The condo was exactly as described, older property but very clean & comfortable. Beach is gorgeous, pool great & neighbors friendly. Walkable to all the great bars & restaurants in Jax Beach!
Great location. The park next door was really nice to walk the dog. The furniture is not comfortable and the outdoor chairs need replaced, they are unusable.
We had a great stay with our dog. Convenient to the park for walking the dog. Internet was spotty but Mandy communicated quickly and was super helpful. Beach was beautiful and not crowded at all.

The futon in the living room has not been updated. It is broken and sinks in the middle and has several tears. According to the manager, there is one in “storage” that has not been swapped out yet. Manager texted to say she would be changing the locks, but I had not yet received the text when she and a gentleman opened our door without even knocking first. There is a dishwasher, but no dishwasher soap. We had to go out and purchase a vegetable peeler ( we left it there for others). Overall the place was in a great location but that is all it has going for it. I should also note that this unit is not pet friendly. We were notified by the HOA that dogs are not allowed in the building.

Property was clean and ready when we arrived. Communication was good, and check-out was simple. All fees were up front and there were no surprises after check out. Would definitely rent again next time we are in Florida.

Stay away! Construction was not disclosed - unbearable noise starting at 815 am and scaffolding left very limited parking requiring to park in tow away zone with poor communication of this with check in instructions; sofa torn and mentioned in other review from awhile ago and host lied about it just happening wanting to replace sofa during our stay but never happened. Host said she had no idea of construction but expected our “understanding “. Very limited towels, bugs were friendly and sunrise was the best thing. Small pool, AC works good, but don’t expect anything but the absolute bare minimum and it’s old. Host will expect you to be understanding. Could have stayed at beachfront hotel for same without all the hassles but tried to help individual vs larger company. Never again.
We like Jacksonville Beach. We are shark teeth hunters. Even though the area where we stayed yield much but other beaches in the area did. The area had plenty of restaurants and stores. The only problem we encountered was the road where we stayed was under construction but the workers were friendly and moved their trucks so we could travel in and out. Oh yeah the apartment had everything we needed for our stay.
We had a good stay- primarily due to the great location of the place. Everything was clean & neat and the kitchen was well stocked. It was a little dated as mentioned in other reviews but that didn’t bother us. Our complaint is there was no where comfortable to relax. Ideally, the balcony would be a great place to sit & relax but the small, metal straight back chairs were terribly uncomfortable. The bed was extremely firm- If that’s what you like, you’re in luck. :) The sofa was firm and had a rip but was the best choice thanks to throw pillows. Luckily the weather was nice so we stayed out & about most of the time & we didn’t let it dampen our trip but Sunday morning was raining so we just got up and left pretty early instead of relaxing inside as planned. I don’t like being negative but vacations are for relaxing so I’d suggest getting more comfortable furniture. If that happens, we’d absolutely love to come again!
The rental is in a good location. Doesn't have direct beach access but there's a path that cuts right over to the park entrance so its real easy to get to. The condo itself needs some upkeep and updating. It was clean but a bit rundown. They also have the bare minimum of necessities. Towels, utensils, cookware are in short supply. We had purchase stuff for the week.The bed was comfortable but the futon in the living area is not. The noise from the condo above was loud. Not sure if it was the people there, or the condo in general. Made it hard to sleep in.The property manager was helpful with our check out. Not a bad unit if you're on a budget and want to be in the center of everything, but you get what you pay for.

We stayed at this condo from 1/26/26–1/30/26 and while there were some great highlights, several issues kept it from being a truly comfortable stay.**Positives:** The ocean views are beautiful, with very easy access to the beach, and having a park right next door was a big plus. The location was also very convenient for accessing the Mayo Clinic, which was a primary reason we booked.**Negatives:** Upon arrival, the TV remote didn’t work and we had to purchase batteries ourselves. On the second day, when the dishwasher was full, we discovered there was no dishwasher soap provided. The kitchen lighting was also lacking—there is no main overhead light, only strip lighting under the cabinets, which made the space feel dark and impractical. The furniture was quite uncomfortable and didn’t invite much relaxation.The bathroom fixtures were **very rusty**, which was disappointing and gave the space an overall neglected feel.The most concerning issue occurred when a contractor showed up to replace a window **without any prior notice**. I felt extremely uncomfortable allowing someone into the condo that I was not expecting. We were also informed that they had a door code, meaning they could enter even if we were not there. This raised serious safety and privacy concerns—especially the possibility that someone could be inside the condo without our knowledge.

Beachcomber condo
Overall the condo was nice. The bed slept great! We ate out so we didn't use the kitchen. The condo could use some updating. The chairs on the balcony were torn so you couldn't sit in them. The path to the beach was overgrown and needed trimming. The pool and gazebo area was dirty! The trash can was full! And broken furniture, old clothes and debris all over the place! Landscaping needed attention too! The pool was ok the 1st day but the 2nd day there was cockroaches and bugs and stuff floating in it! The laundry room was not as advertised either. Nice place to stay but could definitely use some attention to the property outside!

