The Proper Pelican 30A is a 2 bedroom/2 bath family-owned & managed condo. Our family has created a space that we love in the place we love most & we are excited to share it with you! What we appreciate most about our “home-away-from-home” is LOCATION! We are on the beach-side of 30A minutes from Seaside & Rosemary, & are STEPS from the BEACH, pickleball and tennis courts, and 2 swimming pools!
30A is a special place to our family & we look forward to sharing it with you!

Our properties’ beach access is a straight-shot down a quiet neighborhood road, just over 100 yards from our condo, making it a quick and easy walk directly down to the beach. Additionally, offered as a complimentary and highly convenient service for all of our guests, our Beach Trolly service is available 9am-4:30pm daily (March 17 through September 14) exclusively for the residents staying at our our condo. The Beach Trolly will transport you and your beach supplies to and from 2 beautiful beaches. Our family of 4 uses this service daily to transport all of our beach equipment, food, toys, gear, etc. directly from the front door of our property to the sand!
We provide a wagon, 4 beach chairs, 1 large beach umbrella, and beach towels for you to enjoy during your stay. We love that our place is tucked away from the crowds but still a quick stroll or ride from 30A. Only 2 minutes from the condo you'll find bike, kayak, and golf cart rentals!
During your stay, you’ll have access to our private (lit and newly resurfaced) pickleball courts, tennis courts, 2 private pools (one seasonally heated), shuffleboard court, cornhole, and BBQ grills.
Our unit is on the ground floor, so NO STAIRS! Private parking is free for 2 vehicles and located directly in front of our unit, so it only takes 10 steps to unload your kids, groceries, beach toys, and grandma.
Our master bedroom has a queen bed, full en suite bath, and closet. Our second bedroom has 1 queen-sized bed, 1 full-over-full bunk bed, and closet. Full bath directly across the hallway. All rooms are equipped with HD flat screen TVs!
All appliances are recently updated (washer/dryer, microwave, oven, fridge, and carafe coffee maker).
We’ve stocked our bathrooms with products we love – Dr. Teal’s Eucalyptus & Spearmint body wash and lotion as well as Herbal Essences Argan Oil shampoo and conditioner.
We are located 3 miles from Seaside, 4 miles from Alys, and 5 miles from Rosemary. Destin is 15 miles west and Panama City’s Pier Park is 13 miles east.
30A has seen us through the years and holds a special place in our hearts. We hope you will stay with us and start making unforgettable memories of your own!

*** We are a PET FREE & SMOKE FREE residence due to the health conditions of some of our family members. There is a $1,500 fee in addition to the cost of all damages incurred if these house rules are broken. If guests hire commercial photography onsite, the photographer is required to provide a certificate of insurance (COI) to us prior to photos taken.

Hey there👋🏼! We’re glad you came across The Proper Pelican 30A, 1 of our 2 family owned + managed properties. We are the Haley family and we own Seascape Homes 30A!
Hunter & I fell in love with 30A as newly-weds and have taken every chance to return since then. We call it “our happy place” and dreamed about owning a home of our own along the beautiful white sands of Santa Rosa Beach one day.
What was once a pipe-dream turned into reality when we found these 2 properties smack-dab in the middle of all of our favorite spots.
We are so thankful to have secured our own piece of 30A paradise. We call this property The Proper Pelican 30A (although our 4 year old calls it “Judah’s Beach House") and while we look forward to enjoying this space often, we are excited to share it with you as well!
We hope The Proper Pelican 30A becomes your home away from home too!
