Kasa Kamias, New Listing! Enjoy this 4 bedroom Oceanview hillside villa with your entire family (sleeps up to 10). Amazing layout with huge outdoor (covered) poolside kitchen/grill & hang out area, private pool with waterfall! Inside you'll find the spacious kitchen well equipped when dining at home or take a walk to one of the many Sandy Beach area restaurants/bars/shops. Large dining and living areas, wrap around porches with pool and ocean views, modern designs, big bathrooms. See you soon!

Kasa Kamias has a convenient layout with 4 bedrooms, 2 bathrooms, kitchen, and living area all on the top (ground) floor. The lower level is a covered, large poolside outdoor kitchen and hang out area with a 1/2 bath. Private walled backyard with big grassy area and tropical foliage. All bedrooms have big closets and new beds, the main bedroom has a big bathroom with huge walk in closet.

The entire home and outdoor areas are yours during your stay!

We are available by phone/text and live the next hill over just in case.

The neighborhood consists of newly constructed homes. We are less than 1/4 mile from the beach and within walking distance of some great local bars/restaurants, gift shops etc.

Private gated parking for 2-3 cars. The neighborhood is walkable from beach, restaurants, gift shops etc.

The house, pool, and grounds were perfect! We found the listing to be tremendously accurate down to how many minutes it takes to walk to a beautiful beach. Truly an excellent stay!

Fantastic stay! The home was clean, comfortable, and exactly as described. It’s an easy walk to the beach while still being far enough from town to stay peaceful at night. The pool and backyard were perfect for the kids, and we loved relaxing around the outdoor bar in the evenings. The natural setting with birds and frogs around the property made it feel really special. Management was extremely responsive and handled the few minor issues quickly. The neighborhood felt very safe and quiet. We would absolutely stay here again.

The location was beautiful and walking distance to the beach and several fantastic restaurants as well as a little coffee shop. The house was gorgeous, spacious and clean. The pool and backyard were very nice, beach chairs were provided and the kitchen was well stocked. The view from the balconies was unmatched. We would love to stay here again every year!!!

Perfect property for a big family or friends who wants to enjoy Rincon! Very close to Sandy Beach, Steps, Marias, and close to restaurants! The pool is great after a day at the beach, and the kitchen and bbq next to the pool! Awesome! No views from the pool but its ok, Expect views in the master bedroom’s balcony, the house has a big Kitchen and comfortable bedrooms, easy check in and check out!!

Great Experience!

Overall loved this property and its beautiful location! The pool was such a fun spot for the family. The spot overlooking the ocean was beautiful spot to witness sunsets, I don't think the photos do justice the beautiful view of the ocean from the house balcony. It was very clean and Ryan and Erica were excellent hosts and very responsive to anything we needed. Would 100% recommend and plan to stay again.

Beautiful, spacious modern home in Rincon

Gorgeous comfortable home. Our kids loved the pool and waterfall. There's so much space to grill, spread out, read, and relax both inside and outdoors at Kasa Kamias. Thank you Erica and Ryan for being gracious hosts - when we needed to touch base, you text and called right away, and were so easy to contact and collaborate with before and during our stay. We really enjoyed our stay and used this location as a jumping off point to explore Rincon's beaches, the local weekly art walk, sunsets on the balcony, at the Beach House, and many delicious local cafes. Thank you for sharing your home with us!

Perfect family vacation

To quote my 6 y/o grandson “wow this is a mansion!” The house is amazing. Sparkling clean, plenty of common space to hang out. The outdoor space is wonderful. We spent most days by the pool using the outdoor kitchen. This house is very well equipped. We loved every minute

Friends group

The home is beautiful. A few items need to have some attention paid to them ie lught bulbs burned out and the door handle on one bedroom did not work very well but the items that we asked be addressed while we were there were taken care of very promptly such as the kitchen faucet was changed and an umbrella and cooler were brought over quickly for us to use during our stay

Amazing despite Ernesto

We had an amazing trip to Puntas and Rincón. Erica and Ryan were extremely responsive and communicative as we were there during Tropical Storm Ernesto. We had generator backup power that kept us running 95% of the time and though we didn’t lose water, we were glad to know there was a cistern. They told us where to avoid with flooding, helped with grocery/restaurant suggestions, and responded almost instantaneously when the generator went out. They relied hard to fix the hot water situation but we never quite figured that out. They sent the plumber out who got it temporarily working but they were going to have someone look at it again. The WiFi went down but that was not their fault, it was a system issue when a tree came down. As far as the property, on a big hill so we didn’t have to deal with flooding, private but not remote, 10-15 minute walk downhill to the beach. Pool was amazing and great to jump into after walking back up the hill. A few shops and restaurants down the hill or a short car ride into Rincon. Sandy Beach at bottom of the hill was too rough for swimming while we were there so we went to the west side to Bald Eagle Beach by the marina. It is often ok though according to locals. Got lots of sea glass on Sandy Beach after the storm which was cool. Loved the outdoor patio and kitchen with the little lizards and frogs. Location was good. Driving into Rincon was quick, El Pilon waterfall hike about 1.25 hours, Paguera Bio Bay a little over an hour. Loved it!!!

So glad you enjoyed your trip and we look forward to hosting you again! As stated, Amy was here during a tropical storm. (We highly recommend trip insurance, especially if you are coming during the storm season, Aug-Oct). Kasa Kamias is equipped with a backup generator that powers the entire house and backup water cistern so we are as prepared as possible. When running off the generator, the electric hot water heater sometimes has issues as it draws a huge amount of electric, but this is not an issue when running off of town power. We live on the next hill over and are always here for any issues...we are happy that we could provide a 5 star stay even in the midst of a tropical storm! See you soon.
