1/2 Mile from Dreams Park, 17 miles to All Star Village, 5 to Cooperstown

Welcome to our home located at 4418 St Hwy 28. We would like for you to enjoy and respect it as you would your own. Our goal is to create a wonderful 'experience' for you and look forward to new and past guests alike. Although most of our renters are coming to experience the Ball Parks, we also enjoy our renters who are here to see all that the Cooperstown area has to offer.

Located on 40 acres, (Therefore the name Grandpa's Back 40 - where he used to raise sheep); view the horseshoe shaped pond, beautiful mountains and wildlife while being only .6 tenths of a mile from the Dreams Park, 17 miles to All Star Village and 5 miles south of Cooperstown. It is the perfect location for families going to and fro as we are located South of Dreams park, much easier entrance and exit. This home is available from June - September for many attractions in our area.

Interested in day trips while you visit? Many breweries and wineries in the area. We are within 1 3/4 hours from Turning Stone (casino); Saratoga Horse Races; SPAC; Albany - visit our capitol - many theatres, museums, music venues, etc. While in Cooperstown visiting the infamous Otesaga Hotel is a must. Looking out over beautiful Otsego Lake enjoy your lunch or a drink at the firebar... make plans to take the tour boat, go fishing, boating, sailing, swimming. There is a boat rental along the lake (fishing boats, canoes, .etc.) and several spots to go swimming. Visit Council Rock, The Stone Bridge, Clark's Tower or take the Brewery Trail featuring local breweries including Brewery Ommegang (several concerts throughout season) and Council Rock Brewery (also known for it's Friday night fish fry). Information and pictures of these sites and more will be available to you in our home.

Baseball bedroom: 2 twins.

Living room is large (25 x 14) with ample seating - large sectional and comfortable chaise. DVD player, children's DVD's, games, puzzles and folding card table available. We are trying to maintain our homey and relaxing atmosphere that past guests have enjoyed. We have renovated our home throughout the last few years including: a completely new kitchen with all new appliances; New washer and dryer in laundry area; All fresh paint on ceilings and walls; New mattresses, towels and linens; and our 480 square foot deck with BBQ!

We also have a large fire pit. There has been a lot of use of our small fishing boat - it can be used for fun or to fish in our stocked pond (for renters only!) Listen to the peepers while watching an awesome sunset. Early risers will enjoy the sunrise with the rolling hills as the backdrop.....you would never guess that you were in the middle of so much to do when you look out at the 40 acres and see wildlife. Sightings so far have been a white crane, heron, beaver, geese, deer, various birds (including bald eagles), frogs (an unwanted snake by the firepit...they leave when the sun goes down!)

NOTE: State taxes and CLEANING FEES ARE INCLUDED.
NOTE: we have a travel trailer near our garden so are easily accessible during your stay, but far enough away for your privacy and ours. If you see us going into the basement (our private area - as you have the entire one floor home) it is to get a tool, grab something from the freezer, etc.

Great House 1 Minute From Dreams Park!

If you are looking for a nice house with great views and want to be close to Dreams Park, this is the place to stay. We had two families staying at this house and it was perfect. It is literally 1 minute from Dreams Park which made it super convenient to go back and forth to the park and for other places such as the local grocery store, local restaurants, and downtown Cooperstown. Darlene, the owner, was fantastic to work with. You won't regret staying here if you need a place to stay for one of the Cooperstown Dreams Park Tournaments!

Cooperstown Baseball

We stayed the week of August 6th as our son was playing at Dreams Park. Being 2 minutes away from the park was huge especially with 2 long rain delays. The large fishing pond in the back was amazing and our son spent hours back there! We are so happy with our stay and can't recommend it enough!

Perfect home close to Cooperstown Dreams Park

We stayed at Grandpa's Back 40 for thr first week of 2012 Cooperstown baseball. The home is perfect. It's close to the baseball field, has everything you might need for a home away from home, and has been lovingly cared for by Darlene and her family. We'll absolutely stay here again if we make it back to Cooperstown!

Perfect location for baseball families!

It was very close to the Cooperstown Dream Park. Which is very helpful during rain delays and games late at night. It is also located south of the park which makes it much easier to get into the Dream Park. The view from the living room is beautiful. Home provides all the comforts of home, W/D, full kitchen and three bedrooms. We had a great visit.

Home away from home!

I miss it already! Thank you for renting your home to us last week. This home is very spacious and warm and welcoming. It made our trip to Cooperstown that much more memorable. The location made it very convenient to get to the ball fields quick while getting a family of 5 ready for those early games. :-) Looking forward to staying here again.

Absolutely Wonderful!