The location is fabulous with an ocean view. The 1-BR condo is really small, as advertised. The kitchen area has full sized appliances except for the dishwasher. There is not a good place to eat inside. There is a breakfast bar with stools which is not comfortable. If the weather allows it is very nice to eat on the balcony facing the ocean. The bed has an excellent mattress, but the pillows are like sand bags. Definitely bring your own! The AC is good, but the heat was inadequate. With the thermostat set to 70, cold air blew out of the vents. The washer & dryer are on the bottom of the building. The community laundry room was a bit creepy, but the appliances (2 washers & 2 dryers) were clean & worked fine except that one of the washers did not work on the "regular" setting. In good weather the condo is a little cramped but the beach is right there. In bad weather the place is kind of claustrophobic.
Overall this stay was incredible! Perfect size for me, a friend and her dog. The pictures are exactly what you get, and the view on the little balcony was amazing to sit and drink our coffee each morning. A nice surprise- the listing hasn't been updated I suppose and the bed was a comfortable king, not a queen! Had never been to Jax Beach before and it was so easy to walk to bars/restaurants and/or out your door to the beach/pool.
Complaints- Saw a review about the iron, so I made sure to get confirmation before going there was an iron which was told there was, but there was no iron. There were 3 beach chairs, but only 1 worked which was frustrating. No beach mat. No dishwasher soap. The upstairs people were SO loud and kept us up at night. Only 1 roll of toilet paper, so if staying longer than a weekend you should bring extra.
Despite our complaints, we WILL stay here again (listed them so you know before your next stay). Excited to book hopefully another trip before the summer is over.

Sort of OK, but not worth the money
Due to a water leak at the original property, I was given an alternative place to stay by the owner. I wanted a beach front, ocean view place with a pool, and I got none of those. Front view out the window: a row of garages. Side view: either a truck or a fence which separated the property from a parking lot. The building was old. However, the host was very responsive, and came almost immediately to clean the front entrance of the cob webs that I pointed out; she also came quickly when I told her the refrigerator was leaking, and that the front door didn't close properly. The bed was comfortable. I felt safe. I would recommend that the owner leave an instruction sheet on how to deal with the temperature control for the air conditioner- she showed me, but I didn't get it, so later, I couldn't fix the temperature; also a guide for the television would have been nice- it's a roku tv, & I couldn't figure out how to find major stations. The microwave smelled- it hadn't been cleaned in a while, and it was closed up & damp, so it smelled when I opened it to use it. Pool is very small, the light is hanging off the wall in the deep end, and the lock was rusty & hard to open with the key. Disappointing overall.
We arrived around 5:30PM. When I enter the condo, I was shocked to see a counter filled with empty beer cans and 2 males looking at me with expressions of what are you doing coming in our condo. I told them that I paid for the condo with a 4PM check-in and what were they doing in the condo and why was it trashed. After a brief conversation, they stated they and others would be leaving soon. I call VRBO and was told VRBO is not responsible for the property mgmt and ensuring the safety of guests and I needed to contact the owner. Shocked that VRBO charges for admin fees but offers no admin, I contacted the Owner and she was not aware that the previous guests had not left the property. VRBO and the owner put me at risk of entering a property that was still occupied, in worst case I could have shot at or physically attacked as I entered a property that the previous guests thought they still had access to occupy. Both VRBO and the Owner conveyed no care or clue about the safety of a customer entering an occupied property and had no sufficent answer on how they protect customers. After the other guests left and the cleaning team cleaned the condo, I realized the promise of a quiet oceanfront park adjacent to the condo was home to multiple homeless people that would be actively doing drugs and have conversations late into the night and early morning. It is clear, the Owner and VRBO have no concern for the safety of their customers. Call me to discuss corrective actions.

This place needed update and repair YESTERDAY.
If you’re truly interested, I have photos of ALL of this: I had to clean tons of filth off bedroom & living room fans, grout was filthy throughout, bath light burnt out, bath sink slow, patio chairs old and dirty, room separator detached/ torn out, inside of air handler closet clogged with dust and mold, I had to change HVAC FILTER(left old one in closet), HVAC Vent over kitchen surrounded with mold, I found a syringe in one of kitchen drawers, found a roach in kitchen on Thursday, I had to supply replacement garbage bag, tp, and paper towels, the screen in one of the sliding doors was cut. I am very allergic. The condo smelled like mildew 24/7. I was on verge of headache and sneezing all week. If it wasn’t for the beach and my beach cruiser, this would have been a total disaster. This was my first real vacation in MANY years. Unfortunately, considering what I paid for the stay, it was a rip off.
Very good stay. Short path t beach and very quiet, clean. Good surrounding area with all stores and restaurants.
