Freshly installed heated pool! Start your day w/coffee catching sunrise on the deck and end it with a cold beverage at sunset. In between, fish from the private dock, or bike just minutes to the beach on one of our beach cruisers. The 100% renovated home boasts all new furniture, art, etc. New pix soon. This quiet old Florida neighborhood is nestled between the beach and the Mantanzas River with canals weaving between the two. Quiet and picturesque with 3 restaurants all within a few minutes of the front door. A quick hop across A1A gets you to Butler or Crescent Beaches.
-Happy to host your pup! Two dogs allowed for single pet fee of $200 for the duration of your stay.
-This is a smoke free home complete with nicotine detection devices.
-Renter must be at least 23 years old and present throughout duration of reservation
-Quiet hours between 10 pm - 7 am.
By making a booking at this property, guest agrees to the following: 1)TERM: The term of occupancy shall be considered the full contracted booking period strictly outlined in the confirmed booking/reservation. The property will be ready for occupancy no earlier than 4pm on the contracted arrival date and must be vacated no later than 10am on the contracted departure date.
2. RENT: The reservation total, applicable fees and security deposit shall be paid in full prior to the check-in time on the arrival date. Bookings/reservations not paid in full by the check in time on the arrival date shall be deemed null and void and all deposits will be forfeited by the Guest.
3. LIMITED OCCUPANCY: Maximum occupancy is limited to the number of individuals listed on the pre-arrival form. If Host concludes that this policy has been breached, Host reserves the right to expel the entire party with no refund. A maximum of 10 occupants is allowed.
4. NON-DISTURBANCE CLAUSE: Guest and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors, or use the premises for any unlawful purposes.
5. CARE OF PREMISES/DAMAGES: NO SMOKING PERMITTED IN HOUSE. Violation of these or any of the House Rules constitutes grounds for automatic eviction, plus $250 fine and all booking/reservation costs if violated. Guest agrees to pay Host for any damages to the property, grounds, furnishings, household items, caused by Guest during its occupancy. This will include payment of any additional cleaning charges incurred due to Guest’s occupancy.
6. HOST’S RIGHTS: Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Guest has vacated the Property. All monies paid by Guest shall be forfeited as liquidated damages.
7. INDEMNITY CLAUSE: Guest hereby agrees to indemnify and hold Host and Property Owner harmless from all claims, including those of third parties, arising out of or in any way related to Guest’s use of property or the items of personal property provided therein. Guest assumes all risk of injury or other losses relating to any recreational activities, including use of the private swimming pool and hot tub on the Property and will hold Host harmless with respect thereto. Guests understand and agree to posted pool rules including, but not limited to no running on pool deck or diving into pool. No glass containers are allowed in or around thew pool deck or in the pool itself.
8. NO SUBLETTING: Guest may not sublet or assign this Agreement for all or any part of the premises under any circumstances.
9. REPAIRS AND MAINTENANCE: The Property is reserved with the Host’s furniture and household furnishings. Host shall not be responsible for providing additional furnishings or equipment not presently available in Property. Guest will report any maintenance issues immediately to the Host. Host will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment will be in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.
10. CANCELLATIONS: The following conditions apply to the cancellation of all confirmed bookings/reservations. 6310 Salado Rd.has a firm cancellation policy - this means that renters who have booked are eligible for a 50% refund up until 30 days prior to check-in date and 0% refund thereafter.
11. PARKING: There is ample parking for 5 vehicles in the driveway with room for at least one more on the grass if parked parallel with Salado Street.
12. UNAUTHORIZED LATE CHECK OUT COMPENSATION: Adherence to our 10am check out time is essential in honoring our cleaners' time and efforts. On most days they have to complete the task of deep cleaning our condo (typically 3 hours) plus taking care of another all between 10 and 4pm. To be fully considerate of their time and demanding work, we ask that you are FULLY exited from the unit by 10AM. Because we have to pay them if they are waiting for guests to depart, we will charge guests who do not depart by 10am $100 per hour ($100 min. charge). Thanks for helping us take care of these hard working folks!
13. As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included as a Management Fee (Airbnb) or "Damage Waiver" (VRBO) in your rental rate.
Guest and Host, by booking this Rental Agreement, acknowledge that they will comply with the terms of this agreement, and each assumes the responsibility for the obligations set forth herein.