My family and I had an incredible stay here while watching our son play at Dreams Park (which is a 45 second drive up the road). We spent hours on the pond fishing when we were not at the ballpark. Rick and Darlene were extremely wonderful to communicate with and helpful in make our stay memorable/enjoyable! The views were stunning and I found myself taking pictures of the backyard scene every hour!! We saw beavers, deer, a crane, tons of fish (caught bass and catfish), frogs and even a few double rainbows! It was truly a wonderful week and we will definitely return!

So wonderful, we didn't want to leave this beautiful and cozy house!

We had a wonderful time at Darlene's house! The house was so cozy and the view is amazing! It is decorated very tastefully and each room has its own delightful theme and unique feel. We especially loved the fireplace bedroom, and I am sure kids will love the baseball-themed room! We also appreciated learning about the history of the house. It made it feel all the more special! Darlene was so sweet and so great at communicating with us both before and during our stay. In terms of area attractions, we highly recommend Brewery Ommegang (although it does tend to get crowded in the weekends), Fly Creek Cider Mill, and the Cooperstown Railroad train rides, which are delightful in their vintage charm. We would love to be back again soon and we would recommend this wonderful house to anyone looking for an intimate and relaxing vacation!

Excellent location, not what we expected...

Stayed July 25-29, 2016 Let me 1st begin by saying, Darlene was absolutely fantastic to communicate with. She is highly personable and very timely and patient. We were looking for a house beginning the day after the HOF Induction on very short notice and Darlene's house had just come available. I grabbed it based on location, sleeping arrangements and perks. The bedrooms and bed situation were nearly perfect for my family. The pond and paddle boats provided excellent entertainment for my 4 teens. When we pulled up to the house, however, we were immediately greeted by a large pile of construction material in the driveway. The description said that there would be a new deck for the beginning of the 2016 season. Unfortunately, the deck was not complete and building material was piled in the driveway. Upon entering the home, we realized how much construction the house was under. Unfinished floors (covered with rugs), moulding and trim missing throughout the house and a new, not quite finished kitchen. Unfinished electrical wiring, unfinished tiling, an unsecured lower cabinet, many missing drawer and door knobs. I wish the description was more clear because we just remodeled our own kitchen and lived thru 4 months of construction and I was looking forward to a nice, clean and put together home. The herb "garden" is actually pots outside the front door that had been picked almost clean. The "stocked" pond had no fish. The "relaxation" area had remnants of past renters and filthy chairs. The beautiful slider out to the deck was sealed close so we could not go out to the back deck to see the fireworks or sit overlooking the pond. The master bedroom bed is extremely uncomfortable and pillows are too soft. We had an issue with hot water the 1st night (there was none), and when I sent Darlene a text message, she immediately responded. I tried her suggesrions, to no avail. She had a repairman at the house by 8:30am and he fixed the problem. I understand unforseen issues and I was grateful that she had the issue fixed so promptly. There is so much potential for this home and I found myself dreaming of "what it could be." All in all, once the renovations are complete, I agree with other reviews that it WILL BE spectacular. The location is fantastic, and convenient for all the Cooperstown area has to offer. The home was clean and Darlene is a dream to work with.

Close to Cooperstown with a beautiful view

Very well stocked home with lots of space in the living room, dining room and kitchen. Master bathroom was a bit small. Darlene was great to work with and promptly answered any questions we had. The house was conveniently located for visiting the Baseball Hall of Fame and sightseeing in the Catskill Mtns. Loved the view and the lake!

I am the grand-daughter of the original owner of this home. Grandpa built the home in 1963 and it has remained in the family since. I grew up on this property and am a graduate of Cooperstown Central School. My Mom passed in 2018 and i returned to the home in 2020. We decided to continue to rent so, after sleeping in a yurt one rental season, we purchased a traavel trailer and put in away from the house. Life is good now during rental season!
Cooperstown and it's surroundings are near and dear to my heart. I am a retired esthetician and take care of elderly now. Rick is a semi-retired carpenter/contractor. I have 2 sons who, along with us, wish to maintain this house as a place for more memories as well as for you!

Why they chose this property

We have decided to share our home with vacationers because of it's great location, and easy access - it is located on St. Rt. 28, a 5 mile trek directly into Cooperstown. We enjoy looking out at and walking through the fields and watching the wildlife.

There is so much to see and do in the area that you could visit every season and find something else exciting!

What makes this property unique

The beavers have decided to take up residence as well - so we have an additional 'wildlife refuge' on the property. We are close to the Cooperstown Railroad train ride - and Ride the Rail it goes right through the center of our property! Most major attractions are within 20 minutes of our house.
