Seven king beds, three queen beds and one room with bunkbeds one being a double. The home is older. We had a few things break. The refrigerator went down and the company replaced it. The pool had a catastrophic leak and they sent their team. Overall, a great space! Good management. We loved this Home!

Great House For Our Large Family

When we arrived the house was ready to check in earlier than the scheduled 4:00 PM time. Parking was good for our 5 vehicles. he street is very quiet with very little traffic, The house is an older home but was well maintained and was very clean. The beds were all very comfortable even including the beds in the bunk room area. The master bedroom has a claw foot tub and a huge walk in shower. The main kitchen was well stocked with pots, pans dishes, glassware and everything we needed for our 25 people, The straight out ocean view from the upper and lower back decks was amazing. The beach area behind the house was huge and we enjoyed the Hot Tub and small pool. I highly recommend this property for large family vacations and we plan to book it again next year.

Big House For Our Big Family Reunion

Reviewer Comments: This year we had our annual family reunion of 18 Adults and 6 Kids all staying in this huge 11 bedroom and 6 bathrooms Panama City Beach House. The location is very private located on a huge beach with straight out ocean views. The house is older but was very clean with only a couple of minor maintenace issues that were taken care of the same day we called and reported them to the customer service number provided. The ECDI property manager was very helpful and responded to all of my questions before and after I booked it. The beds were all very comfortable. The large covered upper and lower back decks were a great place to hang out. I would recommend this house to others looking to have the space for a large family gathering all in one big property instead of being spread apart on different floors in 8-10 condos located in a high rise building with elevator issues and parking garage issues.

There was one frying pan, a broken washer, a filthy grill and the hot tub didn’t work. The only way for me to contact them was through email when we got there Saturday night. I had to call them Monday morning. The lady I talked was snotty on the phone. Someone came out to look at everything Tuesday and he was extremely nice. However, the hot tub kept shutting itself off and if you wanted to get in it, you needed to turn it on 4 hours before to get it up to temperature. The one frying pan for an 11 bedroom house baffled me, I had to go by my own frying pans, it took us 2 1/2 hours to clean the grill. Had to cook steak and seafood on a cookie sheet in the oven. I book my rentals by location and amenities. I was very disappointed with the amount that we spent for this house and that nothing worked as it should or things in the house weren’t as described. Even after calling, texting and emailing multiple times, nothing was done after the first visit.

We normally would not respond like this, However, this review is very unfair and false! First it is false that the only way to contact us is by email. We provided our ECDI customer Service number in your check in instructions that you could have and should have called on Saturday to report any issues. Second it is false that the washer was broken! We sent our maintenance man who filed this report: There are 2 washers both are working. This may have been a user error. I messed with the dials after unplugging and letting it power cycle for a min. I did a full wash, rinse and drain cycle and it worked properly Third it is false that the hot tub was not working. It was professionally serviced by Tropical Spas and Pools and was working perfectly on Saturday morning the day you checked in. We have their pool service report with photos showing that it was serviced and circulating. Someone from your group possibly children had pressed buttons and put the unit into EC economy mode. When in that mode it will not work properly. We sent one of our maintenace men and he reset it to ST standard mode. Then once again someone in your group set it to other than ST mode and when you called again we gave you the instructions to reset it to ST mode. Fourth it is false there was only one frying pan. There were other frying pans in the house that apparently you were not able to find but our housekeepers found them after you left. When you called to report this we offered to bring you new pans and you replied that you did not want them since you had already bought one. However we sent to you a new full set anyway. Fifth false statement about the grill, The grill was cleaned prior to your arrival. Your final confirmation contained these instructions that apply to the grill as well: All dishware, glassware, kitchenware and/or utensils including all items stored in kitchen cabinets should be washed to your personal sanitation standards before using as recommended by the Florida Department of Business and Professional Regulations You say in this review It took us 2 1/2 hours to clean the grill. If you spent that time cleaning it to your personal satisfaction then why didn't you use it? Also you failed to mention that we brought you a brand new grill under my direction. In summary the amenities described were there and working. We are disputing this review..

The house has plenty of rooms for our large group. The host responded quickly when the hot tub was not hot enough. The beach was so close. It’s an older house and since it’s beachfront, it’s expected to have sand and worn down a bit, which is understandable. We really enjoyed our time here!

Host was very responsive and helpful and did everything they could to make our stay wonderful. Enjoyed the proximity to the beach, the kids had a blast playing in the sand and in the pool. Having seperated living rooms helped adult have kid free fun while the kids still enjoyed their games/shows.

