Semper Fi is right on the beach. No views are obstructed. Huge kitchen - living room and porch all with great views of the gulf. We loved this place and hope it is still available the next time we visit Grayton. Mgmt was very responsive when a lamp required replacement. Thank you !!

**Good:** Great location, comfortable mattresses, plenty of plates and glassware, and easy beach access. The house also stayed cool once we turned the temperature down from 80.**Okay:** It’s been 8-9 years since the renovation, and the house is starting to show some wear, including chipped paint in places. Grayton has also gotten much busier over the last decade. That’s not the house’s fault, but it sits next to one of the primary beach access points, so expect crowds during peak periods. We were there over Labor Day, and while it wasn’t WaterColor busy, the beach was still several rows deep by late afternoon.**Needs attention:** Housekeeping and maintenance could be better. There was visible mold around the kitchen ceiling vents, significant dust on the hallway HVAC intake, and the master shower needed a deeper cleaning. Most bathrooms had no hand soap on arrival, although housekeeping brought some the next day. The only dish sponge was used, there were no hot pads, and the top oven had not been fully cleaned.**Biggest improvement:** Blackout curtains in bedrooms The master gets direct morning sun, and the existing slat shades do little to block the early light.Overall, we had a good stay. Just understand that the premium here is primarily for the location and beach access. If that’s what you value, you’ll likely be happy. If you’re expecting the level of finish, amenities, and maintenance that normally comes with a premium nightly rate, you may be disappointed.

Birthday week

Had a great time as a family. Could have used some extra throw blankets for living room. Lots of trucks and boats blocking access and view of the beach. But overall a great week

Thank you for your review. The owner has put some more blanket's in the house along wit the ones that were already in the bedroom closets. Yes the view from this house is great sitting up on the dune and looking out over the beautiful white beach and Emerald green water. Close to all the restaurants in Grayton. Great location!

We typically find a house that requires a golf cart ride to get to the beach. Semper Fi allowed us to simply walk out the door to the beach. Restaurants were within walking distance as well. Perfect for our family of young adults. Only wish the house had 3 full bathrooms.

Reviewer Comments: This was our second stay , all in all everything was fine...but we did notice in the kitchen under the baseboard next to refrigerator near sink as well as under the bar area cabinet, there was some type of splatter that needs to be cleaned, not sure what it was but definitely food or drink...there was also a lot of weeds growing up the side of house along the walk way and the step area.

Sun and relaxation at Semper Fi.

This was our first time staying on the beach as a family, and it’s the only way to go.(especially with two small boys) I grew up vacationing in Grayton Beach. I love the non touristy charm that this area still possesses. The property was beautiful and clean. The porch was an amazing place to hangout while we weren’t on the beach. We loved our stay at the amazing property, and hope to come back every year!

Right on the beach

Overall, I recommend this vacation rental. Reviewer Comments: It's difficult to find beach houses located right on the beach that are designed to accommodate one family. This 3BR is perfect. We have family that lives in Santa Rosa, and the large living and dining area comfortably accommodates a larger group if you have additional visitors. The photos accurately represent the home and the view. Note that it is located right next to the public beach access where locals are allowed to drive/park their cars on the beach in front of the house, which can get active from time to time. However, if you want a little more space on the beach, you can walk down to the right a bit and set up, as this strip of beach is buffered by a state park. The house is less than a 2-minute walk to restaurants and bars.

The wide front porch was a wonderful place to start & end each day. A day bed out front would've been even better! The location directly adjacent to the wide beach was the best! Our teenage children fished & paddleboarded in Western lake, and Seaside was close enough for them to bike into most every day. Quite frankly, we enjoyed not being in the crowds and far away from the beach as we would have been in "town."

Beach view

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was somewhat unhappy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Overall this house was good. The location to a private beach was awesome but it does overlook a public beach with cars and lots of traffic. . There were a few things we were not happy with, first of which being the owner lives right next door. As someone that personally owns multiple properties in Texas I feel that if you have a property management company you need to let them do their thing and you stay out of it. A few different times she would run over or try to talk from her deck but in a nosey, not helpful way. She even ran over to shut our gate once when my 3 year old was on the deck with my was annoying. The path to the beach isn’t a long walk but it’s overgrown and for my 3 year old the prickly grass from the dunes was right in his face. So we had to carry him. Every.single.time. It would be nice if this was either better maintained (wider path of just sand) or a deck path built to walk out on. Lastly and most importantly there is next to nothing you can use on the beach. There is one old, broken umbrella that we had to rig (after pulling it out from under the house ourselves) to have any shade and 5 older, rusty beach chairs (there are 2 small ones that are newer). No sand toys, snorkel gear etc. This is the only place we’ve ever stayed, from Destin to Seaside, that didn’t offer a good sturdy umbrella, chairs and toys! Just crazy! Flying from Texas it is not practical to travel with that stuff so it was very disappointing. It was also frustrating to see the owner set up right next to us on the beach with TWO brand new umbrellas for just her and one friend while we are next to her with an old broken one just trying to shade the kids. Again, don’t offer up the info that you own the place and then do that. Overall, the house is adorable and was pretty clean. If the house had more beach gear and wasn’t right next door to the owner we would stay there again. We are looking for a different house for next year though

The Gulf front views of this house are amazing and the large porches are wonderful for relaxing. We hope you were able to utilize free beach gear as a bonus for staying with Grayton Coast Rentals. We understand you were not happy with the beach gear, but the owner mentioned the items you used came from their house next door that is used as a vacation home for their family. Those were old chairs under their home to be thrown away and not for the house you rented. You could have utilized your credit to have brand new items delivered free of charge for your enjoyment. We understand you were not happy with the owner next door locking the gate for your child. She was simply worried about the small child’s safety since he was left unsupervised outside for quite a while. We hope that you did enjoy our beautiful beaches and will stay with us again.
