Great condo, great location! Views off the deck to Calibogue Sound and sunsets. Walk out the door to the beach or to the Salty Dog and South Beach Marina where there is live entertainment throughout the summer and on many weekends and holidays during the off-season.

The owner is a 25+ year hospitality veteran and has renovated this condo to include the high-end comforts of home and leading-edge technology. These modern refinements will make your stay relaxing and memorable: high-speed Wi-Fi, a 65” smart Samsung TV in the Living Room, a 55” smart LG TV in the Bedroom, dimmable LED lighting, ceiling fans and all the kitchen essentials you will need.

The condo is a second floor end unit affording privacy and a view.

The king-size bed in the master bedroom and the queen-size sleeper sofa bed in the living room are both premium gel-foam mattresses. You will sleep soundly - read the reviews! Plus, there is a full-size washer and dryer in the bedroom walk-in closet just in case you need to do laundry.

This South Beach location includes proximity to new pickle ball and tennis courts. Reservations arranged through the South Beach Racquet Club. Watersports available at the South Beach Marina include paddleboards, kayaks, fishing tours, and dolphin watching. South Beach Marina also offers seasonally-operated restaurants (including the Salty Dog), gift shops, and a general store. And be sure to book a Salty Dog sunset cruise (best deal on the island!)

Lastly, all of the Sea Pines amenities are right at your doorstep or an easy bike ride down the leisure trails. This is a second floor end unit facing the Calibogue Sound. Please note there are exterior steps in ALL Bluff Villa buildings to access ALL floors including first floor villas.

Sea Pines is well underway on a $50 million infrastructure improvement program. Leisure trails have been widened, roads have been paved and new tropical landscaping abounds. The long-awaited renovation of the South Beach Pool is now complete and short-term rental guests staying in the Bluff Villas may register and pay at the pool during the summer months.

I grew up in Solon, Ohio and vacationed on Hilton Head almost every year since 1972...I know, that's a long time! Graduated from Michigan State University's Hotel and Restaurant Management program and moved to DC where I started my career as a hospitality analyst / consultant. Since then I've worked in hotel development, finance, and ownership. And, for the past 25 years, I've worked as a hotel real estate broker selling hotels all over the country.

Having traveled extensively, I can tell you there is no better place to come home to than Hilton Head Island. Even though I still have one foot in Atlanta, Hilton Head is my happy place.

Why they chose this property

My parents built a home in Hilton Head Plantation in 1990 and for most of my kid's childhood, we used Folly Beach or Coligny Beach, but pretty much forgot about Sea Pines. Then in 2013, I rediscovered Sea Pines and all of its beauty. Plus, The Riverstone Group has now poured nearly $200 million into new Sea Pines Resort amenities like The Beach Club, The Plantation Club, the new Harbour Town Links Clubhouse and all the new improvements to the Marina.

So the trick was to find a place walking distance to the beach that wouldn't break the bank. And Bluff Villas was the perfect fit. I bought a two-bedroom Bluff Villa condo in 2013 and renovated it top to bottom. Then, in 2016, I renovated another one bedroom in Bluff Villas and followed on the next year with a total renovation of 1685 Bluff Villas.
