Tucked into the Kitty Hawk Reserve, this apartment feels removed from the crowds yet close to everything that matters. In minutes, you can be at the beach, sound, restaurants, grocery stores, shops, parks, bike paths, & bridge. It is an ideal home base for travelers who want easy access to OBX hot spots without giving up privacy & tranquility.

The Space
You’ll enter by private exterior stairs using a secure keypad entry. Once upstairs, you’ll have your own private deck & second-story guest suite designed for relaxation, easy living, & flexible sleeping arrangements.
We sleep up to 5 guests. The primary bedroom features a queen bed, dresser, nightstand, charging ports, Roku TV, & a stacked washer and dryer. Two Twin XL beds are nestled into cozy alcoves leading toward the living area, giving the space a fun & distinctive layout guests love. In the living room, the queen sleeper sofa offers additional flexibility.

Kitchen & Dining
The kitchenette is equipped so guests can prepare meals & snacks. You’ll have a full-size refrigerator, dishwasher, cookware, a two-burner induction cooktop, & a microwave that functions as a convection oven & smart fryer. For outdoor meals, a gas grill is available. This setup is appealing for travelers who want the freedom to cook in, keep beach snacks on hand, or enjoy a casual dinner after a long day out.

Living Area
There is a 55-inch Roku TV with streaming access, books, games, fast Wi-Fi, & a dedicated desk if you need to catch up on work. Whether your trip is about beach days or a blended work-and-leisure getaway, the space supports both.

Pool & Outdoor Areas
One of the biggest draws of this property is the fenced backyard saltwater pool, waterfall grotto, & backyard pool house. It adds a resort-style feel & gives guests another way to enjoy the outdoors without leaving the property.
The pool opens mid-April through mid-September (you may reach out to determine if open before booking). Pool/grotto heating is available for an additional fee on site. Guests have access to the lower level of the pool house,

Location
Kitty Hawk is a favorite base for guests who want to enjoy the Outer Banks. From here, you can quickly reach both the ocean, sound, restaurants, shopping, grocery stores, urgent care, & local attractions.
The setting near the reserve adds to the experience. Our road is perfect for walking, biking, or running. The surrounding area offers a more natural, peaceful feel than a busier commercial strip.

This is a private second-floor guest suite on a shared property. Guests have their own entrance, private deck, & indoor accommodations. Some outdoor areas are shared with the owners.
Because the property is in a peaceful residential neighborhood, it is best suited for respectful guests looking for a relaxing stay. It is not suitable for parties/large gatherings. The property may not be suitable for infants, very young children, or guests with mobility limitations.

Shared property in a quiet, residential neighborhood
Primary guest must be 25+ and stay for the full reservation.
Booking party assumes liability for all guests.
Rental agreement + guest info (18+) required within 48 hours
No parties, events, or unregistered visitors
Quiet hours: 10 PM – 7 AM
Parking for 2 vehicles max
No guest pets (we have a friendly dog + cats on-site)
Pool open 7 AM – 9 PM (seasonal)

We keep things relaxed & respectful of the space & our year-round neighbors.

Booking Requirements
A separate rental agreement is required for insurance, safety, & compliance purposes.
Within 24 hours of booking, the primary guest must provide the full names, ages, & emails for all guests age 18+. Identity verification may be requested. The primary guest must be 25+ & remain on-site for the full reservation. No third-party bookings.
The rental agreement must be completed within one week of booking or at least 72 hours before arrival (whichever comes first). For last-minute reservations, it must be completed before check-in & prior to use of any amenities. Failure to provide required guest information or complete the rental agreement within the required timeframe may result in cancellation in accordance with VRBO policies/booking terms.

House Guidelines
This is a relaxed, natural, peaceful setting - not a party property No unauthorized visitors, parties, or events.
This property is not childproofed & may not be suitable for infants or very young children due to stairs, decks, gates, shared outdoor areas, & pool access.
No infant or toddler-specific equipment (cribs, gates, childproofing items) is provided. Guests are responsible for supervision & bringing any necessary safety items.
This is a second-story unit with a private upper deck. Use stairs & elevated areas carefully. Always use handrails & take caution when surfaces may be wet or sandy. Use of stairs, decks, & elevated surfaces carries inherent risks, which are assumed by guests.
Outdoor stairs, decks, pool/outdoor areas & walkways may become wet, sandy, or slippery. Use caution & wear appropriate footwear.
Do not climb, sit, lean, or hang on grotto, gates, fences, railings, or deck rails.
Children 17 and under must be accompanied by a responsible adult guest at all times, including on stairs, decks, & all outdoor areas.

Pets on Property
Guest pets are not permitted for the safety of our animals. You may see or hear our dog, Tux, & our cats, Ozzy and Banksy, who occasionally roam the property.

Pool & Outdoor Spaces
The pool, backyard, grill, & pool house are shared amenities.
Pool hours are 7 AM – 9 PM, weather permitting.
The backyard/driveway are shared space. The host or authorized service providers may occasionally access outdoor areas for maintenance, lawn care, safety checks, or guest assistance.
We aim to minimize disruption & prioritize guest use. We may occasionally use the space during closed hours or when guests are off-site. If you see us, we’re likely performing maintenance or checking in.
For safety, pool & backyard gates must remain closed at all times & may not be propped open. Gates are self-latching. Guests are to use the gate near the stairs. The other 2 gates as noted by signs should not be used and may be locked.
The lower level of the pool house is available for guest use. The upper deck is outside the fenced area & opens to the Kitty Hawk natural reserve. This area is strictly off-limits.
Children may not be left unattended outdoors at any time, including in the backyard, on decks, stairs, walkways, or in the pool area.
Pool Safety
No lifeguard on duty — use at your own risk
Children under 17 & non-swimmers must be supervised at all times by a responsible adult (18+)
Non-swimmers must be in the pool with an adult & wear an appropriate flotation device
No swimming while intoxicated
No diving, running, roughhousing, or glass in the pool area
Swim diapers required for anyone not fully toilet trained
No pool use during lightning, storms, or severe weather

During Your Stay
Concerns related to cleanliness, safety, or property condition must be reported within 4 hours of check-in. Any issues must be reported immediately/upon discovery. Failure to report concerns within these timeframes may result in the denial of refunds or adjustments, as we are not given the opportunity to resolve them. By continuing the stay without reporting an issue, guests acknowledge the property is accepted as-is & in satisfactory condition. For the protection of both guests & hosts, the property is digitally documented between stays to verify condition, cleanliness, & inventory.

Guests are responsible for maintaining the property & for any damage, loss, or missing items beyond normal wear and tear, & must be reported immediately. Unreported issues identified after checkout may result in charges through VRBO, including repair, replacement, or additional cleaning. Excessive cleaning, damage, or rule violations may result in additional fees. We require purchasing insurance.
Guests are reminded the Outer Banks is remote & bugs such as mosquitoes, midges, flies, & water bugs are common.

Enforcement & Agreement
Violation of house rules, safety requirements, occupancy limits, visitor restrictions, or rental agreement terms may result in warnings, restriction of amenities, or cancellation of the stay without refund for unused nights, in accordance with VRBO policies & applicable law.
By booking, guests agree to comply with all listing rules, rental agreement, & safety requirements.
