The location and ability to hold a large amount of guests was great. Some guests did not feel their sheets were clean and had to throw them through the wash prior to sleeping, but overall we had a great time with family and friends.

The property was beautiful. We had more space than needed for our stay. The host was quick to get back with a response for questions needed for our stay before arrival.Lou the property manager was the best he made sure to furnish us with wood for the fire pit and furnished us with equipment for crabbing. The experience was a plus to our stay.

Wow!!! Such a wonderful weekend celebrating our son’s wedding at this amazing home. The owner was very responsive and we felt at home. Our family ranged from 9 months to 87 years and this home suited everyone. The home comfortably accommodated 20 family members who traveled from 7 different states!! Even though the weather didn’t cooperate, the property was absolutely stellar!!! Thank you so much for such a memorable weekend!

The house fit our group of 16 adults, and the waterfront location is nice. The host was responsive when we flagged issues. That said, the bathrooms were grimy on arrival and the cottages weren't clean; the cleaning staff who came out on our first day were kind of rude. The cottages also had no hot water and no wifi during our stay. I would not include them in the bedroom count. The whole house felt tilted. With better upkeep this could work well for a big group, but the condition didn't match the price or pictures.

The property worked well for our large group. There was plenty of bedrooms and seating for meals. The kitchen could have had more utensils for eating meals and utensils for the gas grill. Because the grass was recently cut we couldn’t help tracking it in the house every time we came entered the house in the morning dew. There was no lightning in the back yard to go from the house to the cottages at night. We needed propane for the grill and that was rectified very quickly. I would recommend this property. We had a great time and there was lots to do in the area.

Waterfront location by a marina was beautiful. The place is welcoming with a bright, cozy living area. Rooms were clean and spacious, bathrooms modern, kitchen, grill, and deck to enjoy. Had a great experience overall.

This IS an AMAZING home! It is very clean, very comfortable and has beautiful views. Thirteen of our family members stayed here to celebrate Christmas. Our stay was perfect! The king size beds in every room made for a good nights rest. Our host was welcoming and responded to any questions. The property manager, Louie, went above and beyond to make sure we were taken care of and comfortable. Thank you both for everything!

This property has a lot going for it and worked well for our large family gathering. The location is excellent, with easy access to local attractions while offering a peaceful waterfront setting. The views are beautiful, the spacious deck and patio were perfect for gathering, and the kayaks were a wonderful bonus. If you're looking for a place that comfortably brings a large group together, this property certainly delivers.A few improvements would make the experience even better. Although the listing advertises a gourmet kitchen for up to 28 guests, we found it wasn't fully equipped for our group of 24, with too few drinking glasses and some basic kitchen items.There were also several maintenance and safety issues that were noted in a previous review that have not been addressed. Some electrical outlets were not working, a second-floor crank-out window would not close, one set of cabin steps felt unstable, and several dining chair seats were loose which was an issue with an elderly guest. We also noticed staining on some upholstered furniture, and a few beds could have been better prepared with mattress pads, particularly on the more worn mattresses.Overall, we enjoyed our stay and created wonderful family memories. With a little improvement this could easily become an exceptional destination for large groups because the location, outdoor spaces, and setting are truly special.

The grounds are family-friendly and the location is excellent. However, the main house and the cottages are unsafe. The floors on both levels of the main house are sagging and sloped. The bottom bracket of an upstairs window is broken, causing the entire window to push out and creating enough space for a child to fit through. The property manager was notified of this hazard, but he never got back to us. The overall cleanliness of the living quarters is unsatisfactory, especially in the cottages. The wiring in the cottages has been jury-rigged, and wires are hanging out. No matter how long the water in the cottages is run, the temperature never gets above tepid. The septic mounds for three of the cottages are open holes covered by tarps, so there is a strong smell. Also, the TV's in the cottages do not work, and the internet connection is weak. There are other misleading statements in the VRBO description. No captain is available for a boat ride to Sandy Point Island. Some of the kayaks and paddle boards have leaks. There are only a few life jackets, and those are in disrepair and outdated.

Unfortunately the property was not as expected. The communication was very great from the beginning. Even after hitting extra traffic the manager came and brought our groceries inside and put away cold items. We were very excited and looking forward to our arrival at this point. Upon arrival there was a note on the table that two of the cottages were without water as well as one of the showers not working inside of the big house. A note. Not a phone call or message or a heads up. There were two holes in the front windows, a hole in the wall and a barely functioning lock on the back door. When I spoke to the owner he offered to put two of the couples in a hotel next door. Upon arrival one of the hotels had a leak and one of the couples was so disgusted they left. I then continually tried to make contact with the owner and never received a response and had to file a claim with VRBO.

We were a group of 12 friends celebrating a getaway weekend together and found this wonderful compound. We all enjoyed ourselves in the primary house, which had enough rooms for the 6 couples and also had four little cottages for those wanting a bit more privacy and their own bathroom. The house was extremely clean and comfy, with all the amenities a large group needed. We were immediately greeted by the property manager, who stopped in a couple of times to check in on us. The house has two living rooms and two dining rooms, both of which are large enough to accommodate our large party. Plenty of room to eat and to play games on. Each bedroom in the main house was very spacious, and the decor was nice. Outside had a nice deck with an extra-large picnic table, a firepit with outdoor seating, and a small BBQ that we used. Unfortunately, the weather was not cooperating, as a downpour canceled plans to sit by the fire. The location of the property was close enough to downtown Mystic and its shops, as well as to Foxwoods and Mohegan casinos. Highly recommend the Red Rooster for your breakfast needs and Dog Watch for a fun dinner spot. Couple of suggestions for the home owner/property manager..1. Gutters over the backdoor. The heavy downpour had going in and out of the house like running through a car wash. 2. some kind of runner or matt for the backdoor, we used a bath towel to put down during the rain as people were coming in and out getting the kitchen floor wet

Excellent property and excellent host. The main house was everything that it was advertised, and the bunkies were in excellent shape as well. I would recommend renting this property for the appropriate size group!
