Two bedroom + 1 bedroom Boathouses on beautiful north Lake Joseph
Please note that during the summer months - from the middle of June until the Friday after Labour Day, we accept only 7 night rentals starting Friday evening at 5 p.m. and ending the following Friday at noon.
We have a NO PETS policy.
Just 2 hours north of Toronto on the north end of beautiful Lake Joseph on a large lakefront lot in a beautiful quiet bay. The 2 bedroom 1 bathroom boathouse (sleeps 4 adults) and the smaller 1 bedroom 1 bathroom boathouse (sleeps 2 more). There is a queen bed and also a twin bunk bed in one bedroom of the large boathouse suitable for children only as the beds are very small. The second bedroom in the large boathouse has a queen bed. The bed in the small boathouse is a queen. Together, both boathouses sleep up to 6 adults and/or 2 children. The large boathouse has full kitchen/ dining/living room, HD satellite TV with PVR and DVD. The large second floor deck has a dining/lounging area with BBQ and stunning east, north and west views. The large lake level dock provides generous areas for sunning/lounging and swimming with lounge chairs, couch, table and chairs. All accommodation is on the 2d floors of each boathouse. All linens, towels, dishware etc. is provided. Just bring your clothes and personal items. Shallow and deep water is ideal for swimming. There is a floating raft and a separate swim dock with a dive tower (which is shared with the owner and their guests). There is an indoor boat slip in the large boathouse which can accommodate a boat up to 26 feet long. The small boathouse has a second floor bedroom with an ensuite 3 piece bathroom (with shower). The lake is all around you providing for full sun exposure from sun up to sun down. We provide access to a canoe, two or more one man kayaks and two stand up paddleboards (shared with the owners and their guests). The owners keep two boats in the small boathouse which they access without entering the living space of the small boathouse.
You can rent a speedboat from nearby Gordon Bay marina. (You need to have a boating licence to rent a boat - which you can get online.) We are just off Hwy 69 10 minutes north of the turnoff for Hwy 169 and MacTier and 20 minutes south of Parry Sound. This is a great spot for walking, hiking, running and cycling with quiet, scenic roads. If you are a golfer and have a ClubLink membership, Rocky Crest resort and golf course is a five minute boat ride or a 10 minute drive away. There are many other public golf courses nearby.

Our stay was amazing! The big boat house had everything you needed and the view was amazing! It was too cold and rainy to use the fire pit but it was really nice. The small boat house wasn't quite what we expected. The pictures make it look bigger than it is, be prepared for it to be small and rustic but it was fine.
Renting Jane and John's boathouse was a complete joy for myself and some visitors. The property is nestled between tall trees on a beautiful quiet bay of the lake. The bothouse was perfectly clean, charming and cozy with the modern conveniences you could ask for. We loved the large lovely patio to wind down on, share a meal and stargaze from at night. The hosts were so accommodating and friendly throughout our whole stay and we can't wait to return again.
Great place for 4 guys to enjoy some fall golf. Very comfortable and outfitted exactly as advertised. Nice quiet cove, great fall colours are an excellent back drop while kicking back and watching football. Will be back next year.
This rustic cottage rental is a great location to feel immersed in nature and like you are far from the city! It's bay is quiet, secluded and beautiful. The view from the main boathouse on the top deck is gorgeous. The cedar lined interior of the boathouse is lovely. The kitchen has everything we needed and more. The living/dining area is well appointed with lots of seating. The bedrooms and beds are comfortable with quality linens. We didn't use the smaller boathouse so cannot speak to it. We enjoyed boating, swimming, coffee on the top deck and touring the region by car. The host has equipped the cottage very well. Our only disappointment was the deteriorating state of the boathouse dock, its boards and its swim ladder. My husband's leg went through a board. The host put plywood on a third of the dock for the rest of our stay. The owner plans to repair and overhaul the dock for next summer which will make it perfect for future activities and future families.
We stayed one week in Jane's boathouse, water was warm for swimming, the bay was quiet with fantastic views from inside the boathouse. Boathouse was very comfortable for 5 of us with all the conveniences of home. We are looking forward to booking again for next year.
This boathouse has all the amenities, and was lovely and quiet. It's a perfect Muskoka getaway. We tried the canoe, and the water temperature was ideal. Highly recommend this listing!
Just returned from a week at this very unique property. The large boathouse has everything you need, beautiful panoramic views out all the windows, lots of nice sitting areas on the upper deck as well as the lower expanded dock area. Enjoyed the kayaks, stand up paddle board and peddle boat. Spent lots of time swimming and fishing right off the dock, also went to the other dock and used the lower and upper jumping platforms. Kids had a ball exploring around the shoreline of the whole property. Went in once for supplies in MacTier; a short drive and it has everything you need. Jane is a wonderful and attentive host, brought a refilled propane tank and some dishwashing soap within an hour of my text to her. Thanks for a fantastic vacation!
Stayed with 4 adults and an infant and enjoyed our time tremendously. Boat houses were well equipped and the beach area was perfect for our little one. Quiet bay with minimal boat traffic.
Two boathouses worked out great. It is nice to always be right at the waters edge. Canoe, paddle boards, kayaks and dive tower means there is always something to do. Great stay.
The boat houses are located in an inlet so the water was calm for our stay. We utilized the tower to jump and dive into the water which was still cold but bearable. There are kayaks, paddle boats and a canoe for your enjoyment. The main deck had a long table and a great sized sitting area overlooking the water. We had our breakfasts, lunches and dinners outside for the four days we stayed. The only disappointment I had was the shortage of toilet paper, paper towels and tissue paper.
We already talked about reserving again next year.

