Welcome to Artscape, Newtown Villa. Our unique abode is nestled in the vibrant heart of Newtown. This home is not just a space; it's a testament to creativity and identity, providing a haven for up to 12 guests.

Nestled in the attractive neighbourhood of Newtown and conveniently close to the Enmore Theatre and King St nightlife, your stay promises a bustling agenda of activities and entertainment.

We are a company that does a lot of travelling so our best means of contact would be either through the app or please email us and my Team will respond as soon as possible!

A melting pot of cultures and flavours, bohemian Newtown offers some of the city’s best dining, entertainment and atmosphere. Its main thoroughfare, King Street, is jam-packed with restaurants, boutique shops, record and vintage stores, rooftop bars and notable pubs, making it a vibrant hub at all hours of the day.

Eclectic and artsy by nature, it offers a cinema, much-loved theatre and colourful street art. Enjoy traditional pizza at Bella Brutta (or Gigi’s for lauded vegan), burgers at Mary’s or creative share plates at Bloodwood. Artscape, Newtown Villa exudes freshness and originality, fully renovated while retaining its unique charm. The fully equipped stainless steel kitchen seamlessly connects with the living area, catering to groups of up to 12 people. Step out onto our delightful terrace, which flows seamlessly from our large living space, where you can bask in the afternoon sun or showcase your BBQ skills. With FREE unlimited WIFI spanning the entire house, our abode features 1 Master King bedroom, 2 Queen bedrooms and an additional bedroom with 2 bunk beds, both with a double bed on the bottom and a single on top making it an ideal choice for groups, whether for friends, weddings, corporate stays, or extended family gatherings.

The living room provides a cosy retreat, featuring a large smart TV perfect for streaming Netflix and your favourite shows. Our home is part of the exclusive series hosted by Getawayz NSW, the highest-rated holiday rental agency in New South Wales.
Artscape is a part of a luxury brand of holiday rentals and is the sister home to Artscape, Bondi Beach Villa.

Every bed in Artscape is adorned with luxurious mattresses offering extra support for a restful night's sleep. Our bedding is of natural fibre, resembling 5-star hotel quality linen. Your stay includes fresh towels and beach towels. For your convenience, Artscape, Newtown Villa provides a washing machine and dryer to cater to your laundry needs.

Please note that our home strictly enforces a NO PARTY policy. We do not accept Bucks or Bachelor parties without prior approval. While Newtown Artscape is an excellent choice for families and groups attending weddings or reunions in Sydney, it is not suitable for events like a Bucks weekend.

HOUSE RULES:
*Check-in: After 3:00 pm
*Checkout: 10:00 am
*No smoking
*No parties or events
*Pets are allowed (special requirements are in place for this. Please refer to the additional rules below).

ADDITIONAL RULES:
*As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.

*To comply with local regulations, all guests are kindly asked to review and accept our booking Terms and Conditions in the Pre-arrival check-in form. For everyone’s security and peace of mind, we also require a valid ID and card details for a temporary pre-authorisation, which is held as a security deposit for the duration of your stay.

*This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is TWELVE people, however, we do allow day visitors of up to SIX people. No more than a maximum of EIGHTEEN people are allowed in the property at any given time.

*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.

*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.

*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.

*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.

*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.

* Pets - We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to do on the furniture.

*Changing of Dates Terms & Conditions
- Requests to change booking dates may only be accommodated if check-in is more than 1 month away.
- This is subject to approval and we reserve the right to decline any requests.
- Please note that there may be a surcharge to change the dates.
- Any changes to bookings are subject to approval and we ask all guests to reach out to us first.

THINGS TO KNOW:

*Check-in details will be sent either the night before checking in, or the morning of check-in for security reasons.

* We only provide 1 set of keys for each stay. We do not have extra sets.
