Gorgeous ocean view penthouse/No shared walls/Quick walk to Cruz Bay/Pool!!

Welcome to Palm Breeze Villa! This penthouse sits at the top of Battery Hill providing 360 degree views of the ocean and lush green hillsides. The covered deck provides much needed shade and beautiful ocean views of Cruz Bay. You can marvel at the multiple shades of the crystal clear blue water as you enjoy a morning cup of coffee or cocktail at sunset. You will be right in town so can easily walk to all your favorite restaurants and shops. Because this top floor unit is in a stand alone building you will not have any shared walls- extremely unique within Cruz Bay.

The main bedroom faces Cruz Bay and has marvelous ocean views. The spacious loft has room for four guests, with two twin beds and one queen bed. The AC system has just been upgraded throughout with split AC, including units in both bedroom spaces as well as the main living space. Though with the continuous breeze high on Battery Hill you will may only need to open the windows in the evening to keep cool.

The well appointed kitchen is open to the dining and living areas and have striking ocean views looking towards Turner Bay and beyond. These main living spaces have beautiful vaulted ceilings making it feel spacious, open, and bright.

Although you can manage without a vehicle on St John by taking taxis to the many spectacular beaches and walking to town, we would still recommend renting a vehicle to get the most out of your vacation. There is flat parking for the unit right out front in a dedicated lot. The complex also has a dipping pool the has both a covered area and pool deck for sunning all with ocean views. Beach chairs and other beach and pool accessories are provided for the guests.

Great views, a/c worked well, very nicely furnished with All the essentials. Bathroom sink could drain better and shower could be hotter, but its view from the shower made up for it.

This condo was incredible! The views were spectacular. There was an issue with check in but the team was super quick and helpful. The condo was clean with a spacious bathroom. Yhe waterfall shower was also clean and beautiful but just lacked some water pressure. Location was perfect! Walking distance to everything! Parking was easy and the complex itself had wonderful amenities. I couldn’t have asked for a bettter place to stay in St.John!

Property is fabulous. Location great! We appreciated the ability to walk to Cruz Bay and that the property has parking so we didn't have to deal with Cruz Bay parking issues and could also use our rental to drive to all of the island beaches. What was best of all is the host is as good as it gets with communication and helping their guests! We were stuck on the island due to the air space shutdown with Venezuela with no place to stay. She was able to seamlessly accommodate us for another night and then helped us search for other accommodations as her next guest was able to fly in and we were not yet able to fly out. That is going above and beyond!Focusing further on the actual unit... amazing views, owner has thought of all the small stuff, beds comfortable... you can tell we were very happy and will be back in the future!Highly recommended!

The condo was absolutely perfect for our family of 4. Cute, comfortable, fabulous balcony space, comfy beds, plenty of space to spread out with 4, convenient to walk into town, fully stocked kitchen including all appliances, very clean. Best rental we’ve stayed in.

Great location, amazing views, and a super awesome greeter to escort you to the villa. You can enjoy island music from the deck while soaking all the beautiful views.

Enjoyed our stay

This condo was perfect for our family of 5. The A/C was great in the bedroom. The A/C for the living area was strong enough to make the condo comfortable. Kitchen was well equipped. Beach supplies (cooler,towels chairs) were provided. The balcony was awesome, great views.Started every morning there with a coffee and finished every night there with a drink listening to music from the Beach Bar below. About an 8 minute walk to Cruz Bay, the hill was manageable. Overall I would definitely choose to stay again. No generator if that is a factor for your stay.

Wonderful condo and beautiful views

We enjoyed everything about Palm Breeze! The views were amazing, walking distance to the shops, bars, and car rental. Our greeter at check-in was wonderful as well - very informative! The set-up of the condo was perfect for our family of 5. The loft had 3 beds, one for each teenager, with a "master" bed on the main level. The condo is also well stocked with everything we needed, including beach chairs and towels. All we bought was a few groceries to get us thru the week. Our Jeep rental was a blast getting around the island. And the beaches are the best I've ever been to. Would definitely recommend and stay in again!

Wonderful property

This was my first Vrbo experience and it was wonderful. The management company was helpful, prompt and friendly. Last min we decided to get a rental car however everywhere was sold out. I called the office and she helped call around and found us a rental. I appreciated that so much. The host was also amazing and helpful. Place was clean and had beautiful views. I will stay again.

Beautiful view, close to restaurants

The condo was clean with a great view and well-stocked kitchen. The view was amazing. The pool was small but pretty. We had a greeter meet us so we could follow her to the condo and she could show us everything we might need. Lots of restaurants with walking distance, but like others have said, the walk back up the hill, especially on a really humid day, will let you work off your meal! You will probably want to rent a Jeep so you can stock up on water and non-perishables. Our visit unfortunately coincided with damage to the only remaining power cable from St Thomas to St John, so we were without power (and also water) for almost a full day and then we had rolling blackouts for the rest of our trip (power was on for 2 hours and off for 2 hours). We fortunately had gotten bottled water and peanut butter and bread the day before the power went out, and I highly recommend that people traveling to St John make sure to get water and food that doesn’t need to be heated or kept cold just in case you find yourself in a similar situation. Obviously this is not something related to the condo itself, but we had no idea before we traveled to St John that the power and water system was so fragile. So, rent a Jeep so you can more easily stock up on groceries, enjoy walking to the restaurants and shopping when you can, and enjoy the beaches (which you will probably also appreciate having a Jeep for). Overall, we recommend this property and would stay again.

