NOTE.... important. THE MINIMUM NIGHTS STAY FROM MEMORIAL DAY TO LABOR DAY IS 6 NIGHTS BOOKINGS ONLY. Please respect this and list the accurate number of guests that will be in your party including the boys in the program as guests during your stay.


Our home is Ideally best for two families (this is 2 couples sharing a bed) and 5 singles. However, we can comfortably do up to 6 adults and 3 children if necessary. 9 guests in total

It is important to us that you have a great stay, so we ask that everyone in the group has a bed to sleep in, not sleeing on a couch, or a blow-up bed on the floor.

Additionally
The Dreams Park is once again on a 6-night stay schedule for 2026 This means we can only do 6- or 12-night stays from May 26th to Sept 1st.
Hall of fame week is Friday July 24 to to Monday July 27th and this week is at a premium rate.

We cannot accommodate guests wanting to come a day early or stay a day later than their DP assigned week. Hope you understand.

IF this is your first time here let me tell you that your first day of your stay is just checking in at the Dreams Park. Getting your boys settled in their barracks. Shopping for food.
Your real games experience at the park starts on the second day of your arrival.

THE PROPERTY
A stay at The Lucky Duck is more than a vacation rental, it’s where memories are made.

Originally one of the Anheuser Busch Beer estates, our rebuilt barn house sits on fifty-acres including a seven-acre private lake stocked with fish, 4 kayaks for your water fun, trails to hike, a great golf course, and state of the art gym nearby. James Fennimore Cooper, famous author of Last of the Mohicans, the pioneers and many more lived here and his home is a top art Museum 8 min away.

We are in a very safe private area yet so very close to town, HOF, Induction site and Dreams Park.

A quick ten-minute drive to the Dreams Park, six minutes to the Hall of Fame and historic downtown Cooperstown

Three minutes from the house is the world class fitness center, Cooperstown Sports Center, reasonable weekly passes available, .and this is the site of the famous baseball hall of fame induction ceremonies.

We have a great golf course in town, 6 min away. We can book tee times and arrange a discounted rate for a round on one of the top 100 rated resort courses in the USA. LEATHERSTOCKING golf course. Deveraux Emmet course architect.
No clubs? No problem, we can arrange that also.

Enjoy the gourmet kitchen, stocked with everything you need to create your masterpiece. Serve dinner in the open dining room for up to ten guests. The family room includes a large smart tv, game table, and multiple couches and chairs to find the perfect place to unwind. The barn has several peaceful corners for relaxing in the sunshine or shade, with magnificent views of our private lake and rolling acreage.

We have FIVE beautiful clean comfortable bedrooms and four bathrooms.
TWO KING MASTER SUITES, each with its own private bathroom.
One suite is located up a private staircase for your secluded retreat, while the other master suite, located on the other side of the house has a wonderful view of the lake.

ONE QUEEN BEDROOM and
ONE BUNK BEDROOM with 2 twin beds
These rooms share large 5 pc bathroom Jack and Jill style.

ONE TWIN BED HANDICAP ROOM on the first floor with private full handicap bathroom lowered sink, roll in shower.

OUR HOME IS TOTALLY WHEELCHAIR ACCESABLE
No stairs to enter the house.
Wide door to bedroom and easy to move around to stay evolved and be part of all that is going on.

An outdoor kitchen with gourmet grill, fire pit, and dining table makes the outdoors as beautiful as the indoors.

HOW YOUR WEEK WILL GO

You will check in to the Lucky Duck on the Dreams Park time period they have assigned you. Your son will check into the park and his barracks that first day.

Next day will be for meet ups, team photos, opening ceremonies and skill challenges.
After this your son will have games until the last day. He will check out of the barracks and sleep with you at the Lucky Duck on his last evening. Then is closing ceremonies, fireworks and rush back to the Lucky Duck to clean up and pack for your trip home first thing in the morning.

Our house comes with all your bed linens purchased new at the start of every season. Shampoo, conditioner, shower gel and hair dryers in every bathroom.

SPECIAL NOTE
Our home is just for YOU the vacationer.
We do not personally live it during the year and move out when you arrive.
Neither do we rent it out cheap to someone for 9 months in the off season, then move them out just prior to the in seasons start.
Please appreciate this and look after it like it was your own.

Finally, Spectrum hooked up service in our area so no spottier internet.
You are on 5g with an additional mesh system to ensure success.
The 70 inch smart TV is new so all you Netflix lovers will be happy.
AT&T is the chosen cell service, but version will work in certain areas.

NO reason to hold back on renting the Lucky Duck.
