the lake. Tree branches need to be trimmed to give a better view from the upper deck. We would highly recommend this location

John, we love that your crew stayed with us while working, and that they enjoyed the stay. Thanks for the recommendation about trimming the tree branches, and for your recommendation for the cottage. We hope to work with you again.
Wonderful clean house with plenty of beds for the whole family. Home was clean and ready to go and felt very personalized. Thr access to the lake and boats was perfect for the family and kiddos who spent every morning and evening fishing from the dock and spending time with grandpa on the quiet calm lake. Hoise had everything we needed and still close to all the major towns to visit uet still out on our own. Would love to come back. Go Blue!

The Cottage was not as clean as years past, and maintenance is also slipping. But, the Freshwater team was quick to fix everything. Overall a fun, relaxing week.

David, we apologize that the cottage was not as clean as we expect it to be. We're glad that we could correct that for you. We're glad that overall you had a relaxing stay. We appreciate what responsible guests you were, and we hope to host you again.
Perfect weekend getaway to relax and enjoy the beautiful sceneries. Fall colors were popping! Came here to enjoy the northern michigan autumn and I thought this area had the best colors compared to main attractions nearby. Great place to ride bikes and bring pets. Its a very cute cottage with vintage charm.
I wish they placed lawn chairs on the porch and balcony so that we could enjoy the lakeview. Also, there was dried up laundry left inside the washer. But overall, the place was neat and clean. The kitchen and bath are well stocked.
When we arrived heat was not working. Maintenance person was in process of repairing boiler system. It took rest of day before house was warm. House is very nice and was very clean. Rental company did help me with purchase of wood for fireplace to keep warm first night.

I'm so glad you liked the house and found it very clean. That is of upmost importance to us. You were such great guests.
We are sorry you experienced the lack of heat when you 1st arrived. Getting it repaired quickly, and keeping you warm that first night was on the top of the list for our team. We sincerely hope you consider staying at one of our vacation rentals again in the near future.

We chose the Felker’s cottage because it was a central location for us to go rock hunting. We were able to drive to both sides of the state and even to the upper peninsula on day trips. Having access to the lake to go fishing was a huge plus. We caught a 24” northern pike when we took the paddle boat out fishing. Huge bluegill and perch were caught as well. There’s 5 rooms with beds, bathrooms on both floors and a huge kitchen table. There was a solo fireplace down by the dock which we didn’t use due to the high risk of fire. They had a huge ice storm a few weeks prior to our stay and there was still plenty of damage so it appeared to be a tinderbox which was very scary. The neighbors were very close and they stay on weekends but very friendly and helpful when we had questions about the area. Beautiful sunsets every night. The road gets busy on weekends but very little traffic during the week.
Amazing house on a quiet lake that was wonderful to stay at! Lots of room for everyone! Property manager was very kind and super helpful and made sure we have everything we need!
We loved our stay on Huffman Lake! The house was super cozy and comfortable. We cooked a lot and were super impressed by how well stocked the kitchen was. We had everything we needed and more! The area is gorgeous- we enjoyed walking out to the lake to enjoy the sunrise and sunset, and exploring the forest and searching for elk herds. Hope we can return some day!
This home had everything you need for your stay. We cooked every day and didn't miss anything. Beds were comfy and had plenty of blankets and towels. Hope to come back soon!!!
Very clean and very well supplied. Paddle boat and kayak were a plus. Fun place to fish for bluegill and swim. Quiet location with access to other outdoor venues. Property manager was very helpful and accommodating.