This guest's booking was for 5 adults for a 3 night stay. I provided 6 rolls of toilet paper, 2 rolls of paper towels and a box of tissues in each boathouse. I was on site for the last 2 nights of the stay and could easily have brought over more supplies if requested. At the end of their stay it was apparent that they had not run out of any of the supplies noted above.
Great Lake Joseph Getaway for my Wife's 60th birthday.
We thoroughly enjoyed our stay at the BoatHouses. The place was spotless, the views were breathtaking and the quiet was welcome after all the ups and downs caused by COVID. Our visit in October limited our use of the water toys but we enjoyed our visit all the same. We'd love to return some day.
We had a wonderful time as a family. The property is beautiful and the hosts were very gracious. We would definitely return and recommend this place for a family to enjoy.
A group of 6 of us spent labour day weekend here and had a great time. The cottages are even better than the pictures show, they are clean, cozy, welcoming and comfortable. The kitchen is very well equipped, the beds are comfortable, the views and decks are great. We enjoyed using the paddle boards, kayak and canoe. Jane was easy to communicate with leading up to our stay, and to top it off, her husband took us out for a boat ride! We hope to return next summer. Thank you for making our final weekend of summer such a highlight.
This was just the place we were looking for to relax and enjoy the long weekend. The boathouses are super cozy, well equipped and very clean. The two houses overlook a very quiet bay. The water is super clean and there's even a little beach where our little ones could play. The hosts let us use all sorts of water toys.

Amazing stay. Beautiful spot with two cozy boathouses
We had an amazing 10 days on the property. Both boathouses were very clean, comfy and the property itself is beautiful. The kids loved the jumping tower and the fire pit was a great place for all of us to enjoy nightly bonfires.
The owners of the property stay at the larger cottage a short walk away so if you need anything they are close by. However, the larger boathouse in particular is very private and the bay in front is beautiful and calm.
A wonderful spot to relax and recharge.

Wonderful stay in Lake Joseph!
My husband and I have been renting this boat house cottage and sleeping cabin combo for the past 2 years to end our summer holidays. This Muskoka paradise is very comfortable, with all utilities such as Wi-Fi, cable TV, dishwasher, washer and dryer, and a well equipped kitchen. The charming boat houses are also nicely decorated with colorful, cottagey furniture and accessories. The bedrooms are fresh and buccolics! The perfect location make it ideal for swimming, kayaking, paddleboarding, or just admiring the stars over Lake Joseph.

Amazing place!
A great vacation spot on a quiet cove on Lake Joe. The owners are very helpful and offered use of wet suits, like jackets, and a small power boat. There were 4 kayaks, 2 paddle boards and a paddle boat for our use - perfect for our family of 5 with young teenage kids. We were there in August and had 75 degree temps and water temps that were perfect for swimming. The owners make the experience easy and enjoyable. The houses are very nice, clean and updated.

We are a Toronto family who has owned the property since 1994. We have a 35 acre property with over two thousand feet of shoreline on the north end of Lake Joseph. Our two boathouses are in a bay facing west southwest. We rent out the boathouses as one rental. We stay in the main cottage which is NOT included in this rental and which is not visible from the boathouses.