Great place!

Perfect Cruz Bday experience. This unit was perfect for our needs and has a great view. Pool was get nice and I hope we can stay here again.

The Views - The Location!

This place is fabulous! We've stayed in St. John several times, and the location of this condo is one of the best. The view overlooking Cruz Bay, the quick walk it offered into town, the relaxing pool just below...it really can't be beat. A/C works great, but we only really needed it at night because with all of the windows and being at the top of the ridge, we were able to open up the windows and get fantastic ocean breezes crossing through the unit. There is plenty of parking, beach chairs for guest use, community grill and laundry if needed. We couldn't have asked for a better stay. If you are considering this place, just book it already :) We will be back!

Fabulous Penthouse Condo

This condo is wonderful! It has million dollar views and the live music from the Beach Bar drifts up when on the balcony. Allison, the owner, has made lovely updates and plans more. And a fabulous new piece of art was installed during our stay. We were so enchanted that we’ve already booked for three weeks next year! Thanks, Allison!

Perfect location! Beautiful views!

Can’t tell you enough great things about this property! Walking distance from all the action (Restaurants, bars, shopping, ferry dock) but high enough where you have wonderful views of Cruz bay and all the boats coming in! Everything was well stocked from beach chairs, coolers, towels, and kitchenware! Just a short drive to the North shore beaches or a short walk down to your pool and BBQ grill! Can’t wait to return! 10/10 would recommend!!

Lovely condo, great location

Great place to stay, we loved it. Kitchen was full of treats. Very clean and fantastic views. Designated parking spot was a big, big plus. Well maintained property and very attentive property managers. Heads up: Be prepared for lots of steps, Hey, that's why the views are so great.

Nice place

The unit consists of one true bedroom, one loft with two beds, a nice living room and kitchen, and a useable patio. All in all, a nice place to stay. We walked to town several times. The walk back is substantially uphill, but this overweight geezer made it without too much angst. Parking is good. The pool was small, but appreciated. AC is barely adequate, and those sleeping in the loft were a bit uncomfortable. Water pressure is low, but one could effectively shower. Filtered water pressure is very low and it takes a while to fill a coffee pot, or even an ice tray. The Kitchen is very well equipped. No dishwasher, but everything else was great. Having a guide meet you at the ferry was a nice touch. She did a good job of getting us to the condo and explaining the amenities. Price was reasonable, for St John. I'd stay there again.

Great views!

The condo was perfect for us and the beds were comfortable after a long sun filled day. Would definitely stay again. The only problem we had, which had nothing to do with the rental, was the power. The power had to be shut off for 2 hours and then would be turned on for 2 hours and this continued for 4 days due to a damaged power supply feeder. Not convenient when you need to get ready for a wedding.

Perfect home away from home

This house is perfect. It is walking distance to downtown Cruz Bay and has amazing views. The house has beach bags, coolers, spices, beach chairs and very comfortable beds. Can’t wait to go back!

Views for Days at Cruz Bay

We had the best stay here! Loved the location overlooking Cruz Bay. Enjoyed the best morning views before heading out to the beaches each day. Walked to dinner every night. The unit was clean and well furnished. We arranged for groceries to be delivered and they were waiting for us once we arrived. Appreciated having the beach chairs, beach bags and coolers to use during our stay. The pool was a great place to relax and enjoy the views also. One night we grilled out and ate dinner on the pool deck. The grill was well maintained and clean. We also utilized the washer and dryer for the building. Would absolutely love to return for a future stay!

Fabulous stay!

Drinking Water filtration was a plus. Good to have that piece of mind. Plenty of bath towels and beach towels, 2 beach bags, lots of cleaning supplies. No problems at checkin, two sets of keys was great. Took a little food and left a little. Nice to have salt/pepper and a cooking oil already there!

Great view and location

This was our 3rd time in St John and staying at the Battery Hill complex (2013, 2017, 2023). Our first time in this unit. The positives from our stay: condo included beach towels & bag, ice packs for cooler, choice of coolers: hard or soft, beach chairs available for complex guests along with floats, etc. Kitchen was well stocked. The added bonuses were trash bags, zip lock bags, chip clips, dish soap, laundry detergent. There was new furniture in living area. Main bedroom bed was comfortable and a/c cooled room if kept door closed. Upstairs loft had multiple beds and an a/c unit. The only negative was that the A/C unit in main area did NOT cool. It stayed between 80-85* each day. When we returned in the afternoon it was uncomfortable. We couldn’t open windows/doors because it was in upper 80s each day. This a/c unit also leaked inside. We called Joe and he came right over, but sadly there was nothing that could be done at that time. So we placed bowls and towels to catch water each day. Overall, St John is an amazing vacation. If we new the A/C unit was replaced/repaired we would definitely stay in this unit again.

Our family absolutely loves spending time on St John! We have 2 young kids and the beaches and water here are ideal for teaching them to snorkel. We have also enjoyed doing some of the hiking on St John (Rams Head, Honeymoon Beach, Caneel Hill).
