Ocean Villa is a, beautiful Beachfront Villa situated on large private lot (1.4 acres) with over 280 feet of ocean frontage including a nice beach. (Subject to tide) From your beach it’s only a short walk (100 feet) in knee high water to one of the best beaches in all of Turks & Caicos, Sapodilla Bay Beach. Your family can enjoy the best of both worlds, a nice beach and still be steps from a larger beach.
Shares beach with villa next door. Each villa has their own entrance into the water with their own chaise loungers.
Any other beachfront properties share the entire beach with the public.

Sapodilla Bay Beach is perfect for Children. The water very inviting, it’s calm, crystal clear and a beautiful Turquoise colour. Kids can play and snorkel right in front of the villa while parents sit in the water in beach chairs watching.
The main villa is situated on a point of land between two small bays within the larger Sapodilla Bay. This positioning gives the villa 280 degree views of the Ocean. Both villas and the pool enjoy Westerly ocean views perfectly positioned to capture the sunset.

Ocean Villa is perfect for large families and groups of friends who want to vacation together, but who desire a bit of personal space, as well. The 8000 sqft main villa with four bedrooms and three bathrooms with a New addition of 4 more bedrooms and pool. Total bedrooms is 8. The older main villa is open concept and very spacious. It has a well-equipped kitchen, formal dinning room, large living room, a bar and a lot of indoor and outdoor patio space. The guest villa adds two large bedrooms, each with their own bathroom; a large separate living area; kitchen and bar and large pool with poolside gazebo.
This villa sleeps 20 people in beds.

7 King bedrooms.
1 bedroom that is a converted den. There is a queen bunk bed and one queen bed. This room has only beds and no room for luggage or dressers.
This room also shares the master ensuite bathroom. (No pull out couch)

You can rent the entire villa or we can offer as many bedrooms as needed.

Rates/number of bedrooms offered will depend on number of people in group inquiring. Children are people too and they count as people in your guest total.
There is a Fee for events.

With both buildings rented the houses sleeps 28 . With 2 separate buildings and over 7500 sq. ft. of elegant living space, 3 swimming pools; its own beach and a large private setting this is a true trophy property which delivers a lot for the vacationing family or large group of friends.


The sand in front of villa is sugar white! The water simply laps at the shoreline, because there is so very little wave action. You can snorkel right in front of the property and see coral, fish and sea turtles.

AIR CONDITIONING OPTIONAL: Although tropical breezes and fans keep the villa pleasant, optional air conditioning is available in the bedrooms and tv room. Electricity and Water is metered separately. We read the meters at check in and check out. We offer a nine hundred dollar allowance on utilities. Please conserve.

reason to believe he may cancel at any time. Travellers can obtain such insurance; Owners cannot. You MUST have insurance in order to obtain a refund for any reason within the no refund period. 

CHECK IN/CHECK OUT: Custom Check-in (3:30pm-4 pm, typically). Every effort is made to offer early check-ins. However, completion of housekeeping depends greatly upon the condition in which the group departing on the same day leaves the villa. Our guests are typically quite respectful and they do leave things as they have found them 11:00am Check-out