Location was perfect, pool, jacuzzi and house were as described. Tons of room for 28 people. Access to beach couldn't have been any closer, basically steps to the sand. Climate control in the house was functional and available, but didn't need it. Views were unobstructed and beautiful. New grill worked perfectly. House cleaning was requested and promptly provided. Host was very responsive.

Best beach house we've stayed at. We wanted casual beachfront digs for us and our dog, and this place delivered. We especially enjoyed the quiet location, beachfront access and extra large space to move around in. The master bedroom balcony offered stunning views, with palm trees swaying in the foreground. The mattresses were squeaky, but comfortable. We slept very well.We appreciate mgmt allowing us to stay an extra night so we could wait for improved road conditions after Winter Storm Fern.

Family Thanksgiving/Christmas Gathering

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. After 40 years of renting Gulf Coast vacation properties, this was by far the most poorly maintained home we've experienced. We paid approximately 22,000 for one week expecting a well-maintained 12-bedroom house where our extended family could stay together. Instead, we found extensive deferred maintenance throughout.Our bedroom had graffiti on the wall and a broken bed frame that my husband and cousin repaired themselves using a pot for support. Broken cabinets, drawers off their tracks, cracked tile, damaged trim, worn/old furniture, and trash around the property were common. The hot tub required multiple service visits due to mold. The dryer didn't spin, the dishwasher didn't clean dishes properly, and essential kitchen items like baking dishes were missing.Most concerning, the sliding glass doors would not lock, and the maintenance technician told us they needed replacement. Bathroom doors locked people in, so we kept a butter knife above the door to open them. Later in the week, the dining room ceiling began leaking onto our family during lunch.Instead of enjoying our vacation, I spent hours each day coordinating repairs and fielding concerns from our group. These weren't isolated issues—they reflected long-term deferred maintenance. This property has great potential, but at this price, renters should expect a safe, functional, and properly maintained home. Unfortunately, we cannot recommend it in its current condition.

We addressed these concerns prompt;ly when reported. The pictures posted were of the 1 cabinet drawer off its track in a small dresser in  bedroom closet that was easily repaired. The second picture was our maintenance men who repaired the  broken foundation on the same day the guests checked in. It was not repaired by the guests who temporarily used a pot for support until our maintenance arrived. There was one small obscure spot of graffiti on the wall that was magnified in the picture posted. Two small barrel chairs with minor wear in the vinyl material  were replaced after the guests checked out. The rear of  the house had some beach toys, beach umbrellas, skim boards and floats that were left behind by prior guests. We routinely remove items not usable each week but there was no trash around the property. There was no mold in or on the hot tub. The hot tub is professionally serviced by Tropical Spas and Pools twice each week.. It is drained, cleaned and refilled before new guests check in. During  their second mid week visit it is cleaned appropriately and proper chemicals added.  The guests requested housekeeping to come the next day after they checked in to clean some residue on the edge of the hot tub due to guests using spray suntan lotion and then getting into the ocean bringing algae into the hot tub. There are 2 washers and 2  dryers in the laundry room. The one that did not spin would have been repaired by our maintenance man while the guests were there but they told him it was not needed and to wait until after they checked out. The dishwasher was checked and working properly but the guests overloaded it with very dirty dishes which caused the problem they experienced. Two upstairs sliding glass doors would not lock and the maintenance technician told them the locks needed replacement. The guests had the upstairs AC temperature set to 65 degrees and were leaving the 3 upstairs bedrooms sliding glass doors partially open causing the AC to be overworked and froze up the coils. When the ice melted onto the floor a very small drip came through the dining room ceiling.  The minor spot in the ceiling was repaired when these guests checked out.

Fun and Beautiful

Me and my friends stayed in this house and absolutely loved it. It’s right on the beach and it is beautiful as well as it’s in walking distance to a lot of locations! It was a very fun vacation with lots of memories!

The house was very dated and is need of a major remodel. Several objects are rusted, cabinets and door handles are broken, and just overall run down. The three ‘beachfront suites’ upstairs have beautiful views, however all the other rooms are small, closed off, and outdated. The hot-tub was filthy upon arrival, but luckily the pool service came the next day to drain the water and refill it. The location is great! The two washer and dryers were ideal, as was the small dumpster garbage can onsite. My advice, spend a little more and stay in a nicer home.

Great stay

The week was amazing. The little things we needed got fixed quickly. It made for an amazing Thanksgiving. Everyone in the party enjoyed it a lot. Would definitely recommend staying here!
