This unit has a great location right on the beach. Beautiful sunrises! Nice clean, easy check in, check out, close parking. The only down side was the complex needs to have some beach renourishment done so high tide doesn't inundate the property. The large sandbags make the beach view sad.
The property was exactly as advertised, and exceeded our expectations. 45 steps to the beach was no exaggeration, which made multiple trips out to the beach each day a breeze. With both sliding glass doors facing directly at the beach, morning sunrises were incredible. This wasn’t our first visit to Topsail, and we’ll definitely be back. When people would say “We’re going to the beach for July 4th”, I would cringe at the thought of packed beaches, endless traffic, and people partying on the beach. Not this spot… quaint, not commercialized, and oh, what bliss!
We had a beautiful stay. The only thing that was a bit frustrating, was that the stairs to the beach get covered during high tide. Not a huge deal as there is a public access down the road a bit and during low tide they are available. The home itself suited us well and had everything we needed.
This VRBO was excellent in proximity to the beach. The owner was the best at communicating and answering questions. We were shocked that during high tide the bottom several beach access stairs are underwater (we just used the public access a few doors down when that happened). Thank you so much for an enjoyable stop.
We’ve stayed at the Reefs for almost 10 years of summer beach trips and this condo is by far my favorite! You can watch the sun rise over the ocean without even getting out of bed! It’s like you’re sleeping on the beach! Kitchen was fully stocked which is great because we end up cooking a lot. Living room was comfortable and allowed for plenty of space for our large group! Can’t wait to book again next year!
The location of the home was great. The views in the morning are fantastic. The only downside are the beds and sofas. They are very uncomfortable and need to be retired.
The host communication is superb, he made it all possible to accommodate our needs; the place is very clean, very well kept, beautifully decorated and quiet; we couldn’t have asked for better; thank you!
This stay turned out to be what my family needed and more. It has become one of our top favorites. Only concern was that the AC unit in the master bedroom didn't cool off the room like the others. That was a small thing compared to the rest of the stay.

Small place, but nice and oceanfront.
Upon arrival there was half eaten food in fridge and floors and tables were not cleaned??? Once we corrected this, it was fantastic! Small place, but great place to get away for the beach. Would stay there again.
My wife and I love to look for shark teeth while at the beach and had always heard Topsail Beach was a good spot. Found this great little unit and was not disappointed. Ocean front balcony was a great place for that morning cup of coffee. Would love to visit again.
This was our second stay at this property, and it has all you need to enjoy your stay. The location made for the most spectacular sunrises you will ever see. I'm not an early bird, but I still got up for 3/4 of them. The kitchen is equipped for cooking, the closets supply beach chair's, umbrellas and toys and boogie boards. The August crowd was very minimal and balcony is very private. You'll enjoy the stay :)
This property is PERFECT! Proximity to everything is A+, Size, cleanliness, beach access, etc. The condo is set up perfectly, everything worked perfectly, very comfortable. The beach access was awesome, the stairs to the sand were so convenient, even during peak season, weekend days the beach was not uncomfortably crowded. The view is amazing, unobstructed Eastern view of the Sunrise and evening Moon. I want to keep this as my little secret to return to but MUST share it's awesomeness! Thanks for amazing owners, we WILL be back, often!
This cute condo far exceeded our expectations and was a wonderful beach getaway! It has plenty of space and had thoughtful touches throughout including crayons and coloring books for kids, seasonings for cooking, a bulletin board with things to do, etc. The beach was right outside our windows and we loved waking up to the beautiful view. One thing to note is that the stairs to access the beach can sometimes get hit by waves at the bottom during high tide, but we just waited for low tides to access or were careful with our steps at other times. Overall, I’d highly recommend this rental for its convenience, view, cleanliness, and cute details.

Beach front
We enjoyed our stay in this condo. The view of the sea from the balcony was amazing! The condo was clean and the kitchen and eating area was convenient. There are two trundle beds in second bedroom but room to pull out one of them. So that room sleeps three, unless a child could sleep on half of the second pull out bed. The master bedroom has a nice queen sized bed and a dresser. The living room has three comfortable couches and one of them is a pull out bed. The porch is spacious with plenty of seating. The owner was easy to contact by phone with questions.

Pros and cons
More pros than cons. Clean, well stocked. We didn’t need half the stuff we packed. Right on beach....however, our steps was wiped out from a previous storm. This wasn’t communicated and if I would have known, I wouldn’t have picked this condo because I was looking for direct beach due to back issues. Had to walk to the public beach access or next set of condos over. Still was able to enjoy our stay. Just think this would of been a useful
Piece of information before renting it.
We were able to book this property on short notice for a weekend getaway and loved the looks of the views on the profile. Upon arrival, we found the condo to be fairly clean. There are some old fans in the walls that have a significant amount of dust on them that could probably be addressed. The condo appears to have been remodeled recently and the upgrades look nice. The view from the balcony was great, in that you can sit and look at the ocean all day. However, the backside of the condo complex on the beach has no beachfront to speak of. The beach has been completely washed away and the steps down to the beach are roped off because they go into the ocean. Luckily it was cold and rainy, so we didn't need beach access, but it would have been good to have that info in the profile. I only found out we had booked the property. All in all, a nice getaway on short notice, that gave us something different to look at besides our four walls.

Not quite as advertised
The host was responsive to my messages and check in was seemless. The apartment was reasonably clean. However we do have some notes that might improve the guest experience.
1. Listing says it is 45 steps from the beach. Beach access was indeed very close and convenient…but only at low tide. Stairs to the beach were inaccessible during high tide. We had to walk down to the public access half the time. This is not what we had in mind for our senior grandparent.
2. There was no bath mat. This was a slip and fall hazard for all of us but particularly for said senior who was with us.
3. Toilet paper was listed in the amenities but when I contacted the host saying we were out, we were told that guests buy their own. We ran out of the one roll that was there upon arrival within the first day.
4. Listing claimed beds for 6. One Queen and two twins, each with a trundle. However, the room that the twin beds were in was so small that the trundles only pulled out halfway each. that would not of accommodated six adult size people. The beds were also very uncomfortable.
5. I would also recommend that they would be a good supply of paper towels and trash bags. We ended up purchasing more of these as well. I also Think that measuring cups would be a useful addition to the kitchen.
