Lovingly remodeled Victorian in tree-lined West Boulder neighborhood; 3 bedrooms, 2 bathrooms, plus 2 additional sofa sleeper beds, sleeps 10; perfect Boulder location, 1/2 block from trail up to Flagstaff House and Flagstaff Mountain, tucked away but a short 8-10 minute walk over Boulder Creek to the Pearl Street mall, restaurants & stores; near CU campus events, Chautauqua, and hiking trails. Rental bikes available a few blocks away; some are electric, great for managing the many hilly areas.
This classic Victorian is in the optimal Boulder location: perfect for CU graduation, the Conference on World Affairs, Sundance Film Festival and anything else in town, at Folsum Field or on the CU campus. It's 1/2 block from the hiking trail up to the Viewpoint spot that overlooks all of Boulder and beyond.
The unique open-floor plan, designed by the current owner, an artist and graphic designer, was featured on Home & Garden TV and in a colorful coffee table book entitled, "Vintage and Artistic Homes of Boulder."
The living room, front sunroom and open dining area have high ceilings and hardwood red oak floors. The sunroom has a desk, office chair and floor lamp for working. Of course, there's WIFI, also four TVs, a family room with puzzles and games and for those who play, there's a spinet piano.
The elegant style throughout the house seamlessly integrates charming Victorian details with contemporary fixtures and an open feeling of space and comfort. There is art on the walls and sculptures on plexiglass pedestals, so you can guess that the house is a bit of an art gallery and is not suitable for children under 16. Sorry.
The Master suite is upstairs and has a 16 ft. cathedral ceiling, three skylights, and views of the mountains. It has a large flat screen TV, a walk-in closet and a washer/dryer of its own. (This is in addition to the washer/dryer in the basement.) The house originally built in 1889, a true Boulder Victorian, has been lovingly remodeled, however, the update of the upstairs bathroom hasn’t been done yet, so it remains of Victorian size (one sink, single shower, etc. See photo.) In addition to the queen bed in the Master bedroom, there is a sofa sleeper that unfolds to become a full size bed.
The Family Room is adjacent to the Master bedroom and has a flat screen TV, a Blu-ray player (with a large selection of academy award nominees), and three desk areas for work or puzzles and games. The couch is a queen sofa sleeper, and though the family room is adjacent to the Master, there is no door between them. If the sleepers in both rooms are in use, it will require some coordination to use the upstairs bathroom.
Adjacent to the Family Room is a Break room with a Keurig coffee maker (in addition to the Nespresso in the downstairs kitchen). The Break room also has a sink, countertop, small refrigerator and microwave for popcorn and heating up snacks.
The whole upstairs floor has a private entrance from the side of the house which offers the perfect opportunity to use it as a Private Suite closable from the rest of the house.
Downstairs are two bedrooms with a shared bathroom (Jack-and-Jill style). The back bedroom has a queen bed and the room looks out onto the deck and tree-filled backyard. The other room downstairs has a flat screen TV and a (very comfortable) Luonto sofa sleeper bed which opens into a full-size bed. Both rooms have closets.
Sleeping arrangements, briefly: 3 bedrooms, 2 bathrooms, plus 2 sleepers (a full size in the Master and a queen in the Family room, adjacent with no door between.) For a flexible group the house sleeps 10.
The kitchen has two sinks, a center island, and a gas range. The classic Danish modern dining table pulls out to seat 10 and there are dishes, table cloth and chairs for a group that size.
Double French doors open to the 2-level, wooden back deck, which has a gas barbecue grill, comfortable deck furniture (with a USB and USB-C jack), a long quartz counter top for entertaining and is surrounded by trees, green and lush in summer, snow covered and a picture-postcard wonderland in winter.

•There are TVs in the Master suite, the Family room, the kitchen, and the downstairs sofa sleeper room.
• Speakers in the ceilings throughout he house can be controlled through WIFI by the music platform on your phone (Pandora, Spotify, etc.)
• Easy on-street parking

• Central air conditioning
• Vermont Casting propane stove in the living room
Definitely no parties or events. As I am allergic to pet dander, please no pets of any kind inside or out. Goldfish okay.
I'm an artist, graphic designer and writer and the house is kind of my work of art. As such it is not at all suitable for children under 16, so this has to be a hard and fast rule. I've been reluctant to switch to instant book, but I've been assured that guests are bound by this rule which will enable the accommodations to continue to be stellar.
