Warmly converted horsebarn (hence HB) into a duplex of two one bedroom units. Surrounded by a quiet working farm including goats, pigs and alpacas, ducks, chicken and you will always hear wildlife at night; some of it from the 3 acre pond that is your backyard.
So much to experience for lasting memories. Experience the night sky, the stars, the Milky Way without light pollution. With the guide book inside your rental, experience a self guided tour to the Stars and beyond! If you want to get closer to the ground, take a self guided walking “scavenger hunt” around the property and learn about the animals, fish, pond and trees. Very informative and thought provoking. Looking for relaxation, make a picnic at the spool tables near the pasture and watch the alpacas, goats and pigs eat and play. Some of them will come right up to the fence and watch you too.
Full bedroom, bath with tub/shower, living room, fully equipped kitchen with deck overlooking pasture and pond. If you are needing more space, you can visit other homes on the property which are 910663 (Manor House) and 885789 (HB2), Feel free to walk along the shore of the pond and enjoy the delights of nature, peek over the fence at the goats, watch the ducks play in the pond Bring your own charcoal and BBQ on the deck. Enjoy the peace and quiet and relax and unwind. There is a blow up bed that sleeps 2. Plus the pull out couch would make a very cozy 6. Please do not feed the animals, the goats may choke if you feed unfamiliar food. Please see notes about more very important house rules.

Great experience and communication. Accurate description of listing. We booked this location to be in a convenient location of the Old Rag trailhead and the National Park entrance. Nice towns close by with restaurants and breweries. Overall great weekend!
Beautiful property not far from Shenandoah National Park
We stayed in HB1, which is a duplex, and there was someone staying on the other side and we never heard any noise from them. The property was a very nice place to stay and easy to find. We wanted a place that we could bring our dog and cook our own meals, and Spring Haven Farm was just what we needed! I would happily stay here again when visiting Shenandoah National Park.
Like a woodland cabin in Michigan’s UP. Very cozy, lived in and welcoming. Rustic with books, games and good internet. Very clean, quiet and safe in a rural area. What was visible was a hobby farm and a host waved a cheerful greeting while feeding the animals. Exactly the opposite of a fancy sterile hotel room.

Dear John, we are so very happy you enjoyed your stay. Yes we pride ourselves on not being your usual run of the mill Hotel. We know we are not a world class resort. However, the way Vrbo works is that if you gave us five stars for cleanliness and you gave us five stars for communication and all the things they ask about then we are a five star listing. We say that because we’re confused that you enjoyed everything but still gave us only four stars which as a small operation hurts us a great deal. Please tell us what would be necessary to bring it up to five stars in your opinion. Again, not comparing it to a five star resort, but comparing it to how we advertised it.
We had the best time at this property. It was such a nice house and a great area with so much to do nearby. The hosts are wonderful and gave us so many recommendations for things to do. They are were very easy to communicate with. The animals living on the farm were an added bonus!
This was an ideal anniversary retreat for my husband and myself. The kitchen was very well-equipped, and the living area spacious and comfortable. The bed was comfortable, and the shower had plenty of hot water! A very private, quiet setting, yet near Culpeper.
It was the perfect little spot to stay while in town for a wedding. We enjoyed the views sipping morning coffee on the porch. My only wish is that there were more pillows, I guess we should have brought our own.
Cute little converted horse barn. Everything was wonderful and the hosts gave us plenty if information in advance, including tips of what to do in the area, as well as privacy.
Would stay again.

No central heat. Gas furnace on wall and space heater in bedroom. No water pressure and no hot water for 1/2 of stay. Old dirty furniture, old stained pillows. Lighting poor. Floors and bathroom were clean. VRBO support was horrible

In 10 years of working with VRBO we have never given a guest a less than 4 rating. We truly wish we did not have to do so, but other hosts should be notified. When Marc checked in he misrepresented the
home by saying it’s unsafe and he wanted to leave. Saying our home is unsafe is outrageous. He did not even notify us that he didn’t like the place, just called VRBO. Before checking in Marc made a point of calling us and telling us his other home was in one of the most expensive suburbs of the US, that he had a great job and was a very good guest. Perhaps our sweet farm setting was not up to his lofty standards, but lying about safety is trying to really hurt a host. We suggested that if he canceled and we get another booking to fill the time of his reservation, we would give him a refund. He refused and then complained about the heat. We suggested he should turn up the thermostat.
He checked out 2.5 hours late and was even late making his last payment. We are sorry his expectations were not met, but who knows what would have satisfied him?
He did, however, stay for the whole month he booked and left the place in acceptable condition.
The property was quiet, clean, and very cozy. It was as advertised and my girlfriend and I had an amazing weekend there. The house had everything we needed and Peter and Helen were nice enough to give us some fresh duck eggs which were very delicious. I highly recommend this place for anyone looking for a quiet place to stay that is comfortable and clean.
The area was quiet but with plenty to do. Was able to relax comfortably in the house during both the day and night. Was even able to witness a mama goat give birth
My wife and I spent a few days away from real life, just relaxing on the farm here. The place is comfortable, and there are lots of animals to watch and listen to as we sat on the porch to relax. Helen and Peter are friendly and responsive. We'd definitely return here for another visit in the future.
Really cute space for a Shenandoah or piedmont getaway. It's about 30 minutes to the Thornton Gap entrance to Shenandoah National Park, 15 minutes to Sperryville, and 15 minutes the other way to Culpeper.
Cozy space with a great view of the pond and ducks from the porch. Will book here again without a doubt.

The spotless cottage (converted barn) had everything we need and in a really attractive farm near a small lake. We even had a Carolina Wren family on the deck to keep us company. We will certain come gain if we are in the area.
Quaint; quiet; too many dust collectors for people with allergies (plastic plants, Knick knacks)

We are very sorry your allergies kicked in but this is a farm in a rural area. Many people experience symptoms just being outside. The house and all the period pieces are cleaned well and in fact each house is fogged with a hospital disinfectant hours before each use. Perhaps you should not blame the accommodations but blame the season and the great outdoors!
Everything from reservations to check out was wonderful. The accommodations were very cozy and the surroundings by the pond and animal enclosures were beautiful. We enjoyed seeing some deer and wild turkey from our window also. We chatted with Peter and he is delightful. Other than a few minute chat, we only saw he and his wife doing chores around the farm. We stayed in HB1. HB2 is basically the same and the Manor House right behind them looked.great for a larger party.
